About this cottage rental
Situated in the shadow of the South Downs National Park on a small rural road with hardly any neighbours our charming cottage is a great place from which to explore the unspoiled open countryside and its many footpaths around us. The nearest street light is two miles away. Owls, deer and the occasional nightingale are the only sounds in the middle of the night
The cottage is newly finished in 2021 and décor is fresh and modern with plenty of parking and a small decking area.
This is a quiet cottage . Rooms are light and spacious with a modern kitchen/dining room that provides for sociable cooking and dining (seats 4-6). and patio doors that open onto the garden. The reception room is separate, both with digital TV (so the kids can escape!) and good but limited wifi. No fibre cable out here . Efficient central heating means the house is warm in winter but its also well ventilated and cool in summer. There is an upstairs loo and bathroom with large shower downstairs.
2 bedrooms are available; one double- bedded and 2 singles and there is also a brand new double sofa bed in the lounge. The small patio is secluded, fully fenced, and child/pet friendly and great for drinks on a summer evening: count how many species of bird you can hear !. The darkness allows you to watch an impressive array stars on a clear evening and the quiet off street location means a peaceful night's sleep is guaranteed. We are near a rail line but trains are infrequent and soon pass by .Please note we have a cat and small dog so any pets must be under your control outside. Dogs by agreement only.

Directions from host were spot on.
We were attending an opera at Glyndebourne and the location of the property was about a 20 minute drive away.
Property was easy to access and remarkably clean, with a well-equipped open plan kitchen and dining area.
Living room was ideally set up and comfortable.
The upstairs bedrooms comprised one double bedroom and another bedroom with one twin room. The beds were incredibly comfortable.
Only a few minor points that do need mentioning:
1) There is only a toilet upstairs,
2) The beds are quite small. If you are a tall person, it might only be suitable for a few days.
3) The upstairs has sloping rooves on the landing and in the bedrooms. Again, if you ars tall you will have to stoop to avoid hitting your head. We had to upstairs and it has caused a few back problems since coming home.
4) There are a lot of stairs in the property, between rooms, and it is not ideal for those with mobility issues.
These are not major criticisms and should not preclude you from staying here. These points are only intended to make future guests aware of the layout of the property to avoid any surprises.
As an overall holiday let, I would give it 4 out of 5

My husband and I revisited Eugene - this time we extended our stay to 2 weeks.
The cottage was again very clean, well equipped with a comfy bed and Eugene was again very helpful with good tips for day trips.
Looking forward to coming back and highly recommend the cottage also for families with small kids. Our 9 month old daughter also enjoyed it very much.

Great location for attending wedding at Beechwood hall. Directions accurate and easy to find. Eugene welcoming and helpful. Accommodation spotless and comfortable, maybe not the best option if have mobility issues but perfect for my requirements.

Directions to property were easy to follow. Eugene made himself known to.us ensuring we had everything we required. House was beautifully presented and spotlessly clean. My 6 ft 4 sons found the low bedroom ceilings challenging. However we were aware of this before we rented the property. Would not hesitate to recommend for a peaceful retreat. Beautiful sussex countryside.

Warm, cosy and peaceful. Everything we needed. There is a railway line by the property but it didn't spoil the peace. The spring dawn chorus was wondrous. Apparently nightingales sing here too, but is was too early for them. Plenty of places to eat in the area, and not far from the coast. Great place to stay.

We had a really lovely, relaxing stay in this delightful cottage. Eugene was very friendly and helpful, made us both very welcome. Such a fantastic part of the UK. We gad a great time.

Very pleasant cottage, and as described in the listing. Very clean and practical. Eugene was helpful and friendly.

Lovely property and location and Eugene was very friendly and helpful. The only issue for us was a lack of outdoor space, which during the summer months would be a disadvantage. We visited in April, so it wasn't too problematic.

We had a wonderful time staying in Sussex: it was a quick and easy taxi for an excellent wine pairing at Bolney and we also enjoyed the local Indian takeaway and a walk up to Ditchling Beacon. This is a beautiful area and we found Eugene's place easy to find and very convenient for exploring the area. The cottage itself was perfect for 4-5 girls for a chilled weekend. The kitchen was well-equipped, the beds comfortable, the house warm, and there was also a TV and games for nights in. Eugene was very helpful and friendly - fixed a problem we had with a tap super promptly - and I would definitely recommend this cottage.

Fantastic property, ideal for our short stay visiting family in Lewes. Nicely furnished and had everything we needed for a family of 4 and a dog.
4.8
A very comfortable and peaceful stay. Only two nights, but it will be the first place we think of the next time we need to spend some time in Sussex.

