There were food crumbs everywhere and the table was wiped down, but not clean. Whatever needed to be cleaned off was just smeared across. The hallway smelled of old cigarette smoke. The pillows were super flat.

No check in desk or personnel on the property. No answer when you press the smart doorbell. Service phone to call to speak to someone doesn’t work. After calling the hotel phone number had to go through the hoops to get my key from an automated machine. Turns out they didn’t send me an email that was supposed to give me these details. For the amount you have to pay in Edinburgh for hotels this one takes the cake for being way too overpriced for what it is.

Price is only for location, room was small and of poor quality.
Bathroom door was broken and had to be slammed to shut. Toilet flush was very poor, took several attempts to flush just a tissue.
Not all is bad, easy and convenient check in and out. Great location, local to the city centre with bus route right outside the door.
Best thing about this room was the shower, powerful and good temperature.
Bedding and towels were clean and comfortable. Beds were comfortable.
I would recommend fans in the rooms, it go warm but luckily not unbearable.
For the price I was expecting better.

Comfortable place for the price it offers. Clean sheets and comfortable bed. We were able to sleep well. The twin room we got was not very spacious, but it worked for us. It was accessible to all transport, bus stops just in front of the property and not far from the Haymarket station. We had no difficulty checking in and was very efficient. On our last day the breakfast snacks were not set out on time, so we left hungry. :(

Good location as you can walk or bus to main attractions. The breakfast room was great and also having access to a fridge and crockery was welcomed. Unfortunately we did not have any hot water in our bathroom and although management initially responded to our inquiry and attempted to fix the problem we continued to have problems, i.e. no hot water.

The check in has been tedious. It was remote, we had to fill out a form which would have given us access to the property and our room. The form was blank, we had to call and eventually we could get in.
The bathroom cleanliness condition was deplorable. The WC had blood and feces stains. We actually have to clean it ourselves. Hair were found in the sink and bathtub. Some on our pillows.
Morale: we were there, the room was not fit for renting, and nobody was there.

The place is well secured. Instructions were given prior checkin and managed to get on even we didn't find any staff upon arrival but that's fine as they gave a heads up on what to do. A nice place especially for those attending events near the Murrayfield stadium and also not too far walk to to the city centre.

Okay so my experience with this hotel was not particularly wonderful. The property is run down. The room was bare bones, basic furniture. The water situation was a nightmare: two out of our four nights we didn’t have hot water in the morning. The first time we were told to leave the water running and… 45 minutes and my husband going to find someone who worked there… again.. they sent two guys to our room who said it was a timer issue. On morning #1, my husband went to the laundromat for a load of laundry while I was in the bathtub. A staff member not only came into the room while the water was running, and while my phone had audio playing, but he barged into the bathroom where I was completely naked. Last but not least, this listing came up in the Free Parking search category in Expedia.. that’s not true. There is Zero parking near the building, they refer you to adjacent apartment complexes with tenant parking or nearby hotels. We had to pay 55 pounds to park in a nearby hotel lot. There is absolutely no way they didn’t realize I was in there. Will never stay at this property again. Contacted Expedia for a complaint.

Based on a 10 day stay. The building looks a little rough from the outside but the room was clean and bed was comfortable. Check in was done by text message over the phone. Pass code worked well. No issues. After 28 hours travelling we wanted to shower before going to eat. No hot water. This was an issue the whole time. Hot water was available in the mornings but not late after noon. The weather was hot the first week we were there. We walked a lot and when we came back to the hotel to clean up before we went out for supper/dinner we cold showered every time. Hot water every morning though, We did ask for a bedding change on day 6 but were told no by the only employee we saw the whole time there. This place is basically an Air B and B. This was an inexpensive place to stay, good neighbourhood area, good location to walk from, and bus stops to city central and the airport just outside . The train is a short walk down to Haymarket station. If you like to be independent and left alone this is the place for you. We would stay again.

Terrible service. On the day of arrival, we asked for the code to get in. The person running the business insisted that he had sent it to us and that we needed to check again. We reached out 4 different times before they relented and finally gave us the code. Fun fact! They did send the code after all; two days AFTER our stay .

Of course, for our dessert course of this review, I gotta talk about the hot water. We very quickly realized that all the water was ice cold. So we asked the very easy question of - hey is there hot water? The person managing the building told us we needed to find a red switch or a string hanging from the ceiling. Apparently this hotel is an escape room now and you need to solve puzzles to get really basic stuff. So after some searching we realized that we had neither of those things in our room before the manager finally admitted that the hot water comes on when the heating.
Only good thing about this place is location. But it isnt worth the annoynaces of dealing with management as lack of ammentities

Good location, bus stops right by the house from airport. Most if attractions are near by, the place could have been cleaner and stainless as there was a stain on my duvet but when I talked to the housekeeping she said it’s not dirty it’s just a stain that doesn’t go away otherwise it’s been washed. I asked for it to be replaced anyways but they didn’t replace it so it was little uncomfortable to have that on my conscious. Everything besides that was perfect such as location/self check in check out/breakfast in the morning was a nice touch. No shampoo or essential toiletries are given so you’re lucky if you bring your own otherwise you only have water to rinse yourself with some soap that didn’t seem like body wash and no shampoo/conditioner. Cleanliness could be worked on as well as providing essential toiletries (body wash/shampoo/conditioner) like other Hotels would also be nice.

