High charge of late check out , although we stay for 4 days

The staff were nice, particularly the breakfast restaurant staff. The breakfast was great.
Like all Edinburgh Hotels, they charge a premium during the Fringe festival which is fair enough. But to pay +$800/night for a room with adjacent building construction going on less than 5m outside the window (ie: concrete saws, drilling) all day is not acceptable. Suffering jetlag I needed a lunch nap after a morning walk which was impossible due to the noise. And with the curtains open you had construction workers able to see straight into your room.

Breakfast was amazing with a wide range of foods on offer. The location was exceptional - walking distance to Waverley station and the Royal Mile just around the corner or up the close.
The location of the toilet paper meant that it fell off during use. This was annoying, particularly in the middle of the night. It happened every time.

Great location to Royal Mile, train station, parking, and New Town. The hotel rooms are small but very comfortable and the staff are helpful and nice. The breakfast was also delicious.
Sometimes, it's a little too cold in the room, but that is Scotland.

Great location if travelling by train - 5 minutes from the station. Perfect for picking up bags after a day's sights. Breakfast was very busy and there weren't many tables, but staff were great, explained how long the wait would be and were really friendly. Good selection of food, well cooked. All staff were not just polite and professional, but also friendly.

Standard hotel but amazing food. Staff were incredible so welcoming couldn’t do enough for us and helped me plan a special proposal. Decorated the room for me and went that extra mile outstanding. Breakfast was all you can eat Buffett and was delicious. Ended up eating breakfast and evening meal here throughout our stay because it was so convenient and good quality, great stay will be back.

The beds were comfy, quiet, great location for walking, staff friendly, clean and the dining was very good. Also a big plus, the bathroom was very clean and no sign of mold.
There needs to be instructions on how to turn on the thermostat. Also, as there was 5 of us, it would have been nice to have the 2 rooms beside each other, but the rooms were on the same floor and only a few doors apart from each other.

Super clean and comfortable, and the free glass of Prosecco on arrival was lovely. Even the 24 hour room service was really nice.

The location was excellent, the choice for breakfast was great even my daughter had breakfast which never normally does , it was clean and lovely staff
We had to ask for more milk and tea as they didn’t fill it up daily, and we struggled for body wash on the last day as they hadn’t filled that up.
