It was a good price

The place needs some updating and repairs. Exhaust fan in washroom sounded like a helicopter it was so loud. The door needs repair and no screens on windows

Its an OK place, it certainly needs some serious cleaning and renovation, staff was really nice and was very helpful

Not clean, rooms and washroom needs upgrades to justify the price

The room was clean and convenient to many local amenities (by car).

When we moved the nightstand there was a pile of garbage - Smarties, elastics, hair bands, pencils....underneath. Obviously the cleaning is not extensive here. The pillows were also quite uncomfortable.

The owners are friendly

The place has not been well maintained since the last time we stayed there. Not so sure this will be our go to inexpensive place in Kingston anymore.

it looks nothing like the pics the beds were terrible was suppose to have an upgraded room and didn’t look downgraded tub wasn’t really clean no coffee pot people outside very noisy a lot of smell from people smoking weed and drinking near our door no ashtrays outside for people to put there butts in the outside courts need upgrade

The staff was nice

The sheets had dried blood on them and dirt, it was quite gross and pillows had so much hair on it nothing was washed Our towel weren’t completely dried either

Mattress was .. rough

I love to spoil myself once in a while to a jacuzzi suite... this is $200 for a motel. A Hotel with jacuzzi was $160 second night $120 and the Hotel had indoor pool, pillowtop matress and duvet so it made it so comfy. The oaks is not for sleeping. Lol great hottub though, probally one of the biggest.

Well I wasn’t given the wifi password the bathroom window was broke glass on the floor had to clean up no towels all weekend or when got there in the room the fridge worked for a hour then stopped and went hot so lost all my food and drinks milk everything the door jam of front door was in pieces and needs to be fixed trim just sitting there beside the door oh and all the light bulbs where dead expect two and last but not least the floor and walls where so messy feel like was a rip off to be honest and first time staying there it was that bad

The room was relatively clean, although I had to clean one of the sinks because there was something grayish in it - looked kind of like ashes or soot.

When a room is pre-booked, it would have been nice to have had the heat turned on before arrival because it took a while, after turning on the heat, before I could take of my coat.
