What an amazing place Vespers is. The location is perfect right on the river but close to Potter Heigham. We have a boat and we were able to moor it right outside the property.
Inside the place is very spacious. We particularly enjoyed eating in the separate dining room. The kitchen has everything you could possibly need including glasses for every occasion!!
We would definitely recommend the property if you are wanting to come to Norfolk.

Everything as advertised, very clean and well equipped. One of the best properties we''ve rented in the area.

A lovely comfortable homely property, with plenty of space that provided everything we needed for a much needed break. In a perfect spot on the riverbank, it is much bigger than it looks from the photo.
Very quiet and peaceful at night, the river comes alive during the day. There is a large shop, a pub and cafe within walking distance and also boats for hire. The owner was friendly and helpful and I would highly recommend staying there.

We enjoyed a lovely week. The property is located right on the river bank and was perfect for exploring the area and sitting relaxing and watching the world float by!
The property is only a short walk from Potter Heigham which has a few shops, pub, chippy and boat hire, nice friendly locals. Cabin is well maintained and very comfortable, had everything we needed.
Many thanks!

Perfect for a relaxing break
As on previous visits, this property has all you could ask for and is spotless and homely. Lesley works hard to maintain the high standards. Those with mobility problems might need to discuss how to access the property otherwise a perfect place to stay.

What a beautiful cottage in the most beautiful and tranquil location.
The accomodation was spotlessly clean, a welcome pack made us feel at home and Lesley was helpful and available from the time of the initial booking throughout our stay and during the check out process.

cozy cabin on the water, wonderful location, welcoming host
Vespers is a big but cozy waterside cabin, and was perfect for a short break but we wish that we could have stayed longer. We were with 3 adults but it would suit a bigger group too as the cabin is nice and big. The setting is lovely and Boris the border terrier enjoyed his viewing window watching the boats and wildlife go past and long beachy walks not far away. The setting is just gorgeous and peaceful but quaint shops and eating places just a few minutes walk away. We also enjoyed the hustle and bustle of the boatyard nearby. Lesley is a lovely host and the cabin is very well stocked , everything is there that you could possibly need! She also left us a welcoming basket with goodies , such a nice touch and much appreciated. We would love to return one day and highly recommend Vespers!

Lovely riverside place to relax and experience Norfolk
My wife & I were looking for a place to relax and get away from the world but also with access to food/pubs, walking, cycling, coast and the river .
Vesper's ticked all the boxes. It's a lovely, beautifully appointed property right on the river where you can chill and watch the boats in the day and wildlife in the evening. Everything you need comes with the property so it is easy to wind down as soon as you get there.
Vespers has direct access to lovely riverside walking and plenty of quiet country lanes to cycle on. There's plenty of country pubs in easy reach for food and drink and the coast is a short drive away plus there's plenty of places to hire a boat for a day on the river locally.
We will definitely return to Vespers when we want another relaxing holiday on The Broads.

Brilliant stay
We had a lovely week's stay at Vespers. There was just the two of us in the cabin which sleeps 6. I think 4 would be fine there. The cabin is well appointed and clean and comfortable, with everything you could possibly think of supplied in the kitchen and elsewhere. Lots of storage space for clothes etc, which is often lacking I find.
Lesley has made great efforts to ensure the property is extra clean in line with Covid 19 rules and we felt perfectly safe. It was spotless. Hand sanitizer and soaps provided, plus extra towels
The location is right on the waterfront with a nice little garden with outside seating. We even managed a couple of barbecues..in September!! If you like fishing, this is the place for you! If it's too cold for outside, you can sit in the sun room and still watch the river go by.
Parking is a 5 minute walk away and you have to move your luggage along the towpath with a trolley (supplied) but it wasn't really any problem.
Lesley's communication was great throughout and she was very friendly and helpful.
The only slight downside is that there is no internet and also the 4G signal is flaky to say the least!!!
Recommended places to eat:-
The Greyhound, Hickling
The Pleasureboat, Hickling (lunchtime)
The Maltsters Ranworth. good food, ambience so-so.
Bridgestones, by the bridge for fish and chips (close early)
Do NOT recommend the Falgate Inn (only pub walkable). Awful, don't go there!!
I would thoroughly recommend this property..we may be back!

