About this house rental
THIS DESCRIPTION IS FOR BOTH BARN AND BOATHOUSE.
The overflow barn is a beautiful companion rental to the Boathouse Lake home (listing number #614720- more pictures there!) Rustic elegance in a natural setting, the Barn affords guests the following accommodations.
The barn does not have a kitchen, so our gorgeous Boathouse and rustic Barn are rented together for large parties of more than 6 people and for up to 16.
You will find serenity here, even for larger groups. Our property sleeps 16 guests total, 12 in barn, in addition to the 4 Boathouse guests.
**PLEASE NOTE, during the summer months, the owner may be present on the property in her own, private home.

1 large private room in barn with king bed, cable TV, and lake view porch
Great room with 4 Stickley bunks, & 1 Queen pull-out couch
Queen sized bed in semi-private loft space,
1 bathroom,
pool table, washer and dryer, television (w cable) in large bedroom room, without cable in bunk room to be used with computer connection for movie viewing.
BOATHOUSE:
1 private room w king bed and sitting area
1 office loft with 360 views of lake and marsh, comfy pull out couch
1 queen pull out in large great room

Both the Barn and the Boathouse include wireless internet.
PRICING ADJUSTMENTS:
Barn and Boathouse dual rental is $1,200.00 per night for 10 guests between the two.
For each additional guest over 10, we add a $100 per guest, per night fee.
There is a maximum of 20 guests on the property, between the Boathouse and the Barn.
WEDDINGS/EVENTS - PLEASE NOTE: I will consider events on property, it is lovely for family reunions and weddings in the amphitheater. However, please note that there will be an additional event fee. Weddings start at $5,000 for the venue, depending on the number of guests you wish to have, and proper insurance is required. Only serious inquiries, please.
INTERACTION WITH GUESTS:
My property manager will greet you, get you settled, and answer any questions you may have. Though my private residence is next door, it is off limits to renters and is usually not occupied when guests are enjoying their stay (however, during the summer months, myself or my family members may be present). We also have a campsite on our property, located approximately a half a mile around the lake from the barn & boathouse, which we rent out on the Tentrr website. Please note that this campsite may be occupied during your stay. We don't expect much interaction between the two sites, but we do asks that our guests respect each other's time and privacy so that everyone may enjoy their stay.
THE NEIGHBORHOOD:
From the Hudson Valley painters to the hills of Rip Van Winkle, from the old comedy acts of the 50's to the fly fishing camps and wineries of today, The Catskills is a beautiful and historic landscape. Dotted with antique shops and organic ice cream stops, apple farms, music venues, professional theatres, and fisheries, our neighborhood has something for everyone!
PUBLIC TRANSPORTATION:
From New York City you can take a train to Middletown, New York, and then a 25 minute cab ride to our home. Or, catch the bus at Port Authority which lets you off in Wurtsboro - just a 15 minute cab ride away. Schedules are New Jersey transit for the train, and Short Line for the bus.
OTHER THINGS TO NOTE:
This property is unlike any other just 90 minutes from New York city. It is perfect for the executive who wants to enjoy a country home, but doesn't want to own one...Perfect for the artist who wants to spend a week (or a month) writing the next great novel. Perfect for a warm family reunion, or for the couple who wants to lie in a hammock by the stream and read for hours. Our lake is full of sunfish, large mouth bass, and crappies. Beaver, otters, eagles, Canadian geese, bear, quail, skunk, deer, swan, and great blue heron all make their homes in this unique environment. Occasionally we are visited by the loon, and that is a sound to remember forever.
NOTES:
****PLEASE NOTE: For the safety of our guests, there are EXTERIOR security cameras located around the property. We have a security company that monitors these cameras and will report excessive activity on the property. Please make sure you are adhering to the maximum capacity of the property.
NO PETS. Hypoallergenic dogs will be considered for additional fee of $75. Per night. They may NOT sleep in bedrooms or on bed covers.
For privacy reasons the pin on the map is located approximately 5 mins down the road.

Beautiful property with tons of space and privacy - great for a group.

The place is incredible. It was the perfect getaway for my group of my friends and plenty of space for our group of 15. We enjoyed the kayaks and spending time around the firepit. The area is also very quiet and private. Dianne and Chuck were both incredibly helpful throughout. I would definitely come back again.

