Size of the flat
Cleanness and bad smell in the corridor and room.

Great site close to the West End with off street parking. The two on-site staff were very helpful and a bit apologetic about the faults in our room.
The house and room were very tired and worn internally. We had mice in the room at night and the kitchen had very old and broken fittings and inferior utensils. The whole of this grand old home has been very cheaply converted and maintained - the first room we were offered on arrival was in the basement and smelled very strongly of damp so we refused to stay there. By comparison the alternative room we got seemed OK but, after only one night, all of the above faults became apparent. The en suite bathroom was tiny and also had badly maintained fittings.
If we hadn't already paid in full, we would have moved on after the first night.

Location was great, easy walk to Botanic Gardens, restaurants, shops. Neighbourhood was very safe and pleasant.

Nothing, door key would not work, so had to wait 20 minutes outside.
cant describe fully how bad this hotel was. The overall state of the rooms, outside, facilities were atrocious. If you are unlucky enough to have to stay here make sure you have all your jabs.
Worst stay I have ever had, please please don't stay here. Don't usually leave review, but felt on this occasion I had to.
Blood on outside wall of entrance, Roof was covered with bricks and patched repairs, which meant the walls and ceiling had damp pouring in.
Front door didn't have blinds on, and bed was directly opposite the door. Hand rail leading down was lose, and a accident waiting to happen, no lighting to outside area.
Front door key didn't work and lock was broken, had to wait 20 minutes for someone to come only to say looks like the lock is damaged.
They did move me to another room, but just as bad.
If you do have to stay here, make sure you are up to date with all your jabs. !!
Overall this has to be the worst hotel I have probably ever seen yet alone stayed in.

I didn't stay at this property as they advertised the incorrect price and contacted me to advise this. Letting me know the room is still available for a different price because they made a mistake on the website. The person was rather rude who did contact me, quite a matter of fact that the price was obviously wrong. They said they would sent a refund but I can't seem to find it. I have contacted the today and will wait for a reply. If it was indeed refunded and I have missed it I will happily amend this review.

It was essentially a squat, horrible stains all over the carpets and generally dirty lots of damage to furniture it also looked as tho the door had been previously broken into . I could not have been more disappointed this was most certainly not the standard that was shown and i would never stay here again

Use of washing machine was offered and that was an unexpected bonus. No drying facility was present, however, neither rack or dryer, making for a puzzle, ultimately.
Property smelled of mildew. I began to cough within 10 minutes of arrival. We did not stay. A refund would be appreciated if possible. More thorough description of flat onlline — basement, disjointed sleeping arrangements with two separate twin beds. Air quality certainly a negative.

The ease of access, price reflected basis needs
damp behind the bed in room 9, in need of some major repairs, woken at 9am by somebody claiming they needed access to the room to do work to the drains we were not informed about

The property and the apartment were well below an acceptable standard. There was an overwhelming smell of old cooking, urine and foostyness on entrring the property which only got worse as we descended the stairs to apartment 9. The apartment was very dated and severely uncared for. Light switches hanging off the wall, broken edges to fire hearth, cracked window, stained mattress and mattress protector. I was scared to put my bag down let alone stay there. The smell was making me gag and the sight of the room finished it off. We left quicker than we arrived.
I don't believe booking.com, or any other agent should be promoting this property.

The communication was excellent and very friendly. A very impressive room with rather a lot of furniture in it! It was a bit chilly in the afternoon but once the heating got going it warmed up well. There was a shower and loo in a sort of capsule in the room, which didn't look too inviting but was actually fine with a super warm and powerful shower. Lovely location near a lot of coffee shops.

location and friendly lady who meet us at the property
This is by far the worst accommodation we’ve stayed in. Old broken furniture, freezing cold bathroom with broken toilet seat. Hot water in shower was supplied by small electric run trough boiler which didn’t have enough pressure.Dirty and dusty curtains which didn’t close. Very dirty windows. Dirty and stained sofa bed on which they’ve asked me to sleep on.Dirty kitchen, oven, cupboards with broken glass. fridge freezer door broken, not enough glasses and cups. This was advised as family friendly, but hostel was full with young male visitors who were drinking and smoking below our windows until late night! My family and I were stressed and didn’t have good night sleep.

it was very cold throughout the night and I was told the heating goes off from 11pm till 7am. because of the style of room it was cold throughout and kids got Ill and very upset as they couldn’t sleep.
the room also had damp and was smelling. very uncomfortable. owner agreed to refund but refused after the event.

Wasn’t very clean, slaters running across the bedroom. Heating was on a timer with no instructions so was freezing the whole night.

Quiet neighbourhood
We booked the studio apartment for our international guests attending COP26 at an inflated price of £359 per night and we felt really embarrassed when they sent us photos of the accommodation. It’s definitely not a 3* hotel as advertised, more like a cheap rented flat. The house, the interior and all the furniture/ facilities are extremely dated, dusty and not really fit for purpose. The rooms smell of dampness and are mouldy which would be a health risk for the guests. We were extremely disappointed and could not recommend this property to anyone.

You get what you see. It's an old building and the apartment could do with a lot of TLC basically everywhere. If you are looking for a good location and free parking then this is a good option.

The housekeeper was the most beautiful lady ever! So caring and ensured we were okay during our stay. We were too polite to tell her that we were so unhappy at the time of our stay.
Broken appliances in the kitchen, broken furniture throughout. Lamps that had failed pat testing with big red stickers on them. Ceiling fascias broken. Mould and rot around windows. Gaffa tape around bath to hold bath panel in place. The window in the bathroom did not have a fitted blind so when using the facilities, the neighbors could see us in the altogether. Ridiculous!! Boiler was incredibly loud constantly which the house keeper was aware of. Also informed that the boiler heated all of the rooms upstairs so couldn't be turned off. So so noisy!!
Living room sleeping accomodation broken entirely. Lack of kitchen utensils and crockery. Generally run down.
Both myself and my elderly mum slipped on the carpet outside the flat as it wasn't secure to the floor. Carpet down the stairs was pulling up and causing an obstruction.
Beds incredibly uncomfortable, old, worn out pillows.
Really run down and poor quality. A shame as it has such good potential. I will be requesting a full refund.

The building is lovely, it could be absolutely stunning but it needs money spending on it.
The bed was broken, so badly I fell out of it as it was on a 45 degree angle. None of the cups or glasses matched, only three chairs for four people, and the sofa was damp..