The cottage was exactly as expected, very clean and cosy in a great location to explore the area. Eugene was incredibly welcoming and friendly offering really good advice on the surrounding.

Comfortable, spotless accommodation for short break with friendly host. Good communication and directions.

Super property everything and more one would need for a great break. Host helpful but not intrusive, great walks for the dog and humans, would love to visit again .

Week break for peace and quiet
First time in this area and this accommodation meet Eugene as I arrived very warming and welcoming very helpful and knowledgeable of places to visit and all the local amenities
Accommodation is to a high standard however if your over 5ft upstairs is a bit tight for headroom. The low ground master bed helped with this issue but would be difficult to get in and out of if mobility is an issue.
Luckily for us the train strike eased the rail traffic not that it is an issue normal.
Perfect location for peace and quiet.

A well appointed peaceful retreat
A second trip to this beautifully designed home provided a much needed space for rest and recharging. We had asked our helpful host for recommendations for an enjoyable walk and we’re not disappointed. Excellent walks are available immediately next to the property. We ventured slightly further afield to explore the South Downs Way, Wild Flour Cafe provided a delicious freshly made salad bowl lunch on the edge of a National Trust farm. We also tasted a local Bacchus wine at the Ginger Fox - definitely somewhere we would like to visit again. On our final morning we went to Lewes Priory - a historic site set in extensive gardens, also one of our host’s recommendations. 10/10 Would definitely visit this stunning location again.

A wonderfully peaceful country retreat - the train line is not a problem - electric trains swish past occasionally but don’t disturb the sense of space and calm. A delightful and helpful host - on hand if help is needed but leaving guests to be self contained, too. Well proportioned and comfortable living areas - very comfortable beds - a sweet little balcony which catches the sun and is a perfect place to read the papers with coffee ! Convenient for Lewes which is under 15 minutes drive away. A good selection of walks leading from the property - a great destination for time out and to reconnect with nature.

My husband and I stayed in this beautiful, quiet and clean house for two nights, which we enjoyed very much. The owner was very helpful in giving us tips where to walk our dog best and where to go out for dinner. We will definitely come back.

Interesting property
We enjoyed our few days here - ideal remote location. Only challenge if you are 6ft 6ins is the bedroom. Tucked in the eaves getting in and out of bed was "Interesting". Property was clean and modern and accommodated the 5 of us very well. Would recommend.

Visiting relations in the area for a big birthday celebration, Chapel Farmhouse provided perfect accommodation for our weekend stay plus dog. Extremely clean, comfortable and well equipped, we had everything we needed. The location was ideal for us. Dog walks, cycling and (practically) the party location were all outside the front door!
Eugene was super friendly and helpful and we felt our stay was very private, even though the owners lived onsite. We would definitely book again.

Overall, our experience was good. The property was clean, furnished nicely and had everything we needed. It provided us with a great base from which to explore the area, and the owner was very welcoming and gave us some great recommendations.
I don’t think the property would be that suitable for anyone particularly tall as there are some low / sloped ceilings that even we (at 5’6”!) struggled with at times - particularly in the bedrooms. I’d also steer clear if you’re a light sleeper as the nearby trainline will keep you awake.

Great location -
The property was much nicer than the photos, there's a small balcony off the living room that is on the edge of the woods, it felt as if we were in the forest. So peaceful surrounded by beautiful countryside

Weekend visit
We had a lovely weekend in the cottage. It’s modern throughout and the layout is great for socialising. Eugene was a really helpful host and came to say hello on the first day. My only criticism would be the shower head does not stay in place, so would probably need fixing or replacing.

Lovely place. Friendly owner. Very helpful.

Great base for exploration
We had a great stay at this property, exploring the nearby fields, gardens and beaches over a few days. Eugene was really helpful before and during our stay, suggesting some lovely outings in the nearby area and generally making us feel really welcome.

Nice place to stay
We had a good experience overall despite the railway line close by. It was very hot inside the cottage and fans would have been welcome. Friendly & welcoming owner. Thank you.

Short family stay
Owner was helpful. Property was good, clean and conveniently located. Railway line is very close and you can hear the trains. It didn’t wake us.

Good clean and cosy base
Pretty much get what it says on the tin! A lovely clean cabin, with a nice sized lounge and kitchen diner, with cosy loft rooms, in the quiet countryside that is a really good base for exploring the local area, Brighton and beyond. Dog friendly though be aware that the only available outside space is a small decking area. Having said that there are plenty of local paths for dog walking.
Also highly recommend Newhaven fort (df) Lewes Castle (beautiful but not df) and the Lewes Priory ruins (very df) as well as the usual South Down walks and beach jaunts.
