The location was very good making it easy to walk into Brighton or the marina.
We were in the basement room as we travelled with our small dog which the owner was very accommodating of.
Unfortunately the room was very basic and it did not look as if it had been cleaned. The sink and bathroom had hair in it and the floor needed a hoover. The owner was very pleasant.

The only positive thing I can say about this unfortunate hotel is the fact that it’s close to the beach.
The room was nothing but a terrible nightmare. Absolutely everything inside the room was broken and sticky. It was smelling like Marijuana and dirt as if nobody cleaned up the room in a very long time.
We had to leave and contact police and booking.com as the owner was denying the fact that the conditions were far from what a 4 start hotel means in the UK. I’m still shocked that they have a permit to function.
This has been the worst experience I’ve ever had in terms of accommodations and I’ve traveled a lot in Europe and abroad.

Very cosy and comfortable. Great accommodation for the price and only 5 minutes walk from the beach. Perfect for staying when there's an event on Brighton beach
No issue with the accommodation itself, but the lack of parking meant having to park quite far away if traveling by car. Would be worth dropping luggage off first and checking in before going to park.

Great location and friendly owner. Room was comfortable with everything we needed for our stay.
The toilet facilities were not very private being straight off of the bedroom and without a proper door. Not sure that can be helped given the style of property.

It was reasonably quiet.
Room was cramped with other bed and small bathroom. Cheap furnishings, Curtains coming off and crumpled bed linen.
No parking which is the same everywhere in Brighton and overpriced for what it was.

Location is great, less than 7 min walk to the Pier.
The place looked was like it was in the middle of some serious renovations both inside and outside. tHere was floor boards taken out, cables running over head, ceiling missing. All in all horrible look. Had the main suite in the basement which is supposed to open out to own small entrance and garden, that was in accessible due to construction rubble. You could only open the door but not go out.

I enjoyed my stay in this guesthouse. I was greeted on arrival by the friendly woman who runs the accommodation. My room was the downstairs room which was cosy and had enough space for one. The double bed was very comfortable and the room was very clean. The bathroom is very small but the shower is modern. Would probably suit a solo traveller or a couple who wouldn't stay in the room too much. A great location close to the beach or 15 mins into town or a bus just outside the door to get you to the main station.
As mentioned the property is quite small but would suit solo travellers or couples.

Musty smell when you first went into the room, but disappeared quickly by leaving the door open for a few minutes.

The ratings and description online did not match the reality. We had a very poor room with very poor facilities. The price was outrageous for what we received.

Instigated an argument over the fact I had arrived with a bike , for £144 a night (in a over priced nothing special , away from the beach guest house) I should be able to keep a three ringed circus in my room for the price it cost..it’s not the Brighton Grand! , plus the Wi-Fi password didn’t work and you hear every sound /footsteps from the room above (so don’t expect a relaxing lie in) the behaviour of the rude owner/manager was a stressful experience, the paying guest has no say in this establishment.., owner she was more interested in causing stress then resolving a possible issue, my reasonable offer to resolve the issue of my bike (take a refund and find a alternative lodging) was met with disdain) she caused me stress as soon as I arrived..not a pleasant experience

The lady that takes care of the rooms was amazing. I let them know in advance that I would arrive early (11 am), and they told me they could not promise that I could get in at that time. But when I arrived she already had the room set up and I was able to go in right away. The room had everything I needed and the bed was very comfy. Location was perfect!
Nothing. It is not very modern or fancy, but that didn't bother me. It was clean, and the staff was excellent.