I stayed here with a group of 15 people including myself and we had a nice time, but the state of the property hade a definite impact on the trip.
At first, we didn't know why we had to sign a waiver before staying on this property, but we learned fairly quickly why. During our stay, the ladder to the upper bunk broke while someone was climbing down and the hammock broke while someone was getting into it. Thankfully nobody was hurt.
Additionally, the grill looked like it had not been cleaned or maintained in a long time, as the inside was covered in a thick layer of soot and the flavorizer bars on the grill were burned through in some spots. This made the grill basically unusable and we had to cook our barbecue food on the small indoor stove instead.
Other things included a good amount of doors that did not lock or close fully and a property manager entering a room where we had guests sleeping.
If these things are fixed, then our stay would have been a 4+ star.

This house had everything we needed to keep the whole family occupied! We fished, played kickball, bocce and went for a hike. The kids loved the swing and jumping off the floating dock! It was the perfect environment for our family to just enjoy each other.

The property is huge and absolutely gorgeous. It’s very private and the lake setting at the lake is stunning. No other houses are in sight. The barn is a lot of fun and has a great pool table. We were adults only but the property would also be a lot of fun with kids.

Very welcoming property. Kids enjoyed the pool table and bunk beds. We spent hours relaxing and doing a puzzle. Can’t wait to come back and BBQ and eat on the outside table.

Absolutely gorgeous property! Huge expansive land with open green spaces, hiking trails, and a private lake! Boathouse has gorgeous view over the lake and the owners/managers are incredibly responsive. Can't recommend this place enough

We had an amazing stay at the Gossamer house! Our group of 12 adults rented the boat house and barn, and we were all very comfortable and able to have our own beds. Both buildings were air conditioned and very clean/cozy.
The boat house fit all of us when hanging out/eating dinner/playing games. Check in was easy and very accommodating. The owner’s family was in the main house but we felt like we had total privacy and seclusion the whole time.
The house and property are gorgeous, we would absolutely book for a large group again!

I wish I took a picture of the look on everyone's faces when they were given the tour of the property, seeing it in person after being teased with the photos for for 6 weeks. It was absolute excitement and enchantment! Mother nature had the trees in full vivid Fall colors - straight out of a painting.
We lucked out with the weather being warmer than usual, and my team enjoyed some time in the canoes and kayaks under the Saturday sun. We used the kitchen to the fullest extent, enjoyed a few board games in the main living room, people had comfortable places to rest, and the firepit was used for at least 8 hours each night. The property was inviting, the accommodations worked great, and the feedback was nothing but positive. We anxiously await the next opportunity to stay at this place again. Thank you so much for truly memorable retreat!

My friends and I had an unforgettable weekend at this perfect lake front home. Days spent out on the water fishing, kayaking, taking a beautiful hike around the lake, playing Frisbee, and grilling. Nights around the fire pit chatting and playing music. If you are looking for privacy, beauty, space (300 acres!), and relaxation. This is the place for you! Could probably go alone and write about a million screenplays in the upstairs room of the boat house, hahah. Just PERFECT in every way.

Look no more for your weekend getaway from NYC. This place has it all.
Spend your mornings looking out over a private lake with a cup of coffee, spend your days wandering the peaceful trails that cover the enormous wooded property or out on the lake in a canoe catching bass or perch, and spend your nights grilling out and sitting by the fire pit.
The owner is very prompt and helpful, checking in and out was a breeze.
The sound system is amazing, with speakers in and outside the house. If it had a hot tub this place would be absolutely perfect. We'll definitely be coming back!

We went to this house in early August of 2018 as a group of 12, and we were absolutely blown away. The property is really well managed (Scott gives a great orientation), and it’s absolutely stunning. We initially had all sorts of plans to take day trips but when our group arrived the property was so spectacular we cancelled our trips and hung out on the property all weekend. The lake is completely private and there are canoes, kayaks, fishing boats (all non motorized but all the better). The lake was stocked with fish 20 or so years ago and no one really fishes it so it’s easy to cast out and catch 1-2ft bass and crapies (just bring your own rod and tackle). The fire pit is great and the telescope was an awesome bonus to look at Mars and the moon while we were there. Overall it was a great trip and I highly reccomend this property for groups. My group goes away to houses all over the country and upstate each year and this was by far the best property we have rented, and we didn’t even cover 1/4 of the 300 acres you get with the rental. There is a tent rental site on the property (all the way across the lake), and allegedly, people were staying there during our stay, but we never saw or heard them owing to the tremendous amount of space and property. Just bring paper goods if you plan on hosting a large meal, it’s easier than doing dishes as there is no dishwasher (but who wants to do dishes on vacation anyway. They have utensil necessities for cooking and cleaning and a great BBQ stocked with propane.
