Fran's place is so lovely! Tucked away in a quiet street, super clean, and only a short walk into town. We had a great stay!

We could not have been happier with our stay. Absolutely perfect!!!

we absolutely loved our stay here. The house is close to the town and beaches and actually exceeded our expectations. The beds are very comfortable, the living room is a good size with games and plenty of books, the kitchen is a good size and stocked with all the cookware and tableware that you would need. The bathroom is a little small but had plenty of towels and hot water and honestly, what else do you need? We enjoyed sitting out on the patio out back with our glasses of wine and definitely plan on staying here again. Thanks Frank and Fran!

Great place for friends to spend time together! Either in the comfortable living room or the lovely back yard. The house is so convenient to the beach, shops and restaurants!

This is our third summer staying at the Holbrook House. We love it-great house, great owners. Perfect size for our family of 4. We love the location for walks to the beach, town, and train station. We love having the backyard, outdoor shower and grill-which are not easy to come by in Rockport! We will be back next year for our 4th year.

This was our second visit and it was just as delightful as the first. The house is a perfect home away from home. Fran and Frank make sure you have everything you need. I especially love that there were additional little books and activities for the kids. The location also can’t be beat. You’re right near the beach and downtown shops and food. And if you have kids, there’s a park around the corner. We absolutely plan to come back again.

Charming indoor and out, excellent location, very close to beach and Bearskin Neck's scenic harbor. Fran always available if you had any questions and she even gave suggestions for activities in the area. Very clean and accessible.

Staying here made for the most perfect Memorial Day weekend! The house was spotless and has an amazing backyard. The hosts were easily reached and were very responsive. The house was well-stocked; kitchen even had ground coffee for the morning brew! It’s a unique and old-fashioned (i.e., not accessible) beautiful property. It’s in a great location, just minutes from a park, beaches, and Bearskin Neck.

This was our second stay at this property which certainly indicates that we enjoy this rental very much. Fran and Frank are very accommodating and the place is clean, cozy, and well stocked. The location is great. Highly recommend this rental.

Small and cozy apartment with all the kitchen amenities. Comfortable living room for watching TV with streaming channels. Wonderful morning sun in the kitchen. Location is perfect for jaunts into town. Parking space right in front. Hosts helpful with any questions. Our first stay was a long weekend in early March. We have already made plans to return for a week in July. Looking forward to that!

Enjoyed our stay!

Holbrook house was perfect for our needs. Although we weren't there a lot, (tourist things) it provided us with a sense of comfort to start our day and end our day. Rockport is a friendly coastal town, with lots to see. We will definitely try to use this house again if we come back. Thank you for the use of your place.

Fran and Frank made renting this property easy. Very accommodating to us. Communicating with them was good. Always got back to us with responses in a short amount of time.

What a perfect place! Comfortable, clean, well equipped and an excellent location for walking anywhere in Rockport. The peaceful backyard patio was a lovely place to have breakfast each morning, the parking was greatly appreciated and the cottage feel was exactly what we’d hoped for. We loved staying here. My family has been coming to Rockport for over ten years and for many of those years we've stayed at Fran and Frank's lovely house. The amenities are wonderful and the added little touches that I've simply never seen anywhere else (circling the calendar on the fridge to remind us about upcoming fireworks, occasional texts to check in and make sure everything's good etc.) are of course delightful and so appreciated but I think its the fact that their house feels so comfortable, cared for and like somewhere I'd want to live. I think it comes down to how much they care about the people who stay with them, you can feel it in every part of the house. If you have the opportunity come to visit Rockport and you couldn't ask for a better place to stay then right here.

The house was lovely and exactly what we needed. The perfect amount of space indoors and out, and the perfect location. - just a short walk to the playground and beach.

This house was absolutely perfect for our family of four. The house was cozy and welcoming and felt like home for the week. We had everything we needed to cook meals in (when we wanted to) and enjoyed sitting outside on the patio. The location can’t be beat with the beach and town an easy walk. And if you have younger kids, there is a park in between the house and the beach too! This property is a real gem with wonderful and attentive owners and we look forward to coming back next year!

Close to beach and shopping. Small space- would work for couple with children. Could use some updating but we enjoyed our stay.

For four people this was a bit tight, esp. the kitchen and bathroom. Location and backyard were very nice. Parking extremely tight for 2 cars, but that's Rockport for you. Owners were very helpful.

My children & I have stayed here for five summers. It is a great space for the 3 of us and the owners are so easy to work with. Their home has everything you could need along w/ special touches like fresh flowers and menus/brochures for local attractions. You are close enough to walk to town and the beach and it is great to have a property that includes parking. We love staying at the Holbrook House!

The property was perfect for 2 adults and 2 kids. Between the house and the beach (5 min walk) was a clean playground, perfect for a couple 9 year olds. The private backyard was a great place for breakfast before a day in town. Fran and Frank responded to every question quickly and offered up great suggestions for dining and entertaining when we had enough sun. Highly recommend for small families or couples.

We have been renting homes listed on VRBO for many years. Reviews are everything, and they were spot on for this lovely cottage in Rockport. Property was just a described. Clean, well appointed home away from home. Hosts, Fran & Frank were so welcoming and have filled the property with everything you will need to enjoy a comfortable stay. This cottage is within walking distance to Back Beach, Front Beach, restaurants and shop's of Rockport. My husband had knee surgery last year so an easy walk was super important to us. There is a parking app available thru Passport Parking, easy to add time right from the app instead of having to run back to the meter. Short drive to Gloucester for whale watching, lighthouse tours and fishing charters. Eastern Point Lighthouse has a granite breakwater great for fishing on your own, or just for a photo op, a small fee is required, but this hidden gem is worth it. It was our first time in Rockport and we hope to be back again next year. Thank you Fran & Frank for sharing your home with us!!

We really enjoyed this location as it was a short walk to Front Beach, the Millpond, Main St, Bearskin Neck. The space was nicely equipped so we could eat most meals comfortably at “home,” if not in the lovely, private backyard. Enjoyed how quiet it was, too.

This was the ultimate vacation! Our host was wonderful and we could not have felt more at home. We can't wait to stay again!
