My friends and I loved the location of this property. It is close enough to the lake to easily transport our kayaks (and provide beautiful views from the balconies), within a short drive from the grocery store and state park, and walking distance from various places to eat and drink. The townhouse itself is clean and provided comfortable spots for relaxation and a little remote work. We did not have any issues with the Wifi and were able to watch many soccer games using the available DirectTV.
The few inconveniences we experienced included uncomfortable beds, some missing kitchen items that we are used to being provided in other rental properties (e.g., aluminum foil), a lack of communication when we had a question prior to the trip, and a lack of hot water in the master bath/shower. We would definitely consider renting this property again, though, especially if there was an improvement in the comfort level of the beds.

Central A/C unit broke on the second day resulting in 89+ degree temperatures in the bedrooms at night! Property management (Vacasa) was worthless. Didn’t offer alternative accommodations or compensation. Had to pack up the family in the middle of the night essentially ruining our vacation. Will never use properties managed by Vacase again. VRBO customer service was equally useless. Customer service rep made it very clear VRBO is only an advertisement service and cannot provide actual assistance. Sticking with hotels from now on…

location and layout. So many different options for sleeping.

Back again. Really enjoy the views and location access to the lake. Access to the boat ramp and dock is great.

We stayed for a fishing tournament, so having the boat slip and ramp was perfect. A couple of the beds were so uncomfortable we split up and slept in the basement on the sofas - the upstairs Queen and the 2 singles in the loft. Everything else was perfect!

We had a few issues at the beginning of our stay but Vacasa did help to resolve them. The home is in a perfect location and the little beach outside was perfect for my young family. The house has a number of aspects great for a young family (tableware and basement playroom) however I was surprised there was no high chair and no pack and play (not advertised so I brought mine but easy additions to increase interest in this property?). Kitchen incredibly well stocked which made my evenings stress free because we cook every night and eat in. Our bed was not comfortable but my daughter loved her bunk bed.
4.7
This home is very well cared for and the home owners have added great decor and personal touches. It is within walking distance to restaurants with good food and good music. All the beds, bedding and furniture were comfortable and well keep. 100 percent would stay here again.

Nice area clean unit everything was seamless

We stayed because my husband and son had a fishing tournament, so we had us, 2 adult children and spouses and grandkids 3 and 1 year old. What a magical place! Very nice kitchen, bedrooms were awesome and had something for everyone and the family room on bottom level is where we spent every evening - thanks for having the TeePee and kids area! We got some good family time and utilized the late check out option offered. The included boat slip and boat launch were very nice,we all went fishing together and had a blast! Amanda was my property contact and was a great help to us!

This is a great house that is very kid friendly.
Excellent location in terms of the common area and beach for the kids, the restaurants within walking distance, grocery store etc. Also the homeowners were so friendly and welcoming! These owners put a lot of thought towards kids which we appreciate! Little chairs on the patio, kids corner in the basement, very thoughtful. I gave it 4 stars for two reasons
1. The basement shower definitely needs work. The shower insert doesn’t seem to be installed correctly. When you move around in the shower water squirts out from underneath insert and completely soaks the tile. Even a quick 10 min shower made a totally mess. And you wouldn’t know there is a problem until it’s too late.
2. Trash. This was a huge detractor for us and despite how great this house is, it would cause us to look elsewhere in the future. There are no trash bins on-site at the house or a community dumpster for the homeowners and guests. You have to drive your garbage 3miles down the road to a trash facility. I wish we had a better heads up about this. We would’ve packed better heavy duty bags for the trash if we had known we had load our trash into our vehicle. We had a Sunday check out at 10am yet the trash facility doesn’t open until 10am. Makes it hard logistically to make a trash run before you load up your car with luggage. I wish the trash situation was noted in the listing itself. More importantly the renters guide in the house should be more specific on

