About this house rental
The Courtyard is in a secluded position in the grounds of Holmby House with an exclusive two acre enclosed garden, tennis court, table tennis, croquet lawn and outdoor heated swimming pool which opens in April and closes at the end of October. Situated on the edge of the Cotswolds, the house is surrounded by beautiful undulating countryside. With a dedicated enhanced, fibre-optic broadband hub and smart TV, the accommodation provides a private place to either work or relax with exclusive facilities.
The Courtyard comprises of newly renovated, luxury accommodation, all on the ground floor. The house, which sleeps 8, is comprised of 4 double bedrooms, all with en suite facilities. There is a sofa bed in the sitting room and an extra shower room off this room. Groups of 10 can therefore be accommodated. There are also two z-beds at a reduced rate suitable for both adults and children, available at a reduced rate, plus a travel cot free of charge.
The Courtyard has a large, impressive sitting room with lovely views, a superbly fitted kitchen and a spacious dining room. There is a poolside dining table and sun beds plus two other terraces for exclusive use.
There is a well stocked village shop a two minute walk away. The garden is fully enclosed and together with our adjacent field and lovely walks from the doorstep, it is a lovely place for dogs. A maximum of 3 dogs can stay and the charge is per dog. There are also great cycling routes from the house with a number of local characterful and rural coffee and tea establishments.
There are a plethora of good dining and drinking pubs in the area.

We had a fantastic break away at The Courtyard. The teenagers loved the pool, the dog loved the huge garden and field, and we all appreciated the very comfy beds. Plenty of space for our group of 9 with lots of outside seating to soak up the sunshine and enjoy the stunning garden. We’ve already started talking about making a return booking!

I cannot say enough amazing things about our wonderful trip to The Courtyard last week. We had the BEST time! I booked this trip for our annual family Easter trip. It was myself, husband and step daughter (5yo), my parents, my sister and BIL and family dogs. The property was absolutely perfect for our needs. On arrival and the miserable weather, Sally was there to welcome us to her beautiful home. The property was absolutely spotless and the most lovely welcome gifts of homemade cake and bread, Prosecco and crisps made a fabulous welcome. For a self catering property, it was so well equipped with essentials that we didn’t expect. The coffee machine and pods were the ultimate morning treat! Sally’s garden is just out of this world, so well manicured yet welcoming for humans and dogs at the same time. We were so lucky to be able to enjoy the views, pool and tennis court/table tennis during our stay, mainly for our Family Easter Olympics! Sally and family were so welcoming and on hand to answer any questions on the lead up to our stay, yet made the property perfectly private whilst we were there. We are already planning our return trip to such a beautiful part of the country. Thank you again Sally and we really hope to meet you again soon!

We had a wonderful stay at the cottage. The pool was amazing and warm for our kids to swim in and the apple tree was in full bloom. Sally was a wonderful host and greeted us with delicious treats. We loved our weekend at the cottage and would definitely return!

Absolutely catered for all of us. Swimming,Croquet,Table Tennis, Tennis Court. Barbeque.

The property was absolutely lovely. It was comfortable and well maintained for 8 adults and 2 infants.
We loved our days playing tennis and swimming. Sally is an excellent host and checked we had all we needed. The house is surprisingly private and we felt like we had it all to ourselves.
We also loved the fresh raspberries from the garden.
It was a fantastic week.

We had a lovely holiday at this property. The gardens are beautiful. The children spent most of their time in the pool, which was kept at a lovely temperature the children loved it. The accommodation was comfortable and spacious. We loved our holiday and would love to go back again.

Couldn't have wished for a better place to stay. The grounds and adjacent field made for a beautiful setting and the swimming pool was super! Hosts, Sally and John, made us feel very welcome. We all had a very relaxing and enjoyable holiday and hope to return soon.

Great facilities, just as described. Helpful owner on site - offers advice if needed but allows you to just get on with your holiday, if you prefer.

Paradise in the hills and valleys
Beautiful grounds with a sensible distribution of rooms to accommodate the required number of guests. For families there is a large dining room that is suitable for few generations of families to gather. Owner is extremely helpful and at the same time constructive to an extreme. Pool is warm and very welcoming assuming you get a nice English day.

