The room was a very good size (first floor sea view) and well appointed and the breakfast was very good. Friendly staff and the overall look of the hotel was comfortable and nice.
The toilet seat was not properly attached which was very dangerous. When I mentioned it, the host did not seem to be surprised or too concerned. Also, the wooden floors in our room were really sticky to walk on. They were probably clean, but did not feel nice and you wanted to avoid walking on the wood.

Room was spacious. Breakfast was excellent. Location was really good, being not far from Brighton pier and City centre. Staff were excellent. Parking was available for each room. Tandem arrangement had to be juggled but it was not an issue. I liked this place and would definitely return.

The location of this hotel was excellent - close to city centre and right opposite the beach. Very nice host who was very helpful and sympathetic when I had to book a new flight.

Property location is brilliant. It is right on the seafront near the pier and a range of bars and restaurants, all within walking distance.
Property itself is very nice, it is modern and the rooms are nice, light and airy.
The bed was extremely comfortable and I just can’t get over the view we had from our room. It was beautiful, especially at night when the pier was all lit up.
There are a lot of stairs to climb, especially if you’re on the higher floors which we were. It was fine for us as we are fairly young and mobile but may be difficult for anyone with mobility issues or of an older age, as no lift available.

Loved this hotel. Decor very tasteful and very clean throughout. Staff welcoming and pleasant. Will be visiting Brighton several times a year in future to see family and will definitely be staying here. Parking a definite bonus.

Gorgeous room with terrace overlooking the beach. Clean and comfortable. Breakfast was exceptional again with a lovely view of the pier. Staff were welcoming and the whole stay was perfect. Will definitely be back.

Location is excellent staff friendly & its a very nice stay.
I've stayed here a few times before but not in the ground floor room, I kept catching my knee on the corner of the bed & ended up cutting it, also the bathroom is alot smaller than other rooms so wouldn't stay in that room again.

The breakfast was brilliant - very easy to make changes to our cooked breakfast, and accommodated a vegetarian, gluten free full English without any issue! Also plenty of pastries, yoghurt etc. available. Parking was on site and free! Incredibly rare to find this in Brighton. Lovely, helpful staff, brilliant location close to the pier, and comfortable rooms.
The only thing that could have been better was the choice of coffee pods in our room. Otherwise, everything was superb!

The location was perfect, walking distance to the lanes, and facing the beach front, a few minutes walk to the Pier.
The bathroom robe was a nice touch, and the bed was very comfy.
Stairs to the 9th floor, the room was much smaller than on the pictures, the bathroom quite small as well.
We did not have a nice view from our room.

The rooms were very comfortable, great location , all rooms have a parking space ( invaluable in Brighton) didn’t have breakfast as we had lots to do on the weekend, but it looked and smelt delicious! Easy walking to some restaurants, and hotel with food next door. On bus route.

This is our 3rd stay at “A Room With A View” and it is our go to place to stay in Brighton. The beds are comfortable, the bottle of fizz for my partners birthday, the cleanliness of the rooms, and the bathroom are all excellent. breakfast is lovely too.
Not the fault of the property but being awoken at 1am by staff having to sort out a drunk “emotional” guest. Not the fault of the property at all.

In front of a main road, it gets very noisy with traffic. The windows don't seem to be fully isolated.
