I’d actually go 4.5 stars! Don was great when we needed something. I just wish I didn’t need to. House was great. We had nine people. Sleeping was great. Just wish we had some items readily available for us instead of having to ask. Only 1 garbage bag on site. For 9 people didn’t last too long. Also, maybe more linens - definitely not enough on site. I’ve never had to bring my own to dry off after showering. Used our beach towels. Don acted quickly and had bags dropped off after we found out there were none there. Just a small inconvenience, but with our couple of days there hoped to just enjoy the stay. Everything else was A+!!! I’d even stay again. Location, cleanliness, ect all good!

The location was great and the house was clean. Only issues I had were that there weren’t enough towels and I had to go buy some. When you have a house that’s supposed to accommodate that many people I feel there should be enough. If you plan on making food, which most do that stay there, then take your own bowls with lids because there are none( also had to go buy some). The pots and pans were kinda bad and everything was in a disarray. The futon bed needs a new mattress. We had a great time but I just wish those things would have been better.

This beach house was the perfect place. It’s nice & has plenty of room. It is so close to the beach you can walk to it. The only issue we had was apparently whoever used the pans last just put them up without cleaning them. We had to clean all the pans we used because there was food on them. Other than that, we loved the place & we would definitely stay again.

This house was beautiful and spacious. Interior was pretty nice. My only complaint was that the couch beds (which we were counting on) didn't have mattresses. Not a big deal, we managed. Will definitely reserve again in the future.

Family Vacation, 1st time beach stay, LOVED everything

Overall the property was just what we needed for our group. Three bedrooms upstairs with two full bathrooms. One bedroom and game room in separate downstairs area. No full bathroom downstairs, but still worked out. The property is a little older, but it is well cleaned inside, air works great and the owner was very helpful. Other reviews commented on being across from the fire station, but we only heard fire trucks one night for only a few times. It is right across the street from convenience store, liquor store and a few local restaurants. That was great for us! Easy to get ice for coolers in the morning. The lot had room for all of our vehicles. It was close enough to the beach for a 3 minute walk, but far enough away for some privacy. We rented beach gear to be delivered during our stay and that was the best decision!

The place had surprisingly plenty of room and beds. It is an older house, but very nice to stay in. It is across from the fire, EMS and police building. So there are a lot of sirens at different times. It was just a short walk to the beach without having to cross the main road we had a great time.

First, I would like to say this property has a lot of potential if it were properly maintained. We checked in at 3pm and after we finished unloading my daughter went in to take a shower. While she was in the shower a flood of water started coming down under the house. After investigation we found that the water heater sprung a leak. I called the contact that was provided to me from Evolve vacation rentals. He was not rude but was unable to do anything. I guess he was out of town or something. He informed me that someone would be by at 10 am the next day to fix it. I stayed behind to wait for the repairman while my family went to the beach but he never showed. I called the property contact at 12 pm and he told me that the repairman would not be coming by because he would not pay for the water heater. This is why I think the property contact was out of town. He then apologized for the inconvenience and said that it would not be able to be repaired until the next day, the day we were leaving. So, we had to take cold showers, boil water for my 8 month old granddaughters to bathe, and clean the dishes with cold water. I told the property contact (in a text) and Evolve vacation rentals (in an email) that I would like a refund or at least a partial refund. I have not heard back from either. I will not be using Evolve vacation rentals again. Last thing, the property manager also needs to treat the place for mice. When we were sweeping up before we left we found a lot of mouse droppings around the kitchen area.

Jamaica Beach Vacation
The location is amazing. Very convenient. The house definitely sleeps the amount of people it says. But there are a few issues to be concerned with. There is clearly an electrical issue. The outlet in the closet in one of the bedrooms sparks when you plug something in. The lights and overall power dim if you have 2 or 3 things running at a time, we had a visitor (a rat) tear through our food in the kitchen and we are extremely clean and leave nothing out. Also, there is one bathroom where the toilet area is so small that really only a very small child fits in it.
Finally, the sliding door in the laundry area that leads to the front porch does not lock and the beds and couches are not even remotely comfortable. The floors were disgustingly dirty when we got there with sand all over.
Overall we had a great stay only because the location is great and amount of people it holds is fantastic. But I wouldn’t stay there again.