A weeks holiday at The Courtyard, Holmby House
We had a lovely week at The Courtyard, celebrating my father’s 80th birthday. Sally was very welcoming and made us a cake and gave us a bottle of Prosecco. The property had everything you needed and the garden was beautiful with lots to entertain the teenagers. It’s a magical place and I would recommend it to anyone!

Beautiful stay
Sally was a fantastic host, preparing freshly baked bread, cake, crisps and prosecco on arrival! Sally also allowed us to have an early check in and late check out. The property was beautiful, exactly as the photos, lovely heated pool and amazing garden. We had a really wonderful stay and made our friends hen do very special, thank you so much!

Amazing Weekend!
We have just got back from a fantastic weekend at Holmby House. The house was perfect, the rooms were great, the communal areas were big enough that you didn't feel cramped, which was great as there were 12 adults on the first night.
Everything was provided and had been thought of.
The grounds of the property are gorgeous, the pool was so warm it was amazing. The weather wasn't that greag, it was cloudy all day and around 17 degrees but we still managed to enjoy the pool as it was heated so well!
Sally was also great at communicating and was very friendly and helpful.
We would love to return to the property one day.

Beautiful weather to enjoy pool
My friends and I had the most wonderful time here and Sally and Husband were so accommodating. We feel the house is even better than advertised with the gardens coming up trumps we were able to enjoy these and the pool with the arouma of honeysuckle around us. The living area is great for a bigger group and they had enough loungers to accommodate us all. Thank you Sally& Husband, 2nd time lucky, we're so glad we found your house, you helped give my best friend the most brilliant send off for her marriage, jess & Co. xxxx

Lovely house in countryside perfect for weekend away with friends
We had a fantastic weekend - lots of social space and big dining area. Great that all rooms are ensuite. Only issue was communication before the stay as the host did not have access to her account and so was not replying. When we were there the host was really helpful and lovely!

Lovely Property
We stayed at The Courtyard for a Birthday weekend as a group of 12. The accommodation was lovely - clean and well maintained with plenty of space for all of us. The living and dining areas were lovely spaces for us all to come together as well.
The only downside was that it was close to other properties so we had to mindful of the noise late in to the night considering we did ask about noise when placing the booking.
Would visit again without a doubt, maybe during the summer so we could take full advantage of the swimming pool, tennis courts and garden area.

Our stay at The Courtyard was perfect for our holiday needs. The layout of the house gave everyone their privacy. Several areas within the gardens had outside seating and tables to enjoy relaxing time together.
Children enjoyed the swimming pool every day,even the rain and cool winds didn't put them off.
The tennis court was good fun. Situated at the lower end of the garden surrounded by trees and shrubbery - perfect.
A big thank you to Sally who made us very welcome. The goodies left for us to enjoy were fabulous. The cake especially was amazing. We will deffinitely be back next year.

The most beautiful property and grounds.
We hired the Courtyard and Holmby House for my husband and his twin brother's 40th birthday. We stayed with our families, with children ranging from 3-12.
The property was spotless and Sally had thought of everything. We had the most wonderful welcome prosecco and fresh home made bread and crisps.
The grounds were breathtaking and the trees and flowers were stunning. The kids favourite parts were definitely the swimming pool and tennis court. This is such a hidden treasure in a beautiful, rural Cotswold setting. The loveliest place we had stayed. Sally was always on hand if we needed anything and an amazing host.

Beautiful and fun Cotswolds estate
We visited for a long weekend in October. The property gardens are amazing and expansive with so many places to roam. The hosts were super welcoming and had the heat turned on, treats and all the amenities you would expect at a hotel. We played tennis, swam in the heated pool, played croquet and table tennis. It was a short drive to many picturesque towns and activities like clay shooting, bird flying experiences and country walks.

Amazing stay for a hen party
We had the best weekend at Sally’s beautiful home. Sally was extremely helpful and even allowed us an early check in and a later checkout. On arrival she had laid out some fresh bread and a baked cake, and the house, garden and pool area was beautiful and clean. I would highly recommend staying here for any sort of holiday, whether a stay with friends or family. I wish we could have stayed longer to explore the area more. If I could give more that 5 stars I would!!