Wonderful location, lots of room and close to restaurants.
Only issue we had was on days 2-3 there was an invasion of ants around front door, hall bathroom, through hallway and into living room and kitchen. Ended up moving all our food and items into the bedroom. Called Vasca to get someone to come take care of problem. We were told some one would come that day. No one came. Then we were told they could some later which is the day we were checking out. Did receive a small discount for our inconvenience though.
4.7
The home and location were great. The rating of 3 is due to several issues - Vacasa difficulties and construction on-site. Vacasa did not send us an accurate check in code and we had to call to get into the house. After several attempts, they finally got it right. I also called Vacasa in the second day to ask a question about swimming in the lake (house directions said no swimming allowed) and the contact never called me back. And there was home construction across the street with hammering starting at 8am and ending around 5 - not great for a vacation. Because of this, we did not spend much time at the property, although it was a beautiful place. The home is very inviting and well equipped, although you couldn’t get water from the refrigerator (slow flow). The back screen door was broken and was left on the deck in the sitting area. I would consider staying again but would want to be sure the construction is completed and Vacasa stepped up their service.

Property was as advertised however we had issue upon issue that were not addressed ultimately resulting in us leaving a day early. When we arrived internet and DirectTv not working. Notified Vacasa who said they would get someone out. We fixed DirectTv on our own (main box in basement had been unplugged which feeds all other genie units). Tried to fix the Wifi through multiple Router reboots but never worked the entire stay. Cell service is not great so we had little connectivity which was a problem as I had work to do one of the days. We then noticed quite the Ant problem, as they poured into the house from the front and porch doors and were swarming any food left on the counter. Again reported this issue, never heard from anyone from Vacasa and no one ever showed up once to rectify any of the issues. They say they will contact the "local team" but pretty sure there is no local team aside from cleaners. The second day the Front door lock stopped working. Called Vacasa who attempted to reset it and gave us a new code, but it did not work (alas you need Wifi to transmit the new code). So at this point we could no longer lock the front door when leaving the property. Last issue, we ran a load of towels that evening and water backed up in the laundry room and dirty water in the bathroom shower next door. Property owners need to know Vacasa is losing them renters.

The house was very cozy and had everything you need to prepare meals. The lake was just outside and a small dock for fishing. Could watch all the boats and other water activity. Hopefully will go there again.
4.7
House was nicely decorated and felt like home. Clean and everything worked. Beautiful and large kitchen. We liked the location being being within walking distance to several restaurants and a beer tap house. Very quiet and relaxing with nice water views.
4.7
Great spot to be able view the lake. Only complains master bed mattress uncomfortable and the deck screen door missing off kitchen.
4.7
Great big place that’s very family friendly with an available boat slip right on the lake.
4.7
Great vacation home for family with little kids. The property is within walking distance to a small private beach, which they love!
4.7
This was our second time staying here. We love the location right on the lake with nice beach and boat dock. The house itself is very nice and well-stocked, and there's more than enough room for our family of 4. I put 4/5 stars on cleanliness because the cleaning service was not up to par - nothing major, but the sheets and towels were noticeably worn, there was some hair in the shower, I needed to buy dishwasher detergent, plus a few other small things, and when I pay the significant service fees on top of nightly rate, I would expect better. We did have a maintenance issue and had to call Vacasa - the communication with them was not great, but plumber sent to resolve the issue was very good and extremely polite and friendly. Overall it was a great trip!
4.7
The house was just as it looked. One slight difference, the place can definitely sleep more than 6. There were 2 queen beds, a double, and 3 singles. I’m not sure why only 6 can stay.
The townhouse is located very close to the restaurants. The beach and swimming area is quiet and small, but that was great for us.
The only thing that the cleaners could have done is sweep the spider webs off the porches and the upstairs balcony seating had mildew all over the cushions.
Minor fixes to a great place.
Definitely don’t stay here if you are looking for a lot of things to do within 10 minutes. But if you are looking for a quiet lake retreat- perfect.

This is one of our favorite spots due to the private beach (great for kids) and close to grocery store, restaurants or fun things to do.
The water pressure was not great. We have stayed in another place in the same complex and did not have water pressure issues.
There were also ant issues in the kitchen.

This was my first experience with Vacasa and I thoroughly enjoyed the week I spent here. While the home is a bit dated, it was clean and cozy and just steps from the lake. This was a great place to unplug (although there is wi-fi) and enjoy the scenery. The location of being on the lake and within walking distance to several restaurants was a big reason I chose this home and I was very glad I did!

