Fabulous little pub, amazing food and very nice room - amazingly comfortable bed and nice sheets, well appointed and would definitely stay again - great in room temperature controls. Incredible breakfast too ... and only £10 a head!
Nothing noted

Very friendly service and excellent food. Good choice of beers on tap. Location in Winnie the Pooh land was great. For a room above a pub it was quiet, you could hear conversation through the floor but that stopped at a reasonable time.
Wife says the scrambled eggs were the best she has ever had.
Lighting in the room, maybe brighter bulbs could bring a bit more light into the room.

Breakfast exceeded expectations. Midweek booking so breakfast was Continental only however this included a choice of eggs on toast (excellent poached eggs) and warmed croissants. As a non tea and coffee drinker I was pleased to be given hot chocolate.
Very friendly staff. Bag kept securely after check out. Good range of toiletries. Large, comfy bed. Bottled water.
No towels in room on arrival but sorted very quickly. Drinking glass was dirty. I am sure it would have been changed if I had asked but it was late when I noticed it.

The location is superb.

It was in a pretty location and the bed was big. Nice windows too.
The room wasn’t ready for us when we arrived even though we were not early. And even then, they didn’t empty the bins or clean the sink. We were only given one small towel each, and no bath mat. We weren’t provided milk for tea and had to ask. Also, having performed a rush job to get our room ready, the previous guest’s dirty laundry was left outside our room for the whole of our stay.
The garden was a mess, with uneven/broken paving and empty unoccupied tables covered in dirty glasses: not cleared away until the next day! The breakfast “service” was a joke. Nothing was left out or made obvious as to what you were meant to do. There was half a jug or orange juice but no glasses, so we helped ourselves from the bar. (There was no juice on day 2) There were no yogurts, fruit etc. The meagre selection of cereal (cornflakes/muesli/wheatabix) was displayed in empty mustard jars; with the labels left on! There was no indication of what you could have for breakfast. We had to wait half an hour after our agreed breakfast time of 8.30 to even be asked what we would like. Three teabags in a small teapot for one meant my tea was so thick and drawn that it was undrinkable.

Staff friendly. At breakfast offered to go to the local shop to purchase foodstuffs to allow them to prepare a vegan breakfast.
Great location near Tunbridge Wells.
Bathroom cramped and need to add a hand rail to the side of the bath.
Early morning wake-up call when the bottles from the pub were emptied.

The food was excellent

We had to leave at 7:00. Breakfast wasn’t until 8:30
We were not offered any alternative
The public spaces in the hotel were poorly kept and not clean.
The menu was limited and the food mediocre.
Staffe very young and seemed inexperienced.
The unclean tables, floors etc

Location and room size with comfy beds
The room and en-suite was filthy and the breakfast was very average at lest.

Staff very informative and welcoming

Very nice large rooms. Exceptionally clean and warm. Good value quaint hotel in excellent location.
No negative reaction to this accommodation.

The room was comfortable and the bed was large. The staff were all very friendly.
The lock on our room door had been taken off so I didn’t feel comfortable leaving much in the room - especially as the front door was usually left ajar. I would definitely not have liked this if
I was travelling alone. The soundproofing between the bar and the room was non-existent which means there is no chance of sleep until the pub is empty. As we stayed on Christmas Eve this meant incredibly loud music until about 00:20.

not a lot
after the pub shut at midnight, the staff proceeded to bang about around the accommodation area. slamming doors, dropping heavy items. thanks nice they’d stopped doing that, one of the staff who lives on site blasted music out until 2am. My employees who is booked the room for, were staying there for work locally, got a few hours disturbed sleep. They had to leave and find a new hotel as they had to have a guaranteed good nights sleep somewhere else. I called to complain, had to leave a message for the accommodation manager to ask for a refund. I haven’t heard back. DO NOT STAY HERE IF YOU WANT A PEACEFUL NIGHTS SLEEP.

Wondeful room. Looked like it had been refurbished not long ago. Great bed(s), nice decor, modern bathroom..
We missed a floor mat in the bathroom and a couple of ofter pillows to choose from would have been fab!
And the breakfast room felt like we were not really expected that morning (quite cold, had to look for salt, pepper, jam, etc) but that May be because it was november - not high season. Other than that, great stay.

Good breakfast and location
Couldn't connect to the WiFi. TV remote didn't work. Unable to adjust room temperature as controller needed battery. Spider webs and baby spiders over ceiling. No milk with tea making facilities.

The breakfast was well prepared and presented. The bedroom was comfortable and some of the staff went beyond the call of duty to please. (Rob)
Understaffing at the breakfast time was a real issue, particularly for the single person delaing with absolutely everything. Really shouldn't have been on his own, but managed admirably.
Dinner was pedestrian compared to previous visits. One meal had to be sent back
The bedroom, whilst very pleasant in itself, had filthy windows, which hadn't been touched for months by the look of them.
The stairs and landing to the rooms upstairs is in need of sprucing up and cleaning; scratched paintwork, dirty carpets etc.

Beautiful historic interiors, easy parking, very welcoming and lovely to our dog, good food, friendly helpful people, and excellent walks right from the doorstep. This is an easy place to take a break with a four-legged friend.
The gorgeous bedroom we were first allocated in the oldest part of the inn made me very happy indeed, but turned out to be a bit too noisy for my very sensitive other half, so we had to move rooms for our second night. The second room was quiet and would have been very comfy but we had to get the pillows changed as three out of four were rock hard. It all got sorted out, with good humour, so nothing was too much trouble.

Great bar, old features pleasant restaurant, good varied menu. Superb position for Ashdown forest, Spa Valley railway, etc
Lousy intermittent internet on their wi-fi. Slow speed when actually working. Very poor mobile signal on 2 major networks, not good enough to be an alternate internet connection

Breakfast was good.
Cleanliness and decoration of both bedroom, stairs and landing, and bar area was poor. Bar very noisy on the Friday night. Our bedroom was above the bar, it was also dark and dingy unlike the photograph on the website. Had cause to complain to the manager.
Three items on the evening menu were unavailable
The outside of the property was tired unlike the photo on the website

The room was good, it's an old property and its been nicely decorated.
There are 4 rooms and we stayed in tigger.
The bed was big and very comfortable, the shower was over the bath and it was easy to operate and good pressure.
The pub wasn't noisy and the cooked breakfast was very tasty and had a range of options to suit everyone.
I'd say that the whole property does look tired, you know chipped paint everywhere, stained carpet especially in the communal areas.
For some reason the locking latch operated on our door, (probably when after we arrived, we went out for a stroll around the village) so we couldn't get back in, so after the staff had a good think about what to do, namey 2hours, they broke the door in.
Basic but effective, however, I'm sure it could have been dealt with quicker.

The staff were lovely and helpful. Nothing was ever too much for them. Good location for our stay and the food was amazing

We have stayed in the Tunbridge Wells area several times before, but this was our first time at the Anchor. Lovely little pub with just a few rooms aptly named after Winnie the Pooh characters. Staff and food were excellent. Will definitely look to stay when we are in the area again