Another excellent week
The property is ideal for a quiet break and from what we can see is superior to many of others close by. As on our last stay here we were able to watch wild life and were fascinated to watch a cormorant catching fish. Lesley ensures that all is done to make each stay enjoyable for clients. Thankyou

Lovely property in a lovely location.
Stayed with husband and 3 children. This property is so lovely, has everything you would ever need. Beds are lovely and comfortable. The frontage onto the river is beautiful. We done lots of fishing which was also great! Lesley the property owner was brilliant start to finish, everything was so easy and communication brilliant. Didn’t want to come home, which says it all really.

A lovely Christmas adventure
We spent a week at Vespers over the Christmas holiday. Lesley was a wonderful host and made it clear that our comfort and satisfaction was her highest priority. Although the higher-than-normal water level at this time of year meant the path was wet, Lesley made us aware in advance and made sure we had wellingtons. Vespers itself was warm and dry - a cosy place to come home to after exploring the area. The kitchen was well outfitted and we had everything we would need to make our roast Christmas dinner. We loved the peace and quiet of the river, watching the boats and wildlife floating past. We would happily stay there again. Thanks Lesley!

Beautiful spot on stay.
We had a fantastic stay at Vespers,so homely, everything you need is supplied, plus a lovely hamper to start you off. We were surprised how big and roomy it is inside and such lovely views from the dining room and kitchen window.
A great place to relax ,unwind and watch the world go by.
We would definitely rebook and visit Vespers again.

A lovely tranquil spot
The property was all we could have asked for and was popular with all of our party (ages 16 to 73!) It was lovely to sit and watch the world go by including the swans, ducks and their babies. We were also treated to a marsh harrier which hovered over the adjacent field. The property was very comfortable with all we could wish for and the welcome pack was much appreciated. We hope to return again in the not too distant future.

A gem of a chalet!
What an absolute gem of a chalet! Vespers suited the three of us perfectly and we had the most fabulous time! Comfortable and cosy and such good views of the river from the delightful conservatory. The luggage trolley, too, was a genuine boon! And Lesley herself so responsive and accommodating - thanks again for the scrummy vegan and gluten-free welcoming goodies! Would most definitely consider a future stay!
My *only* hesitation might be for larger parties of, say, more than four, when maybe the sitting room accommodation might feel a little squeezed. But other than that - perfect!

Vespers cabin
Cannot fault this cabin or the owner, this our second visit to Vespers was equally as good as the first. Very tranquil and peaceful just watching the boats chug past and the wildlife. Cabin very comfy and well equipped and Lesley the owner makes you feel very welcome and cannot do enough for you. Highly recommendable whether you are into fishing, boating or just chilling out.

Perfect
Vespers is like a ‘home from home’, comfortable, exceptionally clean and has all the amenities that you could need.
A ‘welcome’ basket was a lovely surprise and very thoughtful.
The icing on the cake is the location with views of the River Thurne and the passing boats.
Every detail has been thoroughly thought about by Lesley.
We had a lovely chilled out time at Vespers 😊

Arrived at Vespers and found that the location and premises far exceeded my expectations. The property was clean, fresh and superbly located. Watched herons diving for fish and chilled out on the garden area with a bbq. In the evening could not believe how still the water was and it appeared to be looking into mirror with the stars giving an extra touch. I think that the weather played a part but I could imagine that even with a rainy day this would still be a great location. Yes, you have to bring some of your bits from the car park but it will be worth the trip. The owner provided fantastic customer service and recommended great locations for pub lunches and boat hire. All in all could not fault it. Would highly recommend.

Truly lovely, peaceful location over looking river, no road traffic, we spent many hours relaxing and watching the boats passing. Saw lots of wildlife on the river and a deer out in the back field early one morning. Very clean, comfortable, well looked after and well equipped. The relaxing dinning area overlooking the river is great as it has large windows so you can observe the outside even when it is a little cooler. Large shop near by which sells everything you could think of, also cafe's and fish & chip shops a 10 minute walk away. Lovely riverside walks along the broads, we walked to a pub for lunch one day. There was also day boat hire near by. Coast was in easy reach as well as places like Wroxam, Norwich. We are in National Trust and visited some of their locations from there. Loved it, we will definitely be back.