As another renter stated, pictures do not do this townhome justice! Everything was spotlessly clean, family friendly and comfortable. We enjoyed walking about 500 feet to Vito's Italian restaurant. There was also a sushi restaurant, a crab and noodle restaurant, a coffee and ice cream stand and Lake Anna Taphouse all in the same plaza. Definitely a great family vacation! Thank you!

Our stay on Lake Anna was amazing. We stayed here to use as a hub as we traveled to DC, Maryland & surrounding areas. It was completely blissful to come “home” after a long day of sightseeing. Stay here if you’re looking for a beautiful lakeside gem tucked into the hills of Virginia. You won’t be disappointed.

Can’t read enough about this home. From the cleanliness to the situation on the lake, warm lake despite muddy bottom. Love that were no critters in the mud or sound the house. Restaurants on property were family style. Live music which you could hear from the porch or go fir a beer added to the whole experience. Can’t wait to come back

I really want to rate this as a 3.5/5 but since there are only whole star increments, I decided to round up to 4. Basically, if the property had been half or even two-thirds the price, my reviews would be much more positive. But booking a spot is ultimately a question of value and for us, it felt like too many corners were cut to justify what was ultimately a $400/night (all in) accommodation. Examples include little things like only providing two capsules of dishwashing detergent for a week stay, not having lake towels in a house... on the lake, and being asked to drive your own garbage to a processing facility ~10m away if you want it cleared while you're there. The house was also somewhat isolated, in that there's no pedestrian access beyond the small community of houses on a highway, preventing things like a morning run or long walk from the property.
That said, overall we had a wonderful time and there are absolutely some wonderful things about the house. As advertised it is right on the lake, with beautiful views, lots of decks, a great grill, lots of beds, and nice hangout spaces both on the main level and in the basement. You're four steps away from a fun brew house, italian restaurant, sushi spot and (most importantly) soft serve ice cream. We were there on an especially hot summer week, so didn't take much advantage of the yard, but there's also lots of green space to run around in the back.
One final NB: the beach by the house is nice (and literally off the back yard), but it's pretty mucky in the water. Great for a quick dip but a bit slimy for long-term hanging out. BUT: about 15 mins away is the highly underrated Lake Anna State Park, with great lake beach access, hiking trails and little shady nooks on the water to enjoy. We ended up driving over there every morning and spending most of the day at the state park, then spending the late afternoons and evenings back at the house. Was a great routine for us and the kids and would absolutely do that part all over again.
In sum, would stay there again at a lower price point, but for the price, I think you can do better.

Nice but overpriced (or under-serviced for the price)

Amazing home for family vacation!
Bella Vista was beautiful, welcoming, very clean and well stocked with everything we needed. I cooked most of our meals and had all I needed in the kitchen. There are restaurants close-by as well as grocery store - great location. The lake is steps away with such a nice beach. This was our first time at Lake Anna and we will be back!

We are a family with young kids so we loved the waterfront and the rooms distant from each other so they can't wake others up. Very well furnished, and unbelievable downstairs, with closed in balconies. Great place and would love to come back again.
4.7
Great Place to Stay
This place had everything needed for a great stay, my family loved our week there. Plenty of places to sleep besides the bedrooms including a couple of pull out couches in addition to beds in the loft area, appliances for cooking, a grill, multiple patios for sitting out. Super clean and the AC works great too. The swim area is great for smaller kids - the water is warm and shallow, Walking distance to a few restaurants and food lion is just a couple miles away for groceries. Includes a slip for a boat too. Location on the lake is perfect for fishing near the state park or wider areas for tubing just on the other side of the bridge.

This is our favorite vacation rental ever! We have rented 30+ rentals and this was by far the best. First of all, the townhouse was SOOO clean. Second of all, it had everything we needed! Third, the photos do NOT do it justice. The townhouse is steps to the water (it looks much farther in the photos and was one reason we almost didn’t rent) and it was fantastic for a family that is always running back and forth from the water to the house. The locations could not have been more convenient! We had everything we needed within 5 minutes. Wow!!! We will be back!
