This property was great. It was very close to downtown San Pedro, but was on the beach side so it was very quiet. Great view of the sunrise ower the water. We rented a golf cart and were able to park right in front. Beds and pillows were very comfortable.
This not a normal hotel, there is no onsite receptionist. They give you a code to a lock box to get your room key. There is a property manager that we saw taking care of the property several times. The only issue we had is check in was 3, and when I booked, they emailed me that there was an option to leave our bags if we arrived early. I let them know we would likely arrive about 12:30 and they emaield me that I could get my key early and drop my bag in the room if it was not ready yet. When we arrived there was no key in the box for us. I called the not that I was emailed and was posted by the lock box, but no answer. There was a group a girls getting ready to leave and they messaged the guy on Whatsapp for us and he came by about 10 minutes later with our key. no big deal, the rest of the stay was great. He said he didn't answer my call as he didn't know who it was, but will answer whatsapp. He should answer both as we didn't have access to whatsapp yet since we didn't have the wifi password yet.

This was my fourth stay at the Palapa House. I lived in Belize for 18 years and had always recommended the Palapa House to family and friends. I since return every year to visit old friends. The grounds and pool have always been spotless, it's exceedingly private and the rooms are immaculate and well furnished. There is not an on site property office but a manager is available 24/7. Highly recommend.

Excellent air con. Smells bit moldy. Easy checkin/checkout process. This is very similar to an AirBnb.

This property was in a perfect location!! Orlando was always available when needed and would check on us frequently. The place could use a gooooood cleaning. Ex- the bathroom tub/walls/area around toilet needs done “elbow grease” (smile) the knobs in kitchen kept falling off. The sofa being fabric holds odor and germs.
The floor could have been cleaned better but in all honesty we would stay again!!
There were plenty of towels, soap etc!
The internet went in and out but Orlando was there right away to troubleshoot!
The window in the bathroom allows someone to look into the bathroom if they are on the stairs next to the window! My suggestion would be a curtain for those that need just a lil more privacy

Thoroughly enjoyed our stay at Palapa House. Walking distance to everything we needed, comfortable apartment with plenty of room. Nice balcony with chairs and table. Would very much recommend!

Perfect location for walking to bars, restaurants, and excursion boats. Clean and comfortable. Great view. Love the little outdoor area for eating and the small pool to cool off in, which was quite adequate for only nine units. Decent response time on questions to staff. Only thing lacking, which is being very nitpicky I realize, were ice trays and salt and pepper. I did ask and receive the ice trays very quickly, though. Bought my own salt and pepper which was cheap and easy to attain, so no big deal. If I came back to Belize, this would be my first choice.

This place was EVERYTHING we needed or wanted in a Belize vacation spot! PROS: Oceanfront, Clean, roomy suite, in-floor safe, GREAT pool, convenient to stores, restaurants, bars, excursions (fishing/snorkeling), balcony, WI-FI
CONS: Our golf cart was stolen parked right out front (this was NOT due to any fault of The Palapa House...don't let it affect your decision to stay here!) but a security camera upgrade could benefit these situations in the future! Shane, Orlando, Stacey and the Palapa team were so supportive of our situation; Shane even called us from HIS vacation in Ireland to discuss it!
Orlando made us feel welcome and valued as guests, and sweet Clara who does make-readies is such a joy! By the end of the week here we felt like family!

The property was beautiful. We did get a lower level large room. The picture showed a balcony and I don’t like being on the bottom. Kind of off putting to not really get a view. Golf carts always line the sand, can’t see beach. But overall great place

Very convenient. No frills and reasonably priced. Room was clean, bed very comfortable, A/C very cool and comfortable. It’s right in the middle of everything. It’s not a resort area. It’s a fishing, diving, snorkeling town with great food and very kind locals.

We approached the property at night and my original opinion was not great. I refused to even approach the property. I was surprised bc the unit was very nice. It was obviously updated and very modern. The other guests were older but great and provided recommendations about places to eat and see. The property is also conveniently located steps away from the beach. My only drawback was there is no daily laundry service. It was difficult to get fresh towels. I also wanted our bedding changed daily but turned out not to be that big of a deal. I would definitely recommend to others and would book there again!

This was my first time in Belize and traveling solo, so I had lots of jitters about everthing.
I could not have asked for a better place to stay. The home was clean, directions provided for accessing the property were easy to follow, the location in proximty to acivities on the island & local tours was great, and convenience to places to eat & shop was easy to navigate (once you got the hang of it). Orlando, was very responsive.
As a suggestion for future guests - Palapa House could possibly include directions to the property as part of the instructions provided to guests (I printed my instructions knowing I would have limited data access, but I didn't think about navigation ahead of time). Once I landed I had no cell service and could only get access to WiFi if I stopped somewhere. Becuase of this, I was lost for about an hour trying to find the place. Mostly everyone I asked for help was familiar with Palapa Bar and Grill but not Palapa House - so even providing some key landmarks for point of reference would be good.
Now, with that said. That does not take away from how excellent of an experience I had at Palapa House. I would recommend this property and I would gladly return with my family.

Right on the beach. You can park your rented golf cart right out front. A small pool. Fully stocked kitchen. Plenty of dishes. A ocean activity center 100 feet away. Took a snorkeling excursion. Stores are walking distance to buy stuff you need. Three or four restaurants walking distance. Two bars. Rooms are clean. No bugs. The staff is attentive fixing a leaky sink immediately.

If you’re here to hit up water excursions, scuba/snorkel, check out the best of San Pedro and do some island hopping then this is the place for you. Location arguably can’t be beat as it’s just outside of the downtown and tucked right onto the beach which is quiet and has beautiful views and strolls in the sand.
There are tons of convenient dining options and shopping to get anything you’d want, the best restos in San Pedro are max 10 min walk away. You can park your golf cart right out front.
The place itself it’s fine and dandy, clean, with everything you should need. The operators are super responsive and staff are always around taking care of the place. The pool seems like a 1 but I didn’t see anyone in it in a Week because there is just so much time in water on Ambergris.
1 for Chuck and Robbie’s dive shop across the street.
Pro Tip: walk up and down the beach as your fast route in and out of San Pedro to avoid the Main Street w golf carts flying up and down. Faster, cleaner, more beautiful.

The property was great in regards to location. Beach front while local shops and authentic foods are just right around the corner. Staff Orlando and Claire were amazing, polite and helpful. Bed was comfy. We would stay here again if we ever come back to San Pedro.
