we got the standard bed for and had good amenities like microwave, oven toaster, kettle and laundry/dryer. Though room is small for your typical japanese hotel room. carpet floor needs a good steam cleaning as it smells like shoes.

Always had to wait at the reception. Not sure if they have sufficient staffing or not.
Easy access to Ginza line which goes directly to Haneda airport

There's no free bottled water in the hotel whereas 2 years ago, they had that amenity. One also has to pay 1,500 yen if you want your room cleaned. They only offer limited housekeeping which is change of towels & collection of trash. For the amount they are charging for a night stay, I expected that these services would be readily offered. We stayed here in 2022 and we didn't have any issues with them then.

We were a couple for a three nights stay.
The hotel is located very conveniently for us in terms of what we wanted to see and for further travel with Shinkansen from Tokyo station.
The room is very small (we knew that) but could have been utilized slightly better.
Bed was good, but pillows not comfortable.
Mainly quiet, so had good sleep.
Amenities sufficient and good.
No daily cleaning, but not a problem for us.
What we really did not like was the intense smell of mold in the bathroom (slight odor in the room as well) and the not very delicious carpet.

Good location next to Higashi-Ginza and walkable to Ginza station underground if needed to get to the other lines. The train from Higashi Ginza goes straight to Haneda which is super convenient
The one complaint was that being on a lower level facing the main street is quite noisy as there's a highway going undernearth. The staff though were nice enough to move us to a high level facing the smaller inner street and it was quiet.
The hotel doesn't do full room cleanings. Just towel swaps and garbage emptying. Its a 1500 yen fee to do a 'full' cleaning.

The hotel staff culture seems a bit toxic, one particular staff member was particularly rude for no apparent reason. Besides that there were no issues with th hotel itself and their facilities.

Great property. Great staff. Great breakfast. This hotel is located perfectly next to the subway system, close to a lot of shopping and cultural sites (Edo Castle ruins/Imperial Palace grounds). The staff is extremely attentive and courteous, even going as far as coming back out to check on us as we were loaded up in our taxi trying to get to our next destination after checking out! The staff member ended up helping us translate to Japanese, and this was after she hailed him for us.

The hotel is right besides the train station and it is very convenient to both airports however the room is not clean at all

While the hotel's convenient location near the Ginza shopping area and the helpful on-site washer and dryer were definite pluses, the cleanliness of the room left much to be desired. The carpet and walls were marred by numerous stains, and the daily cleaning service seemed limited to rubbish removal and towel replacement. Guests seeking a more thorough cleaning experience may want to consider other options. During our six-night stay, the bed sheets were only changed upon request and an additional fee.

Room is really small - that’s given for most hotels in Tokyo. Staff were not friendly. Only good thing is the location, close to subway and shopping

They have stupid policy of charging additional if you want room cleaned and change sheets. I told them for one of days them and they forgot to schedule. When coming back to room not cleaned and then they offered me different room or change sheet myself for free.

The location was very close to train stations& walkability to restaurants and shops was really great. The hotel was clean and the staff was friendly. The breakfast buffet that they offer is okay but needs more variety, have stayed at other hotels that provided a much better spread of dishes. We will definitely stay here again, the location is great and safe.

Location was excellent! Just a few blocks to major luxury shopping malls with food court full of overwhelming delicious food choices. Ippudo Ramen right next to the back exist of the hotel was so convenient. Staff was friendly. The room had private laundry machine/dryer, a little breakfast nook, shelf full of mugs and utensils we could use for tea/coffee. I wish this location also has kitchenette that the other Tokyu Stay in Aoyama has. Overall it was clean and great. I think the vertical space in the room can be utilized more, to install shelves or hooks to hang things. Coming from the USA, I expected hotels in Japan to be much less spacious and it was, barely had space for luggage. However all the other hotels we stayed at in Japan were like that.
