About this house rental
Robin Hill is a lovely and surprisingly spacious 15th century hall house, famous for having two of England's finest timbered and straw plastered bedrooms, in one of Britain's most photographed streets and opposite the world-renowned Mermaid Inn. It is beautifully furnished, very well-equipped and can easily and comfortably accommodate 11 guests. The large, quiet and secluded garden is shaded by a wonderful mulberry tree at one end with an open aspect closer to the house. At the foot of the cobbled street, yachts and pleasure craft lie moored alongside medieval warehouses full of bustling antique shops. Rye delights the eye with its wealth of old buildings, its church and tower. Restaurants, pubs and cafes abound and offer excellent food within easy walking distance of the house. Rye Bay plaice and scallops are provided by the picturesque local fishing fleet.

The upper living room is especially light and sunny and projects into a secluded garden complete with a large mulberry tree set against a panorama of ancient rooftops. The lower living room with its inglenook fireplace looks out onto the famous cobblestone street and the magic of Rye. One bedroom still has its grooves for the original medieval wooden shutters. The whole house testifies to a bygone era and has been dated to 1480. Within this medieval setting a fascinating variety of Asian artefacts has been imaginatively displayed ranging from an antique rickshaw to Chinese ancestral doors.
Location and town of Rye: Situated 1.5 miles from the open sea and nature reserves, Rye is within easy reach of Brussels, Paris and London. Canterbury is only one hour away by car. Rye is probably the most complete example of a medieval town in Britain and crowns a hill originally surrounded by the sea. Its 12th century church, fortified tower, Landgate and ancient wall are all within easy walking distance of the house and bear testimony to its history as a Cinque Port. Robin Hill was the origin of the ballad 'There's an old-fashioned house in an old-fashioned street' and formed the basis and front cover design of Beatrix Potter's 'Tale of the Faithful Dove.' Mabel Lucy Atwell lived, wrote and illustrated here and one of the publisher-owner's many literary guests, E.F Benson, the novelist famous for his creation of 'Mapp and Lucia,' gave the house its name - 'Robin Hill'.
Leisure facilities: Three miles beyond Rye are Camber Sands, ideal for children, and Winchelsea, which is a lovely example of medieval town planning. Rye has good sporting and sailing facilities, splendid walks and excursions into the smugglers' paradise of Romney Marsh and the delights of rural Sussex and Kent. A wildlife bird sanctuary stretches from Rye Harbour to Fairlight. Rye also boasts some excellent eating houses. We can recommend The Fish Cafe, The Tuscan Kitchen (Michelin starred, bookings essential), The Gandhi Tandoori, The Globe Inn, The Hope Anchor, The Lemon Grass, The Mermaid Inn bar, Simply Italian. There are many other possibilities from among the numerous cafes and pubs in Rye.

We stayed for three nights, and really enjoyed pottering round Rye and mornings on the beach. Robin Hill is a wonderful place to stay, a welcoming and comfortable family home. Communication was excellent, the house very clean, and it was so nice to stay somewhere with character and history in equal measure! Many thanks :)

Our communication with the hostess before our arrival was very pleasant and personable…she even answered all my questions and gave suggestions of places and things to do…we were traveling with eight children and 3 adults and were definitely put at ease once we entered the residence…the staff did a wonderful job of supplying all that we would need until we could get to the shops, seeing that we arrived the night of New Year’s Eve…the home was the epitome of old English charm, and we delighted in exploring it’s nooks, crannies, inglenook, Asian artifacts, a wonderful supply of history books on the area, and a lovely rear garden…the home was clean, amply supplied with towels, linen and a basket of local goodies in the well stocked kitchen…we stayed almost a week and never tired of the local shops, the castle and church on the hill, a short drive to another castle and a day trip to Hastings…we had the most wonder time, thanks to the hostess from the bottom of our hearts, and are looking forward to our next Rye holiday at Robin Hill

Everything we needed for a special family celebration weekend: a quirky, interesting house on an iconic street, charming garden, brilliantly equipped kitchen and helpful, understanding owners. (Slightly surprised to find the medieval charms of the house fused with a huge array of East Asian objects and decor. Some of us loved this but the minimalists among us found it a little overwhelming).