Perfect Get-Away
Just love this charming little house. Looks small from the outside but very spacious on the inside. The family loved it and the dogs loved it as well. Outdoor shower was amazing and we all preferred showering out there.
Location was perfect. Just a 2 minute walk to the beach. Listening to the ocean from the top deck in the evening was a definite, relaxing plus.
We will definitely be back to this property, Donald was extremely prompt, pleasant, funny and helpful.
If I had to pick a couple of downfalls it would only be that the kitchen was oddly configured and really needs a new cookware set. There were no pots to boil water for spaghetti and I was thankful I brought my own. There were no large bowls to mix a salad in or pour a bag of chips into either so I had to do it in a casserole dish. The oven needs to be thoroughly cleaned as when we tried to use it to make our morning cinnamon rolls, whatever was spilled in the oven began to smoke and billowed out of the oven when we opened it. Took a while for us to air the house out and we did not try to use it again. It’s a super simple fix, just needs a self clean or two. Donald responded promptly and took note of the situation and I’m sure he has already remedied the problem.
Other than that, I would highly recommend this adorable house for anyone’s vacation stay.

It was good, for the price.
Like a lot of the other reviews have stated, it is very dated. The downstairs room (game room and bedroom) has a very musky smell. My mom stayed down there and sprayed some air freshener periodically and it was fine afterwards. Some boards were loose on the stairs leading up to the deck and with us having young kids, it made us very nervous. The upstairs half bath has almost no water pressure in the shower while using the hot water, cool water ran fine. The AC in the single Queen Bedroom does not cool the room off much at all during the day, but it wasn’t a huge deal since we didn’t spend much time at the house during the day. The house overall was clean and as described on the website. Kitchen was a bit outdated, but that didn’t bother us. Our entire group throughly enjoyed our trip and the house. It needs a few small updates and repairs, but it was a nice house for the price and we loved our trip. Even without updates, we would still come and stay again!

Studying for Finals
We had to get away from home for my daughter to study for finals and this place was perfect. Although the property is older it is well maintained and clean. We really enjoyed our stay and my daughter was able to get quality work done in a relaxing environment.

Beach life!
We had a great stay at this beach house in Jamaica Beach. The owner was very responsive, we had an issue with the electricity and he got on it right away. The issue was from the electric company, they came within hours and fixed it. Donald got us a new microwave right away because the one there burned out when the electricity went away. The house is comfortable and it serves its purpose. The kitchen is small but is adequate to cook while you are there. My daughter amd son in law stayed in the downstairs room and they had no issues at all. Theres a bar across the street but it wasn't an issue. The firehouse is also across the street and you hear the sirens go off at any time but it didn't bother us, it wasn't all the time, maybe once or twice a day. The beach was super close, we walked there everyday and it took us 5 minutes. Walking up to the sound of the waves was amazing. I loved having my coffee on the deck while watching the ocean. Overall it was a great stay, I'd love to stay again!

The house is older (I think it was described as retro). I can't comment on how the AC worked since our first REAL COLD FRONT came in the 25th!
The kitchen is rather cramped and awkward. There are boards that need to be repaired on the deck -- several of us tripped over a board that has come unnailed. The beds were okay, but we didn't realize that we were right across the street from fire/EMS/police department -- we only heard sirens a couple of times but the biggest problem for me was that there is also a bar across the street -- I could hear the music at night in the room with the 2 queen beds and the blinds did not close well enough to keep light out.
Unfortunately, it rained about 4" on Friday the 25th, so the driveway was totally underwater, making it difficult to unload and load vehicles.
There were no smells anywhere, so the improvements that were done as the result of a previous comment took care of the problem.
There were no mattress pads on the beds in the room with the 2 queens. The mattress pad that was on the bed in the master was filthy. Of course, we didn't discover this until we were preparing to leave. The bunk bed is rickety -- I wouldn't put an adult in either one -- it moves when someone is getting into the top bunk and when the occupant is moving while sleeping.
The shower floor in the biggest bathroom is apparently painted -- it is very slick when soapy -- be careful of falling. The water faucets in the small shower are apparently backwards (I did not use this shower, but family members told me they are set up backwards, so to get hot water, you have to turn on the "cold" faucet).
It's a beachhouse -- an older one -- not the fanciest but serviceable. We had a family reunion and it was all about visiting together, so we were all happy.

