One of the best hotel I've stayed in. It's well located (a couple minutes walking to the main avenue) the room was spacious, bright and clean. The restaurant has a wide choice of dishes and the food is tasty. The staff members were so welcoming and helpful. I definitely recommend this place!

This is a great central hotel; very close to main Street with bars and restaurants but it’s not noisy at all. The swimming pool is amazing! Very helpful staff! I highly recommend this hotel.

Awesome boutique hotel with great price-value. Clean, well equipped, nicely decorated, spacious.

Quite loud, especially during the night. If you're a light sleeper, this might be a problem, walls/windows are paper thin. For us it wasn't a problem and we enjoyed our stay fully!

The service was very good and the rooms are so nice. Especially, the roof terrace is beautiful. We had some problems with our first room - so we got an upgrade to a much bigger room. Thank you so much!

It felt incredibly safe, security in the evening. Staff are all lovely it feels very personable. Rooms are so clean and comfortable. Location was perfect as its just a stones throw away from the main strip and totally safe to walk at night.

Very comfortable, well designed apartment with good beds, everything clean and pleasant and new looking. Nice pool, friendly staff and great location for everything in town. Good a/c and wifi.

The kitchen equipment was very basic, a few extra items such as a peeler, colander, grater and measuring cup would be useful. There was some street noise at night, but we quickly got used to it.

great staff, very friendly! realy good hotel close to mainstreet. cenotes, ruins and beach at 10 min by taxi or even possible by bike. Breakfast next to hotel is also great at Thomas cafe. Recommend it!

Pleasantly surprised at how amazing our room was!! Hotel staff was very courteus and friendly. Super spacious, clean, bed (mattress, sheets, pillow) felt super clean. Location was fantastic to walk to town and to ride a bike to the beach. Restaurant has good food.

wifi failed constantly

was very clean and the rooms are excellent loved it not too far from central excellent location very courtious staff. i would recommend biwa anytime had a wonderful time stay.

We came here for a honeymoon that was within our budget. Biwa was far better than we expected. I knew it was not a large resort on the beach. Biwa was very responsive on booking.com messenger service and offered to arrange flowers and sparkling wine in the room for our arrival for a reasonable extra cost. We where upgraded to a Suite from the standard room at no cost because of our honeymoon. The room was very nice, spacious and modern. The hotel building looks new and the pool although small, was very nice! We pretty much had it to ourselves the entire time. The rooftop bar is awesome but it's not open yet. However, they did let us go up with our own drinks and hangout up there which was nice. We also rented bicycles from them to get around which was very convenient. We visited the beach during our visit and it was full of seaweed making it unsuitable for swimming, so I'm glad we stayed in the Pueblo and not on the beach. If I ever visit Tulum again I will definitely stay here again. A huge thank you to everyone at Biwa for making this visit so personable and memorable.

Great hotel. Very clean and honestly very modern. There are two beds and a small kitchen. The staff is helpful. They call the taxis for you and make sure you are not overcharged. It is also very close to restaurants, grocery stores, and convenience stores. They also clean your room each day.

They do charge for extra towels on their pamphlet, but did not try to get one.

Don Tomas Restaurant is excellent. They serve good food with reasonable price. Staff is friendly

This was by far the best hotel we stayed in on our two month travels in Mexico. Great value, spacious apartments, with comfortable beds and fabulous hot shower. The staff were friendly and helpful, and the cafe downstairs was excellent.
