Only two miles north of Rockaway Beach proper, Sand Castle Villa is one of the many locations that offer some of the best views of the Oregon Coast you'll get while driving - or walking, or biking, or whatever! Rockaway Beach is an exemplary Oregon Coast town, with cute eateries and trinket shops, plus beautiful parks and long stretches of sand for ultimate beach time.
This section of Sand Castle Villa is a three bedroom, three bathroom apartment; the upper floor includes the living space and a bedroom/bathroom combo. Downstairs are the two other bedrooms and bathrooms. The soft white walls catch most of the natural light, creating a sense of airiness; the decor is ocean themed, with soft pink and purple tones that create a quirky, homey feel. Downstairs is a primary bedroom with a king-sized bed and access to an outdoor patio, and a second bedroom with a twin-over-double bunk.
Upstairs, the second primary suite offers plenty of space to spread out, a mounted TV, and a king-sized bed with a private bathroom. The gem of this condo? The wall of full windows looking over the beach. There's also a patio for you to go sit out on - any time of day, with someone or alone, the beach is right there for your admiration.
The dining alcove is perfect for family style meals or an early breakfast alone. Enjoy the cozy sitting area with a couch and a big reading chair done in soft pinks. There's flat screen TV with cable mounted into the wall, and Wi-Fi for your convenience.
Enjoy a fully-stocked kitchen with plenty of counter space - including an eating island with bar stools - white appliances, including a dishwasher, and a double oven for extra cooking space. You even have a food mixer for baking bread, cakes, or cookies on stormy days while your friends and family lounge around you. You can cook and store your vacation's worth of food without any difficulty! There's also a washer/dryer for those mid-vacation loads of laundry. This duplex has a garage and plenty of on-street parking.
The beach is there for your enjoyment, either from your deck or patio, from the weather-beaten benches, or from the road as you drive to your next destination. It doesn't get any better than this! Right on the beach, beautiful sunsets, and getting to watch the ocean and sunset from a hot tub. Very clean, spacious and perfect for all of us. It was hard to leave here. Would HIGHLY recommend this place. Will def be back!!!

The house was great, and clean as the pictures show. The view from the upper level was great, even though it rained 90% of the time we were there we had a clear view of the ocean. When there was a break in the storm, we walked out to the beach from the back patio with my toddler. The pathway was fairly easy for her to walk, with a few steps being just a tad tall for her on her own. We’ll be renting again in the future!

Lovley house. only a couple of hicups that were addressed right away. We had awsome neighbors who came over to let us know the Northern Lights were on display !!! I had no Idea I was going to check off a bucket list item!

This how is perfect if you want to be steps from the beach. You do have to go down some steps but it’s literally in the front yard. The view was perfect and the house was spacious. We had some issues with the heat and fireplace and tried contacting Vacasa multiple ways with partial responses which was a bummer. Not sure we’ll go through Vacasa again for that reason but undecided as we did really like the location of the house.

Let me tell you, when they say oceanfront, they mean it! It couldn’t get any closer!! It’s almost mesmerizing how beautifully close the surf is. So sitting in the hot tub during the day is breathtaking. And at night, the sound and the dark sky that seems to show off each and every star, it’s magical. I live West Coast local, so I have been to the beach hundreds of times, and can easily say this is the closest I have ever stayed, outside of Hawaii. I took my 24 year old daughter for the weekend, along with both of our small dogs, just to unwind and relax. She planted herself in that window lounge area and stayed there accept for a quick run to town, or when we were sitting at the table playing a game. I could talk about it’s beauty forever. I will absolutely be back!!

The views from the second level are unbeatable. We watched from the kitchen table and corner nook as a whale spouted multiple times, a boogie boarder braved the cold water, and bald eagles flew by over the water. There are even binoculars next to the window. The beds were all very comfortable, the path to the beach from the back patio was short, and the view from the patio hot tub was unbelievable. There is nothing quite like watching the sunset over the Pacific Ocean from a hot tub. The home is also walking distance to a few restaurants and gift shops etc. I can't think of a better place to stay in Rockaway Beach for the price with 3 full bedrooms and bathrooms. The kitchen has tons of counter space and two full ovens for Thanksgiving dinners or Christmas turkeys. We are hoping to plan another trip and rent the other side of the duplex with the In Laws so we can have a big family get together in the whole home.

Great view
We were mesmerized by the view. The decor was bright and cheerful, and the layout of the house was comfortable. We knew it was a pet friendly home, but were admittedly surprised by the amount of hair still left on all the furniture. The house could use a much needed deep clean. We did find the listing slightly misleading with the images of the hot tub, as there was no hot tub. Because of the slightly misleading marketing and the cleanliness of the house I feel it was overpriced with all the additional fees.
Over all it was a nice getaway that we used to accomplish a couple big work projects that required deep concentration with no distractions.

Beach Duplex
Rhis home is right on the beach. It is a older duplex but it was wonderful. We watched the ocean from our windows and listened to waves at night for a peaceful sleep. Our pups would barely let us drink our coffee before they wanted to be running free in the beach! It was very affordable also. We will go back!

Dirty with an amazing view.
The view is unbeatable and you can't get better beach access. But the place was dirty with dog hair on he couch and comforter, food crumbs on the kitchen table and trash on the floor. We visited in January 2021, during the covid-19 pandemic expecting cleanliness. It wasn't even clean for normal standards.

Beautiful ocean views.
Loved this kitchen. It had so many small appliances and dishes to use. The beach view from the dining room and living room are breathtaking! Every bedroom has its own bathroom and shower. The washer and dryer on the main floor is wonderful! Beds were great. New Years morning at 2:00 am we lost power for a few hours from the wind and rain storm but it was while we were sleeping so no problem. Would love to go back.

