The ratings are low so we didn’t have high expectations. We only chose to stay here due to a family event nearby. The place met those expectations, but only just. Other than room size, cleanliness and bed comfort, the place is poor in every respect. Will definitely not return.

The hotel and rooms were terribly run down. Badly chipped skirting boards, ripped wallpaper, absolutely filthy and worn carpets.
No towels on arrival. No cold water in bathroom.

Characterful coaching inn situated in this lovely market town. My room was large, warm, with a four poster bed, clawfoot free standing bath in my ensuite, and French doors opening onto the small garden. Excellent breakfast.

The hotel is lovely overall, but the thing about older buildings is that they need a LOT of upkeep. The floors in the upper rooms are very uneven, so if you have any disabilities where balance is an issue, request a room on the ground floor. Otherwise, clean, relatively quiet and nice stay.

The place is under re-decoration and unfit to have guests.
No directions or signs to the car park which is down back streets, no one answers to phone to get directions and info,
Floors creek all night along with the pipes and radiators. left at 5am as i couldn't tolerate it any longer.

Loved the town and the people. Hotel is perfectly located. Hotel is also in need of some upgrades and they know it. Historical appreciation only takes you so far. Comfort is key. Replace the damned tubs with showers only. You could kill yourself getting out of that tub. Like baths?? Stay in London or go back to the 18th century. Loved the towel warmers.

We booked a suite at the Spread Eagle. It was excellent, very spacious, over two floors, which was good for me as I dislike sleeping on the ground floor. The bed was a super king, which is always a gold star as that's what we are used to at home. One of the most comfortable beds we've ever encountered in a hotel. The bathroom had a good sized shower and an excellent bath-wider than the normal hotel bath. I would have liked a little information in the room about the wifi, the restaurant, menu etc. We chose not to have dinner as we had visited relatives earlier and didn't feel we needed another meal. The breakfast was a little disappointing. It took some time to come-the waitress apologised for the delay-and when it arrived it appeared to have been standing for a while. The sausage was overcooked and one bacon rasher was hard. There was a good supply of coffee and plenty of bread and pastries. There was no fruit available. Overall we were happy with our stay and we will probably return as we visit in the area regularly

Dirty room but unable to move as fully booked with wedding reception. We did ask!. Shower did not work, no cold water from the bathroom sink. I actually had to clean the room of cobwebs and a spider which was clearly visible upon entry to the room! No room service on the 2nd day (when we were ourselves going to a wedding) so we only found this out when we returned at 12.30am. No receptionist on leaving so no-one to complain too either. Reception was rarely manned and when it was, staff were not too friendly! Young girl served us breakfast on B/H Monday was very pleasant though! We would not stay here again...and actually feel we have been robbed!

I can identify with many of the bad reviews listed. I have stayed here several times in recent years because it is convenient for family visits - there is no other option in the center of Thame. The staff do their best but the impression is of disinterested owners who are happy to run the place into the ground for the sake of profit. I get the impression that the place is understaffed and that the staff are given little/no authority to resolve issues. Arrived at check in time to be greeted by a sign saying “call this number if reception is unattended”. No one answered the phone. The other couple waiting to checkin went to the restaurant and were told that someone would be along soon. 15 mins later someone did arrive to tell us the rooms weren’t ready yet. Our room was fine but had a smashed electrical socket at the vanity table with live electrical wires exposed - lethal. Surely the cleaners would have noticed and reported it? It’s really run down and it’s obvious that minimum money is being spent on maintenance and repairs. Staff as friendly and as helpful as they can be.

Absolutely awful place, should not be advertised, I paid £100 for a tiny box room which was not clean, the bed was pushed up against the corridor wall, only a bathroom style lock in the door, the place was incredibly noisy until all hours.

The hotel was expensive, the so called ‘suite’ had a bare room with two chairs and a side table and the condition of this room, the bed room and bathroom was appalling!
Breakfast was a joke ! Very little choice, poorly presented, 3 of the 6 items on cooked menu were subject to a surcharge and one member of the staff team was so rude that if he worked for me I would have sacked him on the spot !!

raising the same concerns and we will all await for the manager to contact us !!!
Overall I will be seeking a full refund and WOULD NOT recommend this hotel to my worse enemy!!

We booked an Executive Room however it was only average. The French Doors had bolts, one bolt was impossible to open. The wi-fi didn’t work. The shower wouldn’t stop dripping but at least the door stopped us hearing it all night. The wardrobe door wouldn’t shut properly. Despite it being a hardwood floor there wasn't even a rug/mat at the side of the bed. The bed and pillows were extremely comfortable. When ordering our Evening Meal instead of Caesar Salad a plate of pasta was delivered. The salad was advertised as being with Gem Lettuce leaves however it was served with drenched iceberg lettuce leaves with pieces of ham instead of lardons. There was no yogurt available at breakfast. The general decor and carpets looked extremely tired.

Was upgraded as Room 6 very small and old fashioned. Not happy to pay £5 to park in the hotel car park (hotel doesn't own the car park behind it). This could, and I am sure will once again, become a destination hotel and I'm aware that renovation work is ongoing. Staff are very friendly and helpful. Best situated hotel in the town (central). I wish the hotel success in the future.

Stared before and this time was given a room just up the stairs. Got in the room and looked very old and rundown. Piece of wood strung between 2 walls with 1 coat hanger on it. Window had an old set of blinds that just did not work, windows were old and would not shut and the rain (not hotels fault) was dripping down from a faulty cutter on to the window making a hell of a noise. So asked to be moved which they did. Second room I was given again up stairs walked in and the ceiling had a great split in it with water pouring through down on to the bed. Asked to be moved again. They gave me one of the garden rooms which was OK just dated and dull. On arrival with another guest at the same time. no one was at reception. Hit the bell no one came. called the number given if reception empty and it rang the phone at reception. In all waited 15 minutes before someone came to book in. Had breakfast included so went down and 3 other people there with one waitress who gave the impression that she would rather be elsewhere. Overall very poor and needs shutting down or refurbing. will not be staying there again.