We appreciated the hotel's location, just 30 minutes from the airport with a bus stop right outside and the greenbelt nearby. The kitchen facilities were a pleasant surprise. The staff were friendly and attentive to our requests. We experienced a few issues in the bathroom, but these were promptly resolved after we contacted the hotel. Overall, it was a very enjoyable stay.

Parking was not on-site had to walk 1/2 mile once a free street parking spot was found.
The free breakfast might be free but wasn't there, when a staff member came out of his hiding place he said there was no staff and it was free, but nothing was there.

Really nice stay. Clean comfortable rooms, nice view of the mountains in the distance. Very close to Haymarket Station and the city center. Lovely restaurants and cafes nearby.

I like the area it was situated . Really nice and clean room . In the morning , the batteries of the outside door were on floor as if someone close the door too hard. We try to put it again but the lock was not opening . So we left earlier because it would not have been possible to return in the hotel .

Lovely, clean room & bathroom with ample amenities for our short stay. Complimentary cold breakfast had plenty choice and was an added bonus. Only minor issue was the room was extremely hot but we simply turned down the radiators. Excellent location for walking into the heart of Edinburgh.

There was supposed to be breakfast but this was only cornflakes and prewrapped croissants. It would have bin better to have a clear idea what to expect before booking.

Since its my 1st time to have found a hotel that’s not big w/ not that much staffs, It was indeed such an experience for me.
The guy who works for this clean & quaint hotel is, very nice & helpful & accomodating.
He has made my stay quite memorable.
I think, I’m okay to recommend this hotel for future reference.

Stayed in room 15. Rooms need updating, things were falling apart and general wear and tear is not repaired. Mattress was not comfortable and shower being an electric power shower meant water was tempermental, being scorching hot or cold and issues with the water pressure. YH
There was as an issue with checking in as hadnt been sent my code to open the lock box to get key to the room, this meant having to ring customer service. Continential Breakfast is ok pastries, coffee, fruit juice if you are not gluten free as no gluten free options available despite making a request months prior to our visit so had to bring my own. Location is great, about 1 mile walk into the centre of Edinburgh. No parking at location but parking about 0.3 miles away. No member of staff seen except at breakfast. Little changes could make this place so much better

Simply the worst hotel experience we’ve had in years. There’s no staff, therefore no service. It’s at best a self service hostel, which is fine if that’s what you want, but not if you’re paying hotel prices for hostel service. We didn’t get sent any information on how to access the hotel so we had to wait for another guest to open the door and then we managed to speak to someone on the unmanned reception phone who eventually gave us the code to access our room key. We couldn’t work out how to use the digital lock on the front door of the hotel so I had to climb through an open window twice to get in and open the door from the inside. We spoke to two other guests and they had exactly the same experience as us and also had to climb through the window. The housekeeping is ridiculous as our beds weren’t made and towels weren’t changed despite our bin being emptied, so someone had been. It was really hot as well and there was no fan and obviously no one to ask if we could borrow one. If you stay here and have a poor experience….don’t say you haven’t been warned!!!

When we arrived we had not recieved the door key or room key codes.
It took us almost an hour to get ahold of someone through a google chat to retrieve these.
There was only breakfast served one of our three mornings from what we could see although it was listed to be served between 8-10. The bed was comfortable with clean sheet although the rest of the room felt rundown and worn. Chipping paint in the bathroom for example. The breakfast that was served was prepackaged baked goods(strawberry croissant and so on) and some cereals. It was fairly close to city center. All in all not terrible but not worth the price either. We payed 7600sek for 3 nights for two people.

Could use an extra soap dispenser alongside the bathtub as the one next to the shower was a bit awkward for taking a bath.
Providing bottled water in the room was a nice touch. I was happy with my stay and would definitely return.

This clean and roomy accomodation is about a 20-minute walk from the heart of Edinburgh, even faster by bus, tram or train, all of which you can catch nearby. It's even closer to Murrayfield Stadium. There is some on-street parking nearby with numerous restaurant options in walking distance. It was a great choice for a few days in town.

A comfortable stay but really lacking on cleanliness! On arrival the towels were stained and general lack of cleanliness. I didnt feel comfortable with using towels and cups and such! The bed was comfortable and the interior was pleasant. I liked the check in process and the foyer was welcoming. We stayed for four days and expected our room to be cleaned atleast once but no. We only got a room change. The wifi was fast and easy to connect. The hotel was easy to get around and had good transport link. For breakfast there was cereal and pastries but I expected more of a variety of pastries considering that was the main thing and also some pastries were stale and old. I wouldnt stay at the hotel again but it was fine for a short stay.

The property is in a good location.
We booked the property same day. When we arrived hadn't sent me information for access. Gentlemen on site was super nice and got us hooked up right away, and we were able to get key very easily.
The room was large, the furniture was older, 80s, but functional. As for clean it was just okay. General cleaning has been done,; however if you look there was dust everywhere.
*****Beware of lights on the wall, turned them on and they flicker, almost like a short.
Didn't stay for breakfast, but the breakfast area looked nice, with all the fixings.
