About this villa rental
Palm Vista is a sparkling clean island style villa situated 500 feet above sea level on the boundary of the national park. This is one of the very few villas on St John that offer both sunrise & sunset views! Plus, Luxury Retreats International has rated Palm Vista as "1 of the top 10 view villas in the world"!
The 280 degree panoramic views are unparalleled on the south shore; providing views all the way to Ram Head with sunrises in the east, looking south into Reef Bay, Fish Bay and Rendezvous Bay, and to the west for great sunsets. The site gives you the ultimate in privacy, yet you are close enough to hear the gentle sounds of the surf below. Plus, the national park is right next door providing easy access to hiking.
The villa is equipped with Solar panels & Tesla power walls to provide electricity during power outages.

I have the best maid on the island, so you will find the villa VERY CLEAN. The pool is also professionally cleaned once a week.
The vaulted ceiling Great Room constructed of native stone walls and travertine marble floors, has 20' wide sliding glass doors to the south providing a great ocean view with screens for you to enjoy the cooling trade winds. The French doors to the east provide additional ocean and pool views. The large sectional couch provides comfortable seating and the new Samsung 46" flat panel TV is connected to satellite as well as DVD. There is also a bar and stools; perfect for entertaining.
Each of the three air conditioned bedrooms have their own en-suite luxury bath, with magnifying Spa Hotel make up mirrors and custom Walter Zanger tiled vanities trimmed in mahogany. Plenty of shelving for easy living, plus large travertine showers. Each bedroom has satellite TV as well as wonderful ocean views!
The main level has a large Veranda which wraps around the south and east of the home, covered in coral tile and amply furnished for relaxing and dining. The views from the veranda are too good to describe - this is where you will spend your time, enjoying the cooling trade winds. The veranda flows to the pool deck, also covered in beautiful natural coral stone.
The pool deck has new Frontgate chaise lounges purchased in 2021.
Palm Vista was completed with loving care as you will see, from the hand made pottery light fixtures, the detailed tile work, the beamed ceilings to the star fish adorned bulkheads no detail was spared. Come and experience the paradise of Palm Vista!
Rent from 2 to 3 bedrooms; priced accordingly. two bedroom rental guests can choose from the 2 King bedrooms or the Queen bedroom on the main floor with en-suite bath & one of the 2nd & 3rd King bedrooms on the garden level, each with their own en-suite baths. Rates are based upon double occupancy; up to 4 guests = 2 bedrooms, 5-6 guests = 3 bedrooms. If you have a total of 4 guests, you can pay an additional fee if you desire the 3rd bedroom. If you rent less than 3 bedrooms, the un-rented bedrooms are locked out and never rented to a different party. If you have a need for a 4th bedroom, you can rent the Guest Suite on the property next door; contact owner for availability and more details.
A rental car will be required for your stay. 2 or 4 door 4WD Wrangler is recommended; not because you will use 4WD, but Jeeps sit higher off the ground making maneuvering the hills and turns on St John easier. Road/construction: in 2022 work is underway to bury the utility lines on the major roadways. This may cause some slight traffic delays. Also, sometime in 2022 or 2023 construction of a new home is scheduled to occur nearby toward the end of Skytop road.

The pictures shown does not do this home justice. It’s such a beautiful place with spectacular views. It is super privately located as well. Me, my husband & our two children (ages 11 & 15) stayed here for 8 nights during Memorial Day weekend and the week after. The host and the property manager were very friendly and helpful. They always responded within minutes of texting them (I only had to text them once during our stay to replace a battery in one of the smoke detectors in a downstairs bedroom bc it was beeping from low battery. They had it replaced within an hour. 👏). The home is also conveniently located, but very private. I can not recommend this place enough.

My husband and our two teens had a great week. House was exactly as described and the views are spectacular. Teens loved the layout of the two bedrooms with outside entrances. We played bocce, swam in the pool and used the grill and well-equipped kitchen. Beach chairs and coolers were great for the beaches. Drive to get to the rental is an adventure…definitely glad we had a jeep. Highly recommend sailing on Tipitina as an excursion and visiting the Windmill Bar. Favorite beaches were Hawksnest, Trunk Bay, and getting up early one day and going to Maho—great snorkeling with lots of turtles. Rented jet skis with the “tour” at Cruz Bay Waterspots at the Westin..so pleasantly surprised, it was awesome and the kids had a blast. We had a great stay and would rent this house again. Thanks!!

