The location was really good, 3mins walking to the train station and 15mins to the the city centre,
The price was affordable and the room was clean and nice, we even asked to check in earlier than usual time and there was no problem with it. Both check in and check out were flexible, a lite breakfast was included from 8 to 10. We wanted an iron , it was available in the reception. The staff were friendly and helpful.
With me everything was excellent because I didn’t have luggages, but because there is no lift fir someone with heavy luggage it won’t be easy to get them to the rooms!

Hole in the floor, mattress was not protected and was filthy, loads of noise, party house, no room, no hand towels, no heating but host did bring 2 radiators, never again

The hotel was better than when I stayed last time. The bathroom had recently been renovated. Room was clean. Staff helpful.

Too noisy people running in and out of fire door all night. Absolute junkies could hear them all laughing all night drinking and doing drugs. Would rather be in jail. Room looked nothing like pictures. Was booking a double bed got a single it was terrrible.

Stayed here for one night with my boyfriend! Perfect location for the festival we were attending! Can't fault the place in any way. The receptionist was exceptional, very helpful with any queries we had, plus, she was so nice that she gave us a lift to the festival itself 👌 would definitely stay here again!!!

Very central location to the Botanic gardens and Ulster museum. Also walking distance from the city centre and other attractions. A shrt car ride to Cave Hill too.
The accommodation itself surprised me. The rooms were a lot better than expected. The shower pressure was divine :)
The plumbing/bathroom drainage could do with a little work.

Television lounge/ Rest room as I had no television in my minute room!
When I arrived on Monday June 21st 2021 I was very disappointed with the B&B primarily as I was shown to a room no bigger than a large cupboard to be exact the room was 6 FEET X 7FEET wide! Now with all due respect I was expecting a decent sized room with a shower toilet and a telephone I had none of these when I complained I was told that’s al we have got!
Now customers turning up after me were allocated large rooms with ALL the amenities one would expect
I am 67 years old I was treated badly by your premises I demand some kind of refund for the discomfort I had to endure the mattress was thin and hard no wardrobe just a couple of clothes hangers fir my clothes I could go on and on basically the whole experience has left me very angry and ruined my stay in Belfast if I don’t have some of my £272 pounds refunded I will take the matter up with the IRISH TOURIST BOARD!

There is a reception open from at least 8am until 10pm which is useful and you have your own key for outwith those times.
Location is good, right beside botanic train station for titanic quarter and only 20 mins walk from city centre.
Room was clean.
In the immediate area there are many bars and restaurants probably due to its proximity to Queen's University.
Compared to other similar properties nearby it was good value for money.
Blinds needed cleaned, when they were up during the day obviously cleaners don't see it but when they were down they were filthy.
Ensuite is tiny - toilet is smaller to compensate and has a round seat rather than an oval and is uncomfortable.
There is nothing for your door to say you don't want your room cleaned. I asked at reception for them not to clean my room but they did anyway!
Walls are quite thin as I could hear the room beside me talking on the phone very clearly.

Tomas the manager was really friendly, switched on and knew how to manage a hotel. The room was lovely, had everything required and the location was slap bang in the middle of the University district with great and diverse bars and restaurants. Had a really restful stay. Thanks also to the lovely room cleaning staff who were so helpful, thoughtful and kind. Will definitely book again. Thanks guys 🙏🍟🥂💅

The gentleman on reception was so friendly and carried our heavy bags up the stairs! So close to a variety of restaurants and takeaway, and a couple of minutes has you at the train station. I read reviews about some of the showers being cold but mine was warm and very powerful.
The only thing I would say (and it’s minor) would be that the rooms got very light very early so perhaps bring a sleep mask.