As a group of 2 families with children this was a perfect cottage to celebrate the Coronation bank holiday. Great space, a lovely garden and best of all the amazing location on the prettiest street in Rye. The owner Katrina was so helpful and accommodating. We had a lovely stay. Thank you

Beautiful old house with interesting decor. Kitchen was fully equipped and everything was very comfortable. We had one (excellent ) meal out at the Mermaid Inn directly opposite and cooked in the house for all of us the following night and had everything we needed. Thanks for having us it was great!

We had a great time at Robin Hill in Rye. The property is amazing and really well equipped- we wanted for nothing. Perfect for the whole family and the dogs to see out the old year and in with the new year.

We stayed in Robin Hill between Christmas and NY, using it as the place for the family to meet and celebrate together. We wanted a place with charm and character and Robin Hill absolutely provided it. The house easily, comfortably slept 10 adults, and also has brilliant space to cook, eat and relax together. But, the highlight is the incredible charm of such an historic home - a warren of rooms, corridors and stairs befitting a house of such age, and giving a real sense of character and history. It's location in the heart of medieval Rye, on a cobbled street only adds to that! And then, the astonishing array of ornaments and artwork celebrating the owners life in SE Asia only adds another layer of interest and delight! An incredible place to stay.
Katrina was a brilliant host. So accommodating of our needs, and so kind with check in/out times. We were able to communicate really easily and everything was made perfect for our stay. The house has been equipped with everything you need and more. An exceptional rental property. I would heartily recommend.

This is a lovely house in the centre of Rye, right opposite the Mermaid. It's a beautiful old house with a large garden. Very comfortable and had everything we needed for a weekend stay. Would thoroughly recommend to others.

We were a family ranging in ages from 9 to 70! We enjoyed. our stay and central location of the house. It certainly has a lot of memorabilia.! There is one supermarket in the town which is situated near the station and shut on Sundays. On the downside I think the pillows could do with being replaced as we found them a bit heavy and uncomfortable

From the moment I was told we could rent the house it was plain sailing the owner kept in contact wit us and gave exact instructions on collecting the keys and various other valuable information. The house was stunning, extremely well stocked with everything we would need and very welcoming.

An amazing and original property which accommodated us easily.
Right from the start the host was exceedingly helpful. It was great to have a property in a town with so much to see rather than being in the middle of nowhere. The children loved the cannon area by Ypres tower as well as time out in the garden. Plenty of space in this history filled home. Would highly recommend as we had a wonderful time.

An idyllic spot in the heart of Rye
A great experience staying here: accurate to the listing, speedy communication, and perfect check-in and out process. Not ideal for tall people (watch your heads on the many beams). One of the double beds was rock solid but thankfully there were spare beds for our group.

50th Birthday celebration
We all loved this charming oasis. Full of character, the teenagers loved the gong for breakfasts! Great location, parking not an issue, great restaurants and great bars nearby, would well recommend. Many thanks for helping to make my 50th be such a rememberable occassion.

Easter in Rye
A wonderful property, excellently located, lovely back garden and interestingly decorated. Plenty of room and unusually for Rye lots of headroom too (husband 6ft 2"). While there are plentiful towels provided most are old so some new large towels would be great. Highly recommended.

This property is ideal and so lovely words don't do it justice. Perfectly located in the centre of Rye so you can pop out for an hour or two and then pop back. It is impeccably clean, warm and comfortable.
The building is so interesting as are the artefacts and paintings inside.

Fabulous stay in Rye.
Everything was perfect! We absolutely loved our stay. The owner was extremely helpful from start to finish. The house is full of warmth and character and very well equipped. We had such a fantastic stay we really didn’t want to leave!

A warm, wonderful winter retreat
The weather outside was far from great, with Storm Arwen passing over - but Robin Hill was warm and welcoming and we were happy to cosy up in this beautiful, well appointed property. It was the perfect spot to celebrate with friends and the central position made it easy to enjoy Rye’s great shops, bars and restaurants. Our trip was made extra special due to the helpfulness of the host. We’re already talking about when we might be able to visit again.

Really good stay in Rye, communication was great beforehand and the property itself was perfect, full of character and the garden was excellent, you'd have no idea you were in the centre of town.
