We booked the room at Late Evening and when we go for Check-in nobody answer on the phone or at the door for reception So we have to live in the middle of the night to look for another hotel

I would give it 0 out of 5. The owner was fighting with a screaming woman on the stairwell before 7 a.m. The hotel advertises private parking. This does not exist. I was told to find a space on the next street and move my car before 9.This should not be on Expedia. There are prostitutes and drug dealers using the place according to a local. Should be shut down.

This property is definitely past it’s prime, the pictures posted in the listing must be from better times. While the owner was friendly the animal smell in the entry hall was very unpleasant. The room was crammed but clean, one of the beds had dog hairs on it. Overall not what we expected to find looking at the listing, but it worked for one night.

Look, we lasted an hour befor leaving and getting a premier inn, and here is why
1. The place stinks, like stale smoke and animals
2. The place is filthy, our bed has blood on the sheets, catpet is in need of a deep clean, rubish everywhere, bathroom ceiling is broken clearish perspex with a variety of bugs and other unknowns inside it.
3. This is NOT a b&b this is a b.. there is no breakfast facility at all and hasnt been since covid started
4. Site manager is grumpy and clearly doesnt want to be there, chased us for an arrival time while we were on route, and then just gives us the key, tells us to where to dump it in the morning and walks off..

2nd time I have stayed here, the 1st time, it was great, a nice fresh B&B, however this time, it was a very rundown B&B, very grubby and tired throughout. One thing that worked well was the fire alarm which went off at 23:59, but there was no direction from anyone on-site and people just went back to bed.

The sign outside states that this is a 'bed and breakfast' and on the website that there is a restaurant. Neither of these were true so I was disappointed when i arrived at the property and was told they haven't had a restaurant facility since the start of the Covid-19 pandemic. This was misleading.
My room wasn't ready at the time I checked in (3pm) and was told I would receive a towel when I returned at night to the property. This did not happen either and by the time I arrived back at the property it was too late to ask. There were tea/coffee facilities but no mug.
When I checked out and explained the issues with the manager he did not even bother to speak to me face to face and decided to speak to me behind a door which I felt was rude.
Although the room was cheap and I did not expect anything fancy, I felt even the basic levels of customer service were not met. I'd be more inclined to spend a bit more money on a better hotel.

I chose this guest house for 3 reasons. According to the information on Hotels.com, this guest house serves breakfast, has free parking, and has wifi. Parking is very important to me. If I'm coming by car, i will not go somewhere that doesn’t have parking. This property has no parking for cars. The car park in the picture on Hotels.com belongs to a solicitors office down the road! To park in the streets is a nightmare and is not free for much of the time. The guest house is currently not serving breakfast either (due to Covid)! There was Wifi, but I didn't connect to it as my phone said that the connection is not secure. The rooms were ok, but dirty in places. The man running the place was nice and friendly and was trying to make our stay as pleasant as possible. I feel that in order to avoid bad reviews, he must ensure that he provides the services described online, or must update the information to reflect reality. I appreciate that it's a cheap place to stay and that customers should not expect a 5-star hotel service, but this is a case of false advertising. I dont know if the guest house is at fault for this or if it is Hotels.com, but the online information MUST be amended. See other similar reviews! It's a shame, as with a bit more TLC and a lot more honesty, this could be a pleasant place to stay.

This is a bargain priced Guesthouse that is close to the railway and to town. It’s a little threadbare but is excellent value for money. The manager, Richard, is very helpful & knowledgeable. I’ll be staying there next time I’m in Folkestone.

We stayed in this B&B on our way to and from the Isle of Man by bikes.
Positive: Host made room in the front garden for us to park our bikes there, he was also super friendly.
Clean beds & sheets
Negative: Showers were moldy and dirty, thus unusable. Whole building has seen better days and is in need of renovation. Suspicious persons enter and leave the reception area all the time, people arguing at night etc.
If you are looking for just a bed to crash to keep on going the next morning, this might be fine. It was the cheapest accomodation I could find in the area, so I guess you get what you pay for. Need a room for several days? Find something else.

I had a good stay here, it was like I expected, basic but a satisfactory budget place to stay.

Absolutely apalling. I had the family room and it stank of damp. The bathroom not only smelt stale and damp but had a huge puddle of water as you entered and near the toilet. The toilet roll was soaked through sat on the sink unit. There was also an out of date open bottle of milk in the fridge.
The chap who greeted me was pleasant and amply friendly and helpful but the room was dire. Had I not have been travelling with four children including a young one already asleep upon arrival I would have complained and demanded an alternative room or a fix to the minging water issue in the bathroom, but for a single night with very early departure and an autistic child who would have had a meltdown if woken..it wasnt worth the hassle.
Cant comment on food or any other services offered. Decor dated but ok, carpets worn and threadbare. Parking is on street out the front and only free overnight.

