We are a young family of 3 that booked this hotel last month and stayed for 3 weeks so let me break it our experience and a bit of 'wish I knew before I booked'.
The location of the stay was easy to find and close to Tsukji station and situated in an alleyway right outside the entrance to the Tsukiji tourist fish market. The hotel is quite a bit of a distance from Ginza food and shopping district (approx 10-15 minutes walk to the shopping district in Ginza). Aside from the Tsukiji market that is busy everyday from 7am-2pm, there is not much else nearby for food or entertainment. There is also a few sushi bars in the Tsukiji market that advertises its open 24 hours as well but is quite pricey.
The hotel itself was ok. Super small but had everything we needed. It was a bit dated and needs upgrades. The worst thing about this hotel is the smoking room is located right outside the elevator in the sealed entrance area so is unavoidable.
As we were located right outside of the market, we got to see what it's like during the day and what its like at nights as well. During the day its super busy and starts to get really crowded from 8am onwards. We got the unique perspective of seeing what the market is like at nights after returning after a day of exploring and its not great as we saw a lot of "Splinters" (referencing a character from Teenage Mutant Ninja Turtles) running around at night.
As I said early, had I known, I would not book with my young family.

It is so amazing especially considering price to performance. Though I wish it had a bit of sound proofing because I can hear people from the other room snoring at night 💔

Very convenient for unlicensed transportation. Easy access from Haneda Airport. Liked to have a washer dryer combo in my room.

We like staying at any of the Tokyu Stay Hotels because of the in-room washer/dryer features. This location was convenient to Tsukiji. It’s literally outside of the hotel. That’s a plus but also a minus at the same time since the area can get pretty crowded. Ginza is within walking distance and the train stations are nearby to get to other areas of Tokyo. We’d come back.

Clean, there is washing machine in the room so it’s very convenient to wash clothes. Room is abit small as there isnt enough space to open up our luggage. No TV channels at all so you have to pay if you want to watch movies. Quite a few convenience stores around the area and is just right outside tsujiki market which is very convenient.

Great hotel next to Ginza and Tsukiji market! About a 6 minute walk from 3 subway stations and walkable to a lot of great restaurants.

Floor is dirty. Shower curtain isn’t designed well so you hit it a lot during shower. Water isn’t strong enough. But service is great.

Hotel was clean, convenient and priced right. It was undergoing some renovation so it was understandably a bit busy during the day with workers. Front desk staff was helpful. Hotel was very basic expected of a business hotel.

Stay was fine, comfortable. Touristy area. Easy to get around. Although I paid for breakfast, the hotel did not accept my breakfast tickets for some reason. Disappointing.

Even though we didn’t speak Japanese the staff was very helpful especially with directions and helping us ship out bags to our next hotel.

Conveniently located in Tsukiji outer fish market. Only a few blocks away from nearest subway station. Room equipped with washer/dryer and mini kitchenette. However rooms are becoming outdated. Especially the bathroom. Could use a renovation.

Me and the wife have stayed in this property a few times (both separately and together) over the decade or so. While we liked the location, I feel it is no longer the bargain that it used to be. The rooms are tiny, and hardly any facilities to speak of. Good thing, the counter staff are friendly and helpful, especially the tall and kind lady (I apologise for not getting her name) who was always trying to help me out (above and beyond) whenever I have a query.

Convenient location with coffee shops and Sushi restaurants nearby. I wouldn't recommend buying breakfast coupons of 800 yen though as breakfasts can be available from 650 yen.

Excellent location, a few steps to Tsukiji market and dozens of restaurants. It is also close to different metro lines and Ginza shopping. Hotel staff didn’t understand any English and it was very hard to communicate with even with Google translate. They couldn’t provide any tips or answer any questions we had about neighboring attractions. The room was ok but the cleaning service was sloppy and didn’t replenish basic necessities like toilet paper. Overall, great stay, mainly for location but not good value for your money.

Hire more cleaning staff so that room cleaning can be done everyday. Charging to clean a room shouldn’t be a thing. It should already be priced in.

The room was spacious and in a great location. It is right next to the fish market, and it is very close to the train station. If you ever need anything at night, there is also a convenience store near the hotel. The room didn't state that the room was smoking, so I was surprised when I entered the room and was hit with the smell of smoke. I would recommend they add that to their room information because I know that there are some people that have allergies to smoke. The staff were friendly, but when I entered the hotel, no one was at the front desk. I heard talking in the back, so ran the bell several times and waited a few minutes before someone came to the front.

It's great that they have a washing machine in each room and you can use it for free but they don't check the filter and when I washed my clothes they were covered with lots of grey hair like fibers. Gross.

Although the room is small (as is the case with most hotel rooms in Tokyo), it was generally well laid out and had all the required necessities. The best part is that the hotel is so close by to the Tsukiji market. I would certainly stay here again on my next trip to Tokyo.
