Autumn, her family and staff are wonderful. They can arrange tours, motorcycles and have bicycles. The breakfasts are great. The pool is clean. The patio is filled with Bonsai and is a peaceful area to relax. Our room was spacious and the staff kept it tidy and stocked with fresh towels. There’s a row of restaurants a couple blocks away that line the river looking toward old town. Good value and food. Above all we were treated us like family. Couldn’t have been more welcoming.

The Bonsai is a little further from the main town than thought. No Problem short walk to everything.

Autumn and her family and staff were absolutely fabulous. Nothing is too much for them. The location is great as it is so quiet yet a short walk and crossing of the bridge and you are all but in to the old town. Lee would not hesitate to stay when we are next in Hoi An.

Everything. The owners are very friendly and gave us a lot of recommendations. They got us bus tickets for our next stay at Bai Xep without any problems. Excellent breakfast and wonderful Bonsai garden. Beautiful location in walking distance to the old town. And free bikes

Autumn and her family were so lovely and looked after us very well! Nothing was too much trouble - even let us borrow an umbrella as it was raining during our stay in hoi an. The location was great quiet but less than a 10 minute walk into the old town. Breakfast was lovely had a really good selection which you ordered the night before. There were bicycles available to use for free which we took advantage of to cycle to beach. Autumn organised a car to pick up from the airport and then again to drop us at our next hotel and even waved us off after our stay! Highly recommend for anyone staying in hoi an!

Unfortunately due to the heavy rain our first room had a leak but the next morning we were moved to another room which was perfect and Autumn even moved our stuff for us while we were out during the day.

The staff were happy to change our room and the room was nice. The bonsais and Koi were cool

Brdeakfast arrangements were a bit confusing.

The hotel has a large courtyard with many pretty bonsai plants. It is very pleasant to sit around in the courtyard. The owner family that runs the hotel are all very friendly and helpful. The room is quite large. The hotel offers good value for money.

The shower faucet was not working properly. The water was either too hot or totally cold. We could not find a position to get the right water temperature for more than a few seconds. The shower curtain was very moldy. There were two roosters crowing between 5 and 6, which woke us up each morning.

Staff were really nice. Gave us lots of good tips about the local area, booked us a taxi etc. Pool looked great but we had rain. Its a lovely small family-run property. Wifi works everywhere, bath was lovely to have. Was in a quiet area and the resident dogs are very cute!

Location is a little out of the centre of town (but they all are in HoiAn) - you can walk easily

Great owners, very good breakfast prepared on demand and beautiful garden exactly as shown in pictures. Laundry service made us smell like jasmin! Would 100% recommend.

Beds could be cleaner (dusty, nothing unhygienic) Might be disencouraging walking the narrow alley towards city center. However bicycles and taxi are available.

The staff, location and the pool. The gardens ere amazing with all the bonsai trees. The owner was really good in providing guidance. Bikes are free and we loved cycling around the old town.

This is a family run place and Autumn and her family made us very welcome. We stayed on this island in the river close to the lantern festival time. The villa itself has a lovely pool and koi pond. There are so many bonsai. The breakfast is cooked to order reducing wastage. We stayed at few resorts in Vietnam and this was better and more ethical. The walk to town is easy and under 15 minutes. I would recommend taking a taxi over bridge if elderly folk travelling with you as was in our families case.

Staff were beautiful and so was the property, we were well looked after and had a lovely stay!

Well situated in an quiet alley lane and away from the busy traffic. It’s about 15mins walk towards the bay main streets and wet market. The hosts were very attentive and their guard dogs were so sweet, always waited at the main entrance everyday. The pool was great for afternoon chilly out. Great view from our balcony and very clean environment.

The only one thing we’d like to see it improve is to have a better ventilation in the bathroom.

it’s a little off the beaten track so especially female solo travellers may feel a little nervous walking back from town which is like 10 min max . it’s important when checking in that the room functions are explained like the switch for the hot water in the bathroom . looks like a mains fuse switch so I was hesitant to touch it . We booked and checked in at short notice and the room wasn’t 100% clean but acceptable. Breakfast was fine but not amazing however I don’t expect that much considering the price . overall fine and if you are into Bonsai trees this is your place .

The owners and family were very friendly and helpful, even did ironing for us, called cabs etc and gave lots of local information and knowledge. The shower and bathroom was very good and large, very good hot water and pressure. There is a lovely pool situated in the gorgeous private gardens along with a filled Koi pond. The owners also did washing for us and very well. great location, close to many local restaurants, beauty shops and bars, easy 5 min walk across the river bridge to main centre with markets and shops, centre for all attractions.

Our WiFi and air conditioning was not strong enough, but probably due to only recently reopened after Covid impact on Vietnam