There was no broom, We didnt know it was a townhouse style. We thought we were getting the entire house. The shower door downstairs was broken. Weird crazy rules about animals. The house stunk. The best thing about the house was the view from the dining room. The dryer was very slow. Would not recommend. We were disappointed. Also the vacuum did not suck anything up. Please updated your amenities.

We thought we were getting a house but ended up we were in a townhouse style with people right next door to you. The doors are literally right next to each other. You have NO privacy in front or in back. There is a non working vacuum, and no broom. It literally stinks like they dont air it out. If you dont care about privacy and want a great view this is it. If you want it to have everything so you dont have to worry about much get something different.

Disrepair
The fridge was broken and the mini fridge they brought to replace it was covered in mold. The second replacement mini fridge froze a gallon of milk solid and we lost $200 worth of groceries. We asked to move next door and they told us there was an owners hold on that unit. The owners left their yelping dog unattended ALL day on Friday and Saturday making it impossible for us to stay in the house during the day or get my son down for a nap. The kitchen window was covered in mold. The fireplace had exposed wires. The heater in the bathroom didn't work and the shower door was broken. The dishwasher did not clean dishes and the the kids bunkbed room smelled like cigarettes. The view was great but since we couldn't stay in the house during the day it was completely irrelevant.

Perfect beach getaway for families
This was a perfect getaway on the coast for our family and grandparents. Great location, loved the view from the dining room and balcony and really appreciated having a bathroom for each bedroom. I would definitely recommend this place.

The only good thing about this house is the view and proximity to the beach. Keep looking!
After a long day of travel we arrived to a filthy house! We arrived at the same time as 2 20 year old guys, who were there to clean, they were done in 45 minutes and when we walked back in the only thing they had done was make the beds and who knows if the sheets were even clean. The floors had food all over them, carpets dirty, couch and dining cushions had stains, the patio screen was ripped and hanging. Windows were dirty and tracks full of mold.
The 3 bathrooms had dirty floors and one of the bedroom door frames had a fresh bloody booger 🤢�
I immediately called Vacasa and in an hour they sent out 2 different cleaners, who were also disgusted with the conditions and they took pictures and called their supervisor.
After 2 hours of cleaning and remaking beds, we needed in, it was almost 7:30 and we had 2 small kids who were hungry and exhausted.
The floors were not mopped and we had black feet and had to wash them every night before bed. But at least it was better.
We talked to the people on the other side of the town house and they said theirs was filthy as well but they just cleaned it themselves....that is awfu!
The pots and pans are terrible especially the frying pans, if you stay here bring your own! The knives are dull and we had 2 glasses, no spoons and 1 garbage bag. The cleaning service did bring us more and we’re very apologetic.
I could go on and on 😡� but you get the idea, I won’t even mention what was under the cushions and couch, but they hadn’t been cleaned under in a long time!
It rained one day and we looked forward to the fireplace but big surprise, the propane tank was empty. I called and was told it would be filled...it wasn’t.
It is sad because this is a beach front town home and it could be beautiful but it is run down and the cleaning company is not doing a good job.
I would not recommend this home to anyone.
I was only refunded my cleaning fee plus 5% of the rental price. Which I do not think is fair, this home is not as it is listed and was not cheap to rent.
We had to stay because the only place they offered to move us to was a run down mobile home on the highway facing the back of a building....really, we rented a beach front home.
Vacasa is doing a horrible job managing this home and I am NOT a satisfied customer.
Next time I will find a home that is managed by a different company.
We would not let it ruin our vacation, but let’s just say it was nice to come home to a CLEAN house!

Not clean, poor response by property mgr
Very disappointing that this beach front unit was not clean when we arrived. The kitchen was not clean, for instance: dirty silverware! The dining room area was disgusting, crumbs and hair literally on every chair and on the floor too. The whole second floor was clearly not vacuumed. Also, the windows had smudges. And we were not able to check-in at 4:00pm as promised because the two cleaners weren’t done “cleaning” until around 4:15... Then, we spent the first full hour of our stay cleaning the unit ourselves.
We were so disappointed with the poor cleaning that we felt we had no choice but to contact the local property manager, Sharon. The worse part of this situation was Sharon’s negative response to our concern. The tone and attitude she displayed over the phone was defensiveness and dismissiveness re: our concerns. With a dismissive tone, she said she could send the cleaners back (I let her know “thanks but we’ve already spent the last hour cleaning ourselves”).
I asked Sharon if we could please have a courtesy late check out of just an additional hour to noon the next day given what had occurred but she responded with an immediate “no” because the unit was going to have the next guests checking in later tomorrow and so we needed to be out by 11:00 so they could have the time “to clean the unit.” Very ironic given the fact that we had to check in after 4:00 to a unit that was not clean for us!
When I expressed to Sharon my surprise at her negative / “can’t be bothered with you” tone, she did say that she’d get me a refund of half the cleaning fee (ultimately, however, I did not receive half of the cleaning fee back but rather a smaller portion). The money isn’t the main issue here but rather the verbal representation made by Sharon which ultimately was not honored.
But here are some positives about the unit: it has great beach front views, plenty of space for at least two families, and the garage was very well stocked with fun beach items for kids to play with on the beach (and the unit has easy access to the beach itself).
However, unfortunately, we cannot recommend this property, it’s lack of cleanliness and the local property manager’s lack of professionalism was simply too disappointing.