We stayed at Palm Vista for 7-days over spring break with our family of 4 - two teenage boys. It was perfect for everything we needed. The views were incredible! The beds were comfortable, and the kitchen was well stocked with everything we needed. Communication with Michael from the very start was the best we've had from a VRBO owner. He provided tons of details to make getting to & from St John and Palm Vista easy, and offered many great suggestions to make our stay even better. I would definitely recommend this place and Michael!

We had not been to at John’s for over 30 years- we are sorry we waited so long! My wife and I had a wonderful time and we could not have found a nicer place and host! The villa is outstanding in all aspects from the view to the bedrooms to the pool- it is all more than we expected and the thing that puts it over the top is Michael the host! From the time of rental to arrival and throughout our stay he was unbelievable. We have stayed in many vrbo’s etc over the years and he is by far the best host we have ever had! Thank you Michael!

Palm Vista is a beautiful property with views that are incredible! Our host, Michael, was easy to communicate with and was always available from the moment he met us at our rental car pickup until we left the villa.
We are a family of five with three adult children and everyone was very happy with the property.
The villa is decorated beautifully and was clean and well stocked. The linens and towels were like new and plush. The furnishings were comfortable and not worn. Our favorite area of the villa was the veranda. We especially enjoyed our evenings together star gazing and watching the lights of the boats as they passed in the night. The views are breathtaking! The drive to the villa is a bit of a journey but to have the views that we did I would say that it is worth it. It's just a part of the island adventure!

Thank you Michael for sharing Palm Vista! We loved the property and had a great vacation. The views were outstanding and the villa was clean, comfortable, and as advertised. This was our second trip to St John, and our time at Trunk Bay on multiple days was heavenly. I actually enjoy the steep winding drive to/from the villa, but it can be a bit unnerving for some.

Our family rated this as one of our best vacations. St. John's is truly paradise, and the views from Palm Vista are breathtaking. Michael and his staff made it so easy. They met us in town and led us to the property. He gives great suggestions for dining, beaches, car rentals, etc. The house provided beach chairs, coolers and towels for the beach, and the kitchen was well equipped. The three bedrooms were perfect for for our three couples and very comfortable. All in all a perfect spot for anyone wanting a beautiful get away.

The house layout was perfect for us and our two college age children. Unbelievable amenities on a remote island with incredible views. The condition of the property is great and very comfortable. Small pool was ideal after long days at the beach. The property manager was easy to reach and responsive. Well stocked kitchen, comfy beds, clean bathrooms… and great outside living space!

From the moment we stepped onto St John, we were greeted by the kind hearted Bernard who made sure we got our Jeep and escorted us to the top of our vista rental! The views are something you have to see to believe. Throughout our villa, Michael and his team have added nice little touches to make you want for nothing. Palm Vista is a gorgeous property. It’s located close enough to Cruz Bay to go in for dinners but you can also enjoy the quiet neighborhood and grill out for dinner on the deck. The panoramic views from the deck are amazing. The beaches in St. John are pristine. Will definitely go back. Highly recommend this property! Well stocked kitchen items and awesome pool too!

Views were incredible, house was as the listing indicated - comfortable and well equipped. Only thing to note if you plan on staying here with children is that the upper level and lower level are only connected via outdoor stairs, and the location is steep, so you have to watch them pretty carefully, especially at night. We set some boundaries on when the kids were allowed outside alone and didn’t have any issues. Otherwise, the views were truly incredible, and overall we had a wonderful visit to St. John.