Fabulous place to stay...
This a really cool house. I was a little worried about the place after reading some of the reviews. I thought the place was great! The downstairs was good, no smell. You could tell that he did just get through remodeling. There was sheets and extra blankets. We will be back at this Retro house ....also location was excellent - close enough to go to Galveston and Houston but far enough away to be out of the hustle and bustle of Galveston!

We based our rental on past review complaints where the owner said he had immediately corrected the problems. That was false. Blinds still need replaced; the condo was dirty, the downstairs bedroom sheets were blood stained, mold on the walls, and really not even appropriate for sleeping.The upstairs Master shower looked like it was from 1965 and had not been updated in years, and you certainly wanted to wear your shoes in the upstairs bathrooms.The ac filter was filthy, and even after we personally changed it the air conditioner does not keep up. It was extrememly hot all day, cooled down sometime in the middle of the night, and resumed the heat the next day. This made it impossible to cook and enjoy a meal.There is mold everywhere. Above the ac trunk run in the Master, all over the downstairs. It appears that after Hurricane Harvey no repairs were made.The location is great, but the house needs some real work. The owner was responsive, and did throw out a sentence that made me aware the house may have problems. His comment was "I have not been there for awhile"...….This house has not been updated or cared for in years. June 28-July 4 Vacation
The upstairs was beautiful and clean! The downstairs had a musty smell and the pull out couches didn't have bedding, so we had to purchase them. Other than that it was a wonderful vacation!

Disappointing for the money
All though we did have a great time, Not a 5 bedroom. Musty/moldy smell throughout. Had to get scented candles. cleanliness of the house was not the best. Top rail on south deck not attached to post. Walking distance to the beach..nice!! Other than a few other minor things, we had a great time

The property was spacious and the location is outstanding. However, one of the beds had a broken boxspring and there were some cleanliness issues. But Don was very responsive and I'm sure he will take care of the problems that he was made aware of.

Awesome spacious beach house
The house was very easy to find It was everything that was listed clean, spacious,comfy, close to the beach. Everything worked air-conditioniner was nice and cool the wrap around deck was awesome we had a great view to the beach. The deck underneath gave us a nice cool shady area when the sun was to hot. The downstairs area also had bedrooms and a bathroom which was a plus so we didn't have to run up and down the stairs. The neighbors were friendly and the property had lots of space so we were not in anyone's way there was a liquor store, bar as well as golf cart rental just in case you wanted to cruise on the beach there are so my great features.I can say about this property. The owner responded promptly if I had any questions

Fun, cozy home in a convenient location
We enjoyed our stay over a long June weekend in this cozy home. It has plenty of beds and fold-out couches to accommodate large groups. Downstairs with pool table and outdoor shower is a plus. It is two rows back from the beach but we were able to set up a tarp and chairs on the beach each day to have line of sight back to the house. Convenient location for groceries (Seven Seas, Hummels), restaurants (Blue Water Grill) and fitness (West End Gym). Don, the owner, is very pleasant to deal with. If you are looking for a cozy beach home that is simple, affordable, not too fancy and conveniently located then I would recommend it.

Prom weekend success
We went for prom weekend and it was great. Even the picky teens loved it and the room downstairs was perfect for us parents. The owner was so chill and a pleasure to deal with. Often beach houses are hot and muggy from the beach but this one was cool and so enjoyable. We will definitely go back.

Always An Amazing and Relaxing Stay!!!!
We stayed here Nov. 2nd thru the 5th for the Lone Star Rally. We had a group of 10 and everyone had a wonderful time. The owner is always just a call away and is very prompt should any minor problem arise. The downstairs AC wasn't working properly and the owner quickly responded and it was fixed in no time. I see us staying here many more times in our future.
