As much as the place is not too far from the arena, the fact that my refund was refused when I asked for a cancellation for a room which I didn't stay in, and was made to pay an extra £10 for another room is really outrageous; the staff did not do a very good job in refunding my money

The location was just right as it was close to Family and the Funeral Event
The Room was right on the Top Floor, too much stairs which were typical attic stairs and going up with luggage was not safe and was a lot of stairs to climb my husband almost tripped over the carpet on the top of the stairs as it was ripping. The side tables and the desk table in the room had staines under the glass surface which, if they had lifted the glass when cleaning the tables could have also been cleaned. I also had to re clean the shower before using it and there was a big rust stain on the floor by the toilet. The carpark was like a building site full of uneven gravel and dust a wheelbarrow and what looked like cement bags not very welcoming, neither was the reception area it was dull and un -inviting. The pictures on their site are deceiving.

For the price you pay can’t expect more than that . The room was clean and pleasant.

The property was great value for money, a comfortable room with tea making facilities and a fridge
Parking could be a bit easier as very difficult to park in the small car park

One of the windows was missing a curtain but had blinds to ensure privacy but even so it let the light in very early in the morning

Everything was awful, felt unsafe, everywhere scruffy! Bed squeaked bathroom was in another room!

The whole place was very run down. The room was not clean at all. There was about an inch of dust on and inside the kettle, so did not use. The bed was extremly uncomfortable and so we had no sleep. Light blinds up at the windows, so light got through, no curtains.

Your bed is very bad , making more noise, if you able to look at that aspect and also the washing room doesn’t has light thank you.

room was excellent and very clean room
when i arrived i found a lady who told me she had to go and to be honest had no time to give me proper checkin she was rushing. the neighbours were so noisey opening doors through put the night i was afraid as they sounded drunk and seem to be very regular.

Room was in a quiet location downstairs. Didn't hear much noise from the other guests. Bed was comfortable enough and clean. We received fresh towels and bedding, the TV was great.
The aerial connection on the TV was intermittent. We adjusted this and placed the aerial on the wardrobe which resolved the issue. One of the toilet rolls had what looked like fecal matter on it. The rooms were relatively clean but not spotless.

Clean and tidy, friendly reception staff, tea and coffee facilities and towels provided in the room. Basic but comfortable facilities.
Very steep drive plus lots of broken patio steps up to the building, so not suitable for those requiring accessible entrance. The upper floors had uneven stairs and flooring, so I injured my foot twice. The bedroom window frame was warped, so could not be closed. The most difficult aspect of our stay was that the (very loud) fire alarm went off five times on the first evening, reportedly due to steam from a shower somewhere else in the building. My children were very distressed at being woken up repeatedly by this.

Room was located in outhouse in car park, no security light and when told we would have to walk, in the dark, to the front of building to reception, we were told, lt" the light must be broken" but not helped. We were 3 women on our own.
Poor excuse for a car park, littered with debris, but didn't feel safe leaving it on the main road.
Noisy fan, which ran all night in en suite, so we were forced to use earplugs, that, thankfully, we brought, just in case of noisy neighbours.
Missing flags on steep front steps. Overpaid at £126.00. Complained when we arrived home (as we ran the marathon and were a tad preoccupied beforehand) but no response. Never again. Location in city was poor, rundown and we felt unsafe.
Not recently refurbished as described, and I've a feeling it's used as a hostel, as some people appeared to be self-catering in a communal kitchen area. If this is the case, advertise correctly.

Very comfortable room. Cleanly kept. Pleasant staff and easy check-in. Very nice shower!
Poor WiFi. Bathroom was very small - very little room for legs when using the toilet. Room was also small, but suited my needs fine.

Reception staff were friendly and a night porter was on duty all night.
There appeared to be some common areas which we didn't explore.

Staff lovely ,friendly helpful, room very basic ,radiater hanging off wall, fire alarm went off early morning due t someone vaping! In high crime area ,as taxi driver informed us !

Staff very friendly and accomodating (booking at very short notice!). Also very patient and understanding and helpful.
Rooms clean, set up as expected for a hotel,
beds comfortable, sheets clean.
Private out of sight parking was also a bonus for group on motorcycles.