The views at Palm Vista are a sight to behold. We could not get over the gorgeous, panoramic water views on all three sides of the house. We had the pleasure of seeing two beautiful rainbows extend from the top of the mountains to the sea, and the stars at night were breathtaking and all encompassing. With these phenomenal views comes the one drawback—for us it was the climb up a steep and winding terrain to get there. We got used to it quickly and actually enjoyed the open air cab rides ($50) but if you plan on coming and going a lot, getting groceries and visiting the sites, get a mountain friendly car from a reputable rental place. (We crossed our fingers with our Nissan Rogue each time we ventured out). The food on the island was delicious at every one of the bars and restaurants we tried; loved the ones with water views the most. We enjoyed a great day at beautiful Trunk Bay, but would also recommend seeing the other side of the island that we missed (with donkeys). Michael, our host and owner, was kind, extremely responsive and helpful in getting us to the villa and situated in his well appointed rental which had everything we needed in the kitchen, grill/pool/patio area, and in the bedrooms/baths for a comfortable stay. He left us thorough information and recommendations on what to do and where to eat and was truly a Superhost! Driving aside, Palm Vista was picture perfect, and St John provided unmatched beauty!

We are a family of six including a couple with two toddlers and their grandparents. This place is fabulous. The property and views were beautiful as promised! Michael was great to work with from start to finish. He was very informative and helpful. He made himself available for any questions we may have had. He was a perfect host.
We ate all our breakfasts and dinners at the property. The kitchen had everything we needed to work with. Dinner on the deck offered some of the best sunsets we have seen made better by the wonderful sea breeze.
The beds were very comfy and great bathrooms. The breeze made hanging out and sleeping very comfortable. All the bedrooms had air conditioners but we only used them one night as the breeze kept us cool enough. The little door connecting the downstairs bedroom closets made it easy for the 2 toddlers and mom to move between the 2 bedrooms at night without going outside.
The pool was clean, had full sun and more breathtaking views.
As you can see, we were extremely happy with our host and his property. We highly recommend staying there!

Overall, Palm Vista is a wonderful villa with jaw dropping views and all the amenities you need. Host is very friendly and responsive - checking in to make sure you are having the perfect trip. Highly recommend!

Michael was incredibly accommodating, and the property was infinitely better in person than on the listing. The pictures absolutely do not give it the appropriate visual for what it actually is. The pool was perfect to come back to after a morning and afternoon at the beach. We kept trying to negotiate with him how we could stay another 10 weeks. I would without question stay here again, and having Michael as a resource was invaluable. We are already planning a stay with him in the fall.

Our family of 5 really enjoyed our stay at Palm Vista. The house is extremely well appointed and has everything you need for a great stay in St. John. Michael met us at the market and led us to the house and gave us a full tour of the property and all its features upon arrival. It's an easy drive from Cruz Bay and the beachers. The pictures really don't do the the view justice, as it is incredible! Highly recommend a stay at Palm Vista!

From day one we were amazed by Micheals house, and the breath taking views. We were welcomed by Bernard, who showed us to the house while we followed in our jeep. When you pulled up the view hit you right away. It was almost like it wasnt real. We walked by the amazing pool to get into the house. The rooms were decorated beautifully and had everything you could need to make you feel at home. All the drawers and cabinets in the kitchen were stocked with everything you would have in your own kitchen. The bedrooms were beautiful as well. The linens smelld amazing as well as all the shower and bath towels. The beds were super comfortable and had plenty of room for two adults in each one. The furnitire through out was tastefully done and made you feel at home. The view from the great room was stunning. You looked out at Fish bay and the open sea towards St Croix. When you stepped out to the deck the view got that much better. You have more than a 180 degree view of the island and different bays.
Micheal was very detailed with his guest book. From how the house funtions with the everyday usage of water and power. To the best restaurant selections and places to check out on the island. It may be weird to say but i never felt like i was on vaction, but like i was home just living my normal life. To me that is what is most important. Feeling like your home but in paradise couldnt be a better combo. At night we would sit in the pool or on the porch, and listen to the tree frogs sing. It was so quiet and peaceful there during the daytime as well as night. I suggest sitting outside by the pool at night and looking at the stars. The sky there at night is so bright and beautiful. If your looking to book a great place that feels like home, this is your place . We stayed for 6 days at Palm Vista, and we will be going back again very soon. Honestly, you can't help but be taken back by the view! Frankly, there isn't a single time outside that I wasn't taking it all in. The house and property are beautiful and welcoming, and I would recommend to others. The owner was great to work with and we would definately go back!

