I didn’t have breakfast and the location was easy to find

In an excellent location to get in and out of town centre, the accommodation is very comfortable and oh so quiet both inside and outside. There’s a great selection of cereal and toast for breakfast, as well as tea & coffee to make in your room. Wonderful to have a room without a TV dominating, there were books to read instead. Loved it

Very basic breakfast, rooms had zero sound insulation (which hosts alludes to- if you snore, don't book...) and floorboards creak, so bathroom visits were noisy... I also didn't like being asked to leave a 5* review... I obviously missed it, so my fault, but it is a shared bathroom. Had I realised, I would not have booked. But again, my mistake.

Was messaged last minute before check in telling me they could not accommodate me due to an emergency, I had no where to go and was forced to go to a hotel almost double the.price as was last minute . They did eventually refund me but they refused to pay for the difference I had to pay to the other hotel. Would never book them again.

Room was misleading with Advertisement on booking.com My filters were for rooms for 2 people. This came up in the search. I booked. Then get told by the owner the room is for 1 person only. Plus absolutely no noise after 9, not even snoring. No exception to check in time. I told the owner there was a mistake, and I needed a room for 2. He said take it up with booking.com. the owner should have cancelled it for false advertisement

Nothing at all the landlord is neither approachable ,reasonable or trustworthy

The landlord attempted to cancel our reservation at the last minute despite it already being a last minute booking the man has a no snoring rule which you don’t get to see until your booking confirmation When I reached out to him to explain that one of our party had been recently injured which caused him to snore because he has to sleep on his back he said no refunds at this short notice and blocked me on Booking.com Please read ALL of the reviews before you book this place is probably not suitable for a work visit

Clean, host responsive, located close to centre in quiet street

The host is keen for everyone to have a peaceful and quiet stay, and is mindful of the thin walls. He therefore states no noise after 9 - no tv, no phone calls etc and he tells snorers not to book. Whilst I appreciate his aim here, I think he’d do better to rent the upstairs rooms together rather than individually. At present, you can hear people coming in quietly at night, using the bathroom, coughing and so on. The stairs and landing creak a lot. This makes it a somewhat unpeaceful stay, through no fault of the other guests. Overall the stay is very basic. The towel provided is very small and scratchy. There’s no plug in the bath. There’s no bin in the bathroom. The curtains are not blackout. There was a big black stain on the floor in the small bedroom. There’s one plug socket in the bedroom with a multi plug on it which felt like it was overheating when I plugged my phone in to charge. I also booked quite late and paid far too much for a single bed, and as a result I expected a higher standard than was provided. If I’d have paid £30, I think I would’ve accepted it as a cheap stay, but I paid £70 and was disappointed.

I would prefer ensuite and maybe a cooked breakfast. I only stayed for 1 night so did not see any staff so it was very much help yourself.

The first night I was locked out due to someone leaving a key in the door, had to sleep in my car, the response from the management was, sorry. That’s all.

The bed was comfortable and the parking was a plus.

The bathroom is shared and the room I was in, you could hear everything in the bathroom. There is no mirror close to the basin to shave. The breakfast is cereal or a piece of fruit. Not what I would consider a breakfast. Not value for money at all. I should have spent another £15 and got a better place.

Good room and bed, what I needed for the price. Owner very helpful when I had a minor issue.

Needing to be totally quiet after 9pm, being asked to not make phone calls or listen to a film without headphones - I can see why if the walls are really thin but it felt constricting and made the space a little difficult to relax in.

Room and property clean and well presented. Quiet location. Free parking although this was tight with all the other cars around (small ex-social housing close circa 1970s). Not far from Bath centre (about a mile or so) and close to a main bus route (£2 single or £3.50 return). Buses are fairly frequent and apparently stop around 2300 but you can walk back in 25mins or so. Breakfast is a range of basic cereals, bread (toast) and fruit from 0700. Water was consistently hot in shower and basin.

Room fairly basic and lacked a fan or fridge but did have a microwave. Shared bathroom which obviously I knew in advance, and floors upstairs, especially landing, was quite creaky, although neighbours were respectful and quiet. No bath plug which I suspect is deliberate in a shared facility, and no easy access to fridge as Landlord sleeps downstairs and shuts up from around 1500. Was expensive by national standards but locally seems amongst the lowest... Bath apparently very expensive to stay in.

Great location, very clean room, quiet and Henry couldn't have made the check in process easier. Highly recommend this property.

Not much really. I didn't use the kitchen facilities or have breakfast but the dining area was very clean

Shared bathroom was not good. Woke up to bathroom in use. Had to wait an extraordinary time.

Bed was not made . Bedding used and dirty crumpled up

Avoid this place

Location 30 min walk to city centre (along canal, no clear directions, unlit). Only oatmilk provided for breakfast (buy your own cow's milk!). Butter spread in fridge had plenty of mould on it. Unclear what was personal food or communal breakfast food.

Breakfast was really nice. Just cereals toast and fruit if you wanted and milk tea and coffee. Relaxing in the morning downstairs was good. My room was ok,Wi-Fi was good and access to the bathroom and shower was fine. Getting in and out the house, was easy, and although owner was not there he was easily connectable all the time. 30 min walk to town was good and then walk back is nice. Car parking was fine at end of road.

Adequate for a busy person with not a lot of time on their hands