Wonderful setting and accommodation
The property looks great in the listing and it’s even better in reality. We were blessed with hot and sunny weather so were able to get maximum enjoyment from the fabulous and large garden, pool, tennis and croquet courts. The setting is stunning and we commented that we could have been in Tuscany when sitting by the pool! The house is very nicely furnished and presented and the rooms are spacious - plenty of room in bedrooms, sitting room and dining area. Another plus was patio areas both sides of the house to get sun morning and evening and an additional dining area by the pool. Dogs need prior agreement with owner and there’s an additional charge - but this isn’t mentioned on the website hence the 4 stars for accuracy of online info. Otherwise perfect in every way.

Fantastic hidden gem
We had a wonderful time! The house is beautiful, plenty big enough for the 8 people we had there, with a lovely outdoor pool, grounds and tennis court that we took full advantage of.
We had plans to go to many places in the area, but in the end only managed a couple of local trips - the house and grounds are so nice you can spend many relaxing days there!

The whole point of a holiday rental is finding somewhere beautiful and different, but also comfortable and relaxing to stay in. The Courtyard is the best place we've visited in for a long time. A lot of that succes is due to the efforts of Sally, the owner. The gardens are beautiful, the setting of the pool glorious and the house itself well-equipped and comfortable. We had a fab week....thank you.P.S. Our daughter is a wheelchair user and with a portable ramp the house is very accessible.

We were blessed with warm weather and so just enjoyed the tennis court, croquet lawn and the lovely pool. It was well heated so became the focal point of our break. Our dog just roamed the lovely garden and had a great time too. The gardens were very special, vast and with amazing flowers. There were so many places you could just wander or sit and take it all in. Sally and John were very friendly and left us some Prosecco and lovely homemade bread and cake when we arrived. We only left the property to take the dog for walks. There are hundreds of footpaths radiating out from the village and we just downloaded a map to our phones and wandered at random. The village (Sibford Ferris) is lovely and the nearest village (Sibford Gower) is a few minutes walk away across some fields and that is very pretty too. Fantastic stay, and we would happily come back.

Stay in Cherwell
We spent a long weekend at this lovely rental. The weather was terrible but that was the only negative! Sally was so helpful and the accommodation was spotless. The garden is gorgeous and we made full use of the swimming pool, croquet lawn and tennis court. The owners have thought of everything you could possibly need for your stay - even a lovely cake and fresh bread on arrival. Can’t recommend highly enough!

Wonderful Birthday Weekend
We stayed here for 4 nights for a special birthday weekend with a family of 8 adults and a dog and had a wonderful stay. We enjoyed using the pool, the tennis court and croquet and all the different outside areas which came into their own at different times of the day, from breakfast on the front terrace to beautiful sunsets at the back. The gardens were beautiful, the accommodation was spotless and very comfortable and Sally was very welcoming. It was an easy drive into the Cotswolds for some trips out, but we spent most of our time just relaxing at the property. Highly recommended!

Tranquil getaway with all the trimmings
Warmly welcomed by Sally who went above and beyond to make us feel comfortable and safe. Property was beyond expectations, very comfortable to relax in with the bonus of lots of natural light throughout.
Stunning garden, tenderly looked after with seating carefully placed to soak up the beautiful surroundings, sunrises, sunsets and night sky. Pool was perfectly heated and easy to operate. Huge tennis court equipped with plenty of racquets.
The surrounding area is perfect for long walks with plenty of footpaths to follow. Views of acres of green land, trees and grazing farm animals. The local farm shop is filled with lots of artisan produce ideal if you want to make your meal extra special.
Sally and John were the perfect hosts and treated us like family. We look forward to visiting Holmby House again.

Wonderful short break
We had a wonderful time here, Sally and John were very welcoming and the house is beautiful. The swimming pool was so warm, everyone loved it, and the tennis courts, croquet lawn and table tennis were really fun. It’s an amazing place for a group of up to 12 people to relax and spend quality time together. Sally baked us a lovely loaf of bread and a cake and gave us a bottle of wine, which was really nice. Perfect break, thank you.

Excellent in every regard.
High quality accommodation , spotless and well maintained, everything you could ever need indoor and outdoor. Heated pool tremendous. Gardens are high class, in fabulous condition, secluded and plenty of space providing peace and quiet. Village shop 3 mins walk well stocked and marvellous farm shop 12 mins drive so no shortage nearby for supplies. Lovely hosts and a few nice surprises on arrival. Can’t wait to visit again.