The property has everything you need to feel at home so that you can relax. When not enjoying everything the island has to offer, we loved hanging out on the veranda and in the pool. The 3 bedrooms and 3 bathrooms are spacious, which were highlights for our 2 teenage daughters. A true gem!

Palm Vista Villa is amazing! My wife and I were joined by 2 other couples and we spent an amazing week in St John. The Villa was everything we hoped for and more. Michael and his property manager, Leslie, were excellent from the moment we first booked. The property is in immaculate condition and we loved grilling out by the pool and relaxing on the porch. We appreciated the thorough information Michael provided about the island and used many of his recommendations along the way.

The true view of Paradise!!!
The 180-degree view is so beautiful and calming. All we wanted to do is to set on the balcony and enjoy the atmosphere. The Villa was excellent with views from every room. We chose to cook at the villa several times because it was so lovely. We even brought in a private chef. This was truly paradise. We lacked nothing. The Host was top-rated. Great experience!!!

The perfect spot in St John!
The house is a perfect St John vacation getaway! The view from the villa is incredible. It was surreal to sit by the pool and watch sailboats in the distance. It has only been a week and we already miss it. This was our first trip in many years and our first real vacation with our 5 year old son. The house was a perfect setup for the 4 of us - my mom joined us on the trip and stayed in the upper level bedroom. When we arrived they had just finished cleaning the pool and the inside of the house was spotless. The pool was perfect for adults and our son used it every day after we returned from the beach. I would argue the lower green room we stayed in has the best view in the place with two sliding glass doors overlooking Fish Bay. There was even a little pass through in the closet that was perfect for our son to come in to our room in the morning and allow us to hear him at night. The bathrooms are wonderful and had some of the biggest showers we have seen. The rain shower with views of the bay on the first floor was outstanding. The kitchen is fully equipped with every pot, pan, tool that you will need and the ice maker never ran out of ice for drinks by the pool. The villa is also stocked with everything you need for the daily trip to the beach, multiple chairs, beach bags and coolers even extra full face snorkel gear if you needed it.
The biggest surprise when you get to the island is the roads on the island and how steep and narrow they are. The first day you make the drive to the house you wonder how far you are going to go up this mountain to the house. But by the second or third time up and down to the house it's no big deal (as the driver I thought it was fun). And the drive up is so worth it for the peace and quiet you get at the house. It was so nice after being in Cruz Bay or at the beach to return to our own personal paradise and relax by the pool.
Lastly, the communication with Michael and Leslie before and during our arrival was excellent. The amount of information about the island and the property was so nice for new visitors to the island. Michael was always prompt in answering my questions and sending updates. When we arrived we received calls from Leslie checking on our arrival and had someone meet us at the car rental to show us to the house.
We would definitely stay at one of Michael's properties again! Thank you for making our trip unforgettable!

Amazing views from paradise
Book it! This place was all it says and more. From the personal greeting and guided drive to the house to the attention to details, this property is amazing.
The views are epic. You can sit on the main balcony and enjoy one of the best views on the island.
The location was great for those wanting to explore the island as it had an intersection not far from the drive that will take you to the other side or continue straight to hit Cruze Bay.
The owner sends detailed and expert advice, and we took in a wonderful trip thanks to the amazing house and great tips.

The Views from this Property were Spectacular! House was very Clean., Beds we’re comfortable Kitchen had all the supplies we needed. Towels for beach pool and Showering were fantastic. The only issue we had was that the Pool was Dirty. Unfortunately it is the first thing you see when you pull up to the Property. We are easy going and typically don’t complain. We were told that it was dirty from the Sahara Dust, however other friends were staying at another Villa not too far away and they’re pool was very Clean. We Did enjoy the house, however never used the Pool Enjoyed all the Fantastic Beaches. Also the 2 king bedrooms has gorgeous roomy bathrooms, but did not have doors on their bathrooms, was okay for my husband and I, however could be uncomfortable for others that would like more privacy.

Michael’s property is first class. The view is breathtaking and pictures do not do it justice. We will return to this property in the future.

Palm Vista is lovely and so well appointed. Michael's hospitality and suggestions made our first stay on St. John so memorable. Once we were used to navigating the road , the house is really in a great location for getting to beaches and into town. Oh those incredible sunrises and sunsets!