I usuallt look for something positive to say, but frankly i struggle on this occasion. The place looks tired and shabby. Our room was in dire need of a clean and refurbishment. Thete was mould throughout the shower and ceiling. The wood around the shower was rotten. Cowwebs hung from ceiling and there were dead flies behind the bedside locker.Would not stay again.

We arrived after a 300 mile drive. My partner knocked on the door, it was opened by a man who was very unwelcoming. We knew it was too early to go in, and asked where the private car parking was, which we expected to have, and is also displayed outside on his sign. He was not interested in us or where we could park the car. We were told that we could park anywhere in the town after 6pm free, were we expected to get up before 8am in the morning to move the car, and to where?. The street signs displayed 6pm until 8am, what was we expected to do, drive around until 6pm. He also said that he did not allow anyone in the room until 5pm, on my print out it said 4pm. How were we expected to carry our valuables into the guesthouse from where we were supposed and hopefully find a parking place. We would not recommend this place to anyone with a vehicle. I was sat in the car on double yellow lines, while Lynn went to the door. Also, I think he was totally ignorant to my partner Lynn, the way he spoke to her. We both agreed to find somewhere else, and went to the Premier Inn a few miles away, where we had a great overnight stay. OK a little more money, but hassle free, worth every penny spent. Remember, you only get what you pay for. I would also recommend that Expedia take another look at this place, three star, I would not even give it minus three stars. I also think that Expedia should reimburse for the money had paid out on their three star recommendation.

We booked this guest house mainly for the free parking clearly advertised and shown in a photo on your site.
On arrival we were horrified to see there was no car park and that we would have to park on a street other than outside the guest house and it would be free of charges only between 6pm until 8am.
The whole hotel was shabby and our room despite being advertised as deluxe was far from it, no bedside lamp, filthy fridge to keep the jug of fresh milk in, inadequate toilet and generally very cramped.
This hotel advertises things that clearly do not exist such as air conditioning etc.
The photos and description on your site are very misleading and this must be addressed immediately.
The room and service we were given was nowhere near what we were charged for, a complete disappointment al l round.

This is the first time I’ve ever walked out of a Hotel in the 20 years I’ve been working away from Home.

It’s a Guest House.
So no En-suite, as you’d expect in a ‘Hotel’.
Shared Bathroom on one floor, shared Shower on another floor.

On the road, only after 6pm.
I had room No.6. The previous occupier obviously had a bladder problem.
There is a reason why your Pre-Payment is Non-refundable. I payed for 3 Nights. Didn’t get a penny back.

Literally slept here.... there was a lot of noise from next door but this wasn’t anything to do with the hotel just noisy Neighbours .
Clean rooms, coffee and kettle in the room but no tea.

Property Clean and friendly kind helpful staff so no fault there. Room clean and warm and nice. Unfortunately what let our stay down was the fire alarm kept going off. It went off at 1:30am and again at 4am on the first night. Next night fire alarm went off again at 2am. My family were very unsettled and scared. It was very worrying and we couldn't go back to sleep each time which had an impact on our stay and a a result we were very tired and restless. We were booked for 3 nights and my family were wanting to leave after the 2nd night due to the anxiety and worries of the fire alarm going off in the middle of night. It did put. Downer on our stay unfortunately and hope that you could offer us some compensation... will look forward to hearing from you soon.

I wouldn’t recommend
The doors were to be open at 4pm. We knocked at waited until much after 4. The lady was surprised we were there and nothing was ready. Doors open and messes all over. Lovely lady tho, she gave us recommendations on where to eat which was appreciated. The water pressure was HORRIBLE, the toilet ran and ran and ran. Noisy place next to the street. No elevator so be prepared which we didn’t mind but some will. Later that day the lady complained about how she didn’t feel well, it put me off asking for breakfast the next day so we left. It is an old run down boarding house type of place. Stay elsewhere.

stuck in the 60s electric sockets taped up with black gaffa tape , 1 half double bed one single bed. filthy glasses 2 tvs one broke still in room extrntions lose on floor .

Good value for money! Staff very obliging. Very effective double glazing. Room clean and tidy with tea and coffee facilities and tv. Down side was lack of en suite.

An adequate place to stay, it was only for just one night, room was ok, bed comfy and clean, water hot, shower hot, and the television worked ok. I got there late and left early so at the price of less than £40 it served its purpose

Room very clean and good for the money. Very good for Eurotunnel. Wouldn't let us in until 4pm which is quite late, we arrived abourt 2.30pm. We did have problem with hot water which they did try to solve.

Only stayed one night to break up a journey the place is clean tidy , comfortable bed , shower in our room didn’t seem to work so we settled for a quick wash in the sink .
