It looks like this hotel hasn't been refurbished since the 1990's.
It looks better in the photos than it actually is.

Monika was very welcoming, check in process simple, room clean and comfortable. Breakfast really lovely.

Super friendly staff who were so helpful -we had tickets for a November show that got moved to February and they moved the booking without any extra fees! Super easy check in, large rooms, and surprisingly easy to get to Leeds centre (lots of buses). Thanks so much, will definitely come here again the next time we're in Leeds. Amazing value for money

Comfy mattress... Really good night's sleep.
Fantastic location for what we wanted.
Quiet area.
Tea making facilities had a good selection and a biscuit with hot choc sachet a nice bonus.
Shower didn't work properly, had to wiggle to get dribbly water through the shower head.... not a massive bother we had baths instead. Spoke to lady on checkout - she said ok so should be easy enough to replace for next booking.
Clean but very outdated. Loads of unnecessary doors around the place.
The car park needs cementing over, big holes and mud everywhere. Dead rat next to my wheel. The wardrobe covered the radiator but had a hole cut inside at the back to reach the radiators control! Plug sockets everywhere but TV kettle and microwave plugged into extension lead-not sure why.

The breakfast was average, the location was not bad.
The place was terrible, in need of upgrade / cleaning.
The carpet looked extremely dirty everywhere. The shower curtain was full of mildew and needs changing. The headboard of the bed looks really dirty. We slept with the light on the entire night.

The host was rude and spoke as if we were children or newly conscripted prisoners. We could hear every footstep, conversation and phone beep from the room above and next door.

Location was good for Headingly and the cricket/rugby grounds - That's probably the only positive.
Where do I start?
- I rang earlier in the week to ensure my request for a twin room had been received and was spoken to like dirt. It really took me by surprise and should have been a warning sign.
- As much as I knew the room wasn't going to be anything special, it was mega, mega old fashioned. I'm glad it was a warm and sunny day I stayed on, as if it was winter I'd bet I'd have been horrendously cold. There was a heater in the room but wasn't needed thankfully.
- Broken appliances in the room. Iron leaked water. Didn't bother asking about a replacement due to first point above.
- Beds were really uncomfortable. Didn't get a wink of sleep. Single glazed windows too. As much as it's not necessarily on a busy road, we could hear cars as they came past which kept us awake.
- Shower was dreadful. Wouldn't stay on the hook. Bathroom tiles were also cracked on the floor and walls. Couldn't open the window, either to let out the steam so was terrified of setting off the fire alarm.

Room smelled of cigarettes when we entered. Bathroom moldy, missing tap. Room decoration was shabby. The whole hotel needs a good clean.
