It was a great location right near the water, downtown Brighton, many fringe venues, the bus lines, and good restaurants. It was quiet at night, and pretty clean. The staff were very responsive when we forgot our key.
Not very relaxing tbh. They were doing unnecessarily loud construction (like dropping stuff, possibly messing with the electricity accidentally, etc.) very early in the morning. Staff barged into our rooms at odd hours frequently. The room was tiny, and the bathroom light was so sensitive we had to keep the door shut or it would turn on any time we shifted in bed even slightly. Also, one of the two mattresses was a child's mattress with a thin topper that was noticeably smaller and less comfortable. Overall a pretty stressful experience especially for people with anxiety disorders.

The property was in a good location really close to the seafront. The bed was very comfortable. The staff were really friendly and welcoming.
There was a very cheap and underwhelming appearance to the room, furniture and the whole place felt like they were very behind with property repairs and maintenance.
Parking is a royal nightmare and very costly!!

Beds were lovely and comfy. The lady who greeted us was extremely friendly and very helpful. I would definitely recommend if your after a great nights sleep. Would definitely stay again
The television didnt pick up any channels. We didn't mention to owners as we only intended on watching for a bit in the morning.

Didn;t realise there were not ensuite bathrooms, but still a pleasant stay and good value for money.

Great location close to the seafront and local restaurants. The staff were very welcoming and helpful. An asset to the guest house. The rooms is basic but does what it is there for. Cleanliness is very good.
Towels provided were very clean and still a towel…..but they were well used, tired looking. I wasn’t expecting this.

Great friendly accommodating staff, booked last minute (on the day) absolutely fair value we knew we wouldn’t spend much time in the room so price was the main focal point
Parking but it’s also what you expect everywhere local is the same, nearby street parking is available and if you’re a little bit further back from the front it’s actually quite affordable

friendly check in lady

The room was very clean and the hotel staff is super helpful, nice and friendly. I came already the second time and will probably be back. The location is fabulous, very close to the hip North Laines, the beach just 2 minutes by foot and the area around also has nice coffee places to have english breakfast or bars (St James Street). The room was cleaned everyday and whenever I needed sth. the hotel staff offered help immediately.
the internet didn't work in the room most of the time (3rd floor)

They demanded a £50 cash deposit which I didn’t mind paying yet tried to take it all and not return it with bogus excuses until eventually they returned it…
Staff are rather rude and demanding, the fact that these rooms have shared bathrooms for the price that you pay is an utter rip off in my opinion

the walk out of it
when we arrived at the property we where lead through a moody corridor into a messy living room being used as a front office. with exposed paint trays on the table inches away from where we was stood. when we was shown the room we instantly walked back down the 5/6 flights of stairs and asked for a refund as we would not be staying at that property and it’s almost insulting that they think the room with a shared bathroom was priced the same as actual hotels in the area. and to make situations better! myself and booking.com themselves have tried to get the money back from this “establishment” and they’ve refused it both times, on top of that they lied in the email response to the claim saying we “no showed” them and that’s why the cancelled the booking nearly 24 hours later.

The location was excellent. The room and furnishing were very comfortable.
Noisy guests slamming doors until early hours.

The RelaxInn is at a perfect spot in Kemp Town... Just yards away from bars, cafés and restaurants. It's also only a couple of minutes walk to the beach!
The staff were attentive and professional and always willing to help.
It was a really great place and a really good deal!
Only one thing, and it's minor... The toilet on the second floor doesn't flush very well...but that's it!

Some bits and bobs could use some TLC

The room was clean and the staff were very nice.
There were building works next door which started at 8am, and carried on until about 9pm.

Location was convenient
The room was very small. No breakfast was available at the property.

It’s walking distance to the main beach area, Close too the lanes, and restaurants.
Rooms very small. Very noisy at night not sound proof to other guests walking around, Unfortunately disturb a lot throughout the night due to noisy people staying there. can here neighbours conversations being in your room and outside. but if you like that then it’s not so bad

They try to take the deposit

This place seems to be really overpriced on weekends. Small room, no proper sound isolation, one of the lights was not working, one of the taps was hard to close, hot water in the shower only works for couple minutes, uncomfy bed.
3.8
Helpful staff and excellent location
thin wall and floor. not sound proof
