Clean, comfortable, well maintained facilities. Excellent customer service except for check-in procedure.

Check-in procedure that required guests to go to offsite Reception Office. We had to haul all of our six luggages to their downtown location before being let in. This hazzle could have been avoided if they incorporated this extra step in pre-check in procedure before arriving in Japan.

The staff was very curteous and helpful on the phone. Customer service was very good. The room was very clean and comfortable. It has everything that we need; a small washer, a small fridge, and a small kitchen. There were 2 good ACs in the room to cool the room. There was a big bottle of water waiting for us. Although we didn't use the sofa, one more person could've slept on the sofa bed.

I didn’t like the check-in process. There were 7 of us. We booked two rooms knowing we had to check in at a separate location than the hotel. I wish that I was told about being able to pay the occupancy tax and check-in remotely prior to my trip, I was under the impression that I had to physically go to the office and pay the tax with cash. I communicated through texts prior to my trip that there was a very little chance we would arrive before the office closes that we would arrive after hours because of our flight. But the staff through texts kept telling me to update our status, ETA. We rushed from the plane to the train, and during our train ride to Kyoto, we were so stressed about getting to the counter prior before 8 pm. When no one replied to my texts, I called the office, letting them know there is no way for us to get there before 8 pm. The office staff was very nice, helped me to check in remotely, and gave me the instructions on how to get into the building and room. I wished I was given the option to check in remotely before our trip. I didn't like the layout/setup of the room that one had to walk through the beds in order to get to the sofa. Although there were 2 ACs in the room, however, the AC couldn't reach the kitchen/front entrance area. There was no daily maid service. We knew the location was not very close to Kyoto station when we booked, a 24 minutes walk. We couldn't walk leisurely and explore the areas because of the summer heat. It was too hot outside to walk in the day. We could've taken the bus, however we chose to take a taxi almost everywhere because of the long lines/crowd waiting for the bus and the summer heat.

Mattresses we extremely not sufficient. Mattress were approximately 50 mm thick . The mattresses did not support body , All four of us did not sleep well . Mattresses need to be replaced with thicker more supportive ones

Reception desk not needed if all transactions are completed online. Reception desk is hard to find. Directions are not very clear. Bettee Map will help a lot.

Finding the location for the reception to check in was different from the location of the actual apartment. It was a chellenge to locate the building to check in.

The check in was easy and the staff was friendly. The location is excellent! Luggage storage was easy.

My "complaints" are minor. The only I can think of is that there was no coffee available in the room.

A little far from areas we needed to go

Stayed here during a family vacation and found the property to be well located, and quite comfortable for our group. It was within walking distance of public transit and a couple of cool spots like Gion and Kiyomizudera. Good amenities, full kitchen, and a laundry machine.

Our only complaint was that the mattresses were very thin leading to a couple of uncomfortable sleeps.

The hardness of the beds. The mattress were to thin for the wooden platform underneath. The tiny space between the beds and the wall was dirty, although the rest of the apartment was very clean.

It was walking distance to the attractions in Higashiyama and Gion.

The room was big enough for 3 of us and we were surprised with all facilities. Room’s functional was great.

There is no check in desk at the property. The place to check-in was close to the train station which was not possible to be found as the description in google map was/is completely wrong. They should pin down at Big Echo instead of 3 Couns.

The accommodation is good situated. On good walking distance from Kiyomizu-dera, Nishike Market, Pontocho Alley, Gion. Bus and metro stops and lots of supermakets, shops and restaurants nearby. We also liked the place self: spacious, good beds and clean. Good and professional communication by staff.

It’s a challenge to reach the location from the train station with big bags as local busses are full most of the time.

It is a service apartment hence it come with proper apartment setup with kitchen, small living room and laundry facility. The location is near main attraction, 10mins walk to Kiyomizudera and Gion. The bathroom come with the function of converting into a drying room for laundry thus was convenient for long vacation stayers like us.

The registration counter is not situated within the building itself hence we have to find out way to the registration office. The office is not located within the train station and need to travel with short distance from the station which proven to be inconvenient.

There didn’t seem to be any regular housekeeping, which was fine for our short stay. I’m not sure if this was stipulated in the property description.

Taxis had some trouble to find the place, but it is very close to a subway station, easier to drop off there
