The hosts, Andre and Ana, made our three nights' stay an absolute pleasure at their beautiful guest house.
The property's grounds reach down to the banks of the River Avon, which provide not only a stunning view but also the chance to see swans, geese, moorhens etc close up. If the weather had been sunny, we would have enjoyed a picnic on the tables provided.
At times, there is a water taxi that will pick up from the Water's Edge and transport you to Stratford town centre. However, we chose to take an easy walk which took about 25 minutes.
Our room was very clean, warm and comfortable with a river view. Ana kept our tea/coffee etc topped up each day and generously put a chocolate by our bedside too (a very nice touch ... thank you). The room had a small fridge/mini-bar. Toiletries were kindly provided and replenished.
They offer an extensive, delicious, Continental selection as well as a good choice of cooked food from a breakfast menu.
Ana and Andre were friendly, kind and keen to ensure that we enjoyed our stay. It was a pleasure to spend time with them and chat together.
We would definitely stay here again.

Don't believe the poor star rating against them as the poor reviews were for the previous owners. The current owners were friendly and helpful; the room spacious, comfortable and luxurious; and the breakfast was superb - both in the choice of cold options freely available and the cooked menu. We had the full English which set us up for the day! We only booked the one night as a half way break on a very long journey, and unfortunately were later arriving than we hoped so couldn't make full use of the wonderful garden. Would happily recommend.

Right on the Avon- Anna and Andre go the extra mile and make you feel at home. Hanging out by the water and meeting fellow travelers was a joy. Oh, make you sure you take the water taxi into Stratford … quick little boat ride but worth it. Thanks water's edge

it was a fantastic home of Anna and Andre a welcoming couple and excellent hosts , its a large property with lots of parking available the day of checkin and also checout if you wish and around a 25 mins walk to the center of stratford.
The room was beautiful and had everything you could possibly need , biscuits for coffee and choco at the side of the bed , dressing gowns / robes free to use , a fridge that has some drinks in thats carries a charge but a great idea.
The breakfast was at different times so not crowed and they could see to everyone's wishes, cafetiere coffee served with hot milk or tea , pastries ,fruits , all different breads , cheeses hams , jams and a beautiful english breakfast was my choice with a excellent quality bacon and sausage , my husband was not well and Anna was kind offering food for hom and remidies and on leaving gave us fruit and fresh water , the gardens are a delight and you can sit but the side if the Avaon on the houses dock where you can catch a water taxi if you choose ,
although its there home you dont feel as if you are intruding as its so big

The guest house was outstanding and our hosts were very welcoming. Cannot fault anything about it. The room was spacious, beautifully decorated and very clean. The ensuite bathroom was stunning. Breakfast was amazing, nice to have a different selection on the menu. The only negative was we couldn't stay any longer!

Fantabulous. Very welcoming and friendly hosts. Fresh bedlinen, comfortable bed, suitably heated and very clean room, dust free, well aerated, exquisite bathroom, fine decor all round. Serene surrounding, peaceful and convenient onsite parking. Spoilt for choice at breakfast, had a delicious omelette in a fine dining room. Really had a wonderful stay and have booked two nights!

This unique property worked very well for us. Its very private location is a short drive or a long walk to the town and theater (or river taxi, which we didn't get a chance to use). The accommodations were sparkly clean and met all our needs. The best part, however, was the outstanding, delicious, made-to-order hot breakfast in a beautiful dining room. Our hosts made that, and everything else about our stay, very special.

The B&B is great but you are in the middle of nowhere if you don’t have a car. The only connection to town is in a little boat whose schedule is a bit unreliable and stops in the late afternoon. Nice room, quiet and bucolic setting, creative multi choice breakfast.

This is a very beautiful house in absolute water front with a large green land. The owner is very informative of how to turn around in the city and what to see, etc., and the breakfast is first class with excellent presents. The room is clean and charming.
However, as I booked in hotel.com, I didn't expect that I booked into a room in a private house. Hence it might be useful a tip for those that if you were not comfortable of the feeling of being in someone else's home, you may need to give it a second thought. Otherwise, it is good place to stay.
As for transportation, to use water taxi is a shortcut back to city center, but water taxi ceases by about 5:30pm. Other than that, walking(20-30min.) or taxi or driving yourselves are other options to & from the city center.

Close to town - easy flat walk and also you can get the river bus nearby. Guest house very clean with lovely comfy beds and a great breakfast.
