The aesthetic of the building and room is very nice. The location right beside the village is fantastic. The staff was exceptionally friendly and helpful. They accommodated some special requests with ease, and they were super nice to just chat with as people. The room was also very nice and included a kitchen with all required cooking materials to prepare meals. The bed was comfortable, and the bathroom was very fine. There is also a gym, and it has a bench and straight bar, so you can actually do a serious workout while you are there. This is really rare and nice. There is also a good reception area with a bar and working spaces that is cozy and good for some computer work. It's such a great spot for a very reasonable price. I won't stay anywhere except here next time I am in Manchester.
Everything was super!

The staff was so nice, the place was spotless clean and the location was more than ideal !!!
Nothing at all! They were super attentive all around & the room was comfy and clean!

Located at the edge of the city centre but that suited me as I like walking. The room was good, the breakfast and coffee in the Foundation coffee shop was great and the bar served a good cocktail.
The gym could have been better, but now I'm being picky.

The location was great, the room was cozy and the staff were so helpful and friendly. We got a late checkout for an extra £10 which was no problem. The bar downstairs was lovely.

Modernes Zimmer, geschmackvoll eingerichtet.

Hannah on reception was excellent, accommodating and even charged my phone on reception as I forgot my charger. We were offered free drink vouchers as we were celebrating birthdays.
It’s an old possible listed building so no air con only fans to blow the warm air about on the hottest day of the year ! I was surprised there were no usb chargers.

Good location
Not as described. No welcome pack and no robe or slippers. Two vouchers left for free drinks that we never got to use because the bar was never open any time we tried. No air-con. Room very dark. Window cleaner absailed down infront of our windows giving me the fright of my life and almost caught my partner in the nude.

Amazing location, spacious, great kitchen equipment and very clean.
My only criticism is that it was very dark- even when all the lights were switched on! This made it quite hard to cook.

Location, 10 min walk from Piccadilly station, friendly staff, killer breakfast eatery.
As a lot of hotels , you will need to ask for new towels or cleaning when staying a few nights.. no problem however

Everything, location was brilliant, 4 minutes from the train station and the theatre the show I was seeing was on. Then next day had booking for the Football Museum and that was only 10 minutes or so walk away.
Could have done with instructions for the stove top and microwave, had a look at both but couldn't figure out how they worked. Was only there for one night so was not a problem, but a sign near both would be useful.....

On the whole the room itself was clean and comfortable. Staff were friendly and welcoming
There was dripping water from the bathroom ceiling which was obviously some kind of leak as it got worse at various points. I first reported to staff that there was water on the floor when I arrived which seemed like it had been left by cleaners. However when I arrived back at 10.30 and went in the bathroom there was obvious dripping from the ceiling which I reported to staff. I didn’t kick up a fuss as I wanted to get my head down and it didn’t seem worth it. I was given a free drink voucher by a friendly member of staff. This continued slowly all night but in the morning it was a lot worse. Some of the leakage went straight into the sink and others on the floor. I put a towel down to catch some of the water which was slightly discoloured. I was dodging water when using toilet and sink. I reported again to staff in the morning and was offered a free breakfast but unfortunately I was fasting. Again staff were apologetic and friendly so can’t fault them.

The location was excellent, just a minute away from the gay area.
The hotel's initial impression is good, but reality falls short of the website's photos. Despite the prime location, just a minute from the gay area, the overall experience wasn't up to par. While the room was clean, the promised king-size bed turned out to be more of a disappointment, not even reaching queen size. The restaurant service was subpar, with an hour's wait for what can only be described as the worst English breakfast I've ever had – and it's hard to mess that up. The Bloody Marys were equally disappointing, lacking presentation and flavor.
The check-in at 4 pm and checkout at 11 am, unlike the usual 3 pm and 12 am in other hotels, felt inconvenient. A frustrating incident occurred when we tried to get an umbrella from the room because it was raining, and a friend couldn't join us briefly – a rule that seemed utterly ridiculous. The rooms were excessively dark, nearly forcing me to use my phone's torch to find my belongings. Though the nightly rate of £200 isn't terrible, the overall experience fell far below expectations. I'd consider a return if the cost were halved.

The room was incredible, I could have happily lived in there! The quality of decor, staff, bedding and bathroom was fantastic.
The one thing that let it down was the noise. my room was right next to the laundry and it was literally the loudest spin cycle. The for some reason someone started to clean the hall hoovering at 9:15pm which was so loud I couldn’t hear the TV…. it’s an old building so I know it’s tricky to soundproof but this was definitely louder than any other hotel I’ve stayed in. I mentioned it to the staff on reception a couple of times (which is quite unlike me!)

Modern designed conversion of industrial unit. Self-contained studio with kitchen on 3rd floor. Good location near visitor sites. Cafe/bar at entrance. Clean, white linen and bedding. Walk-in shower. Views over street. Dishwasher, washing machine, fridge, hob and microwave oven toaster. Tea/ coffee samples.
Poor low lighting in rooms affecting visibility of control features on fittings, and safety instructions on back of door. No information provided on manual controls of equipment or central heating except via QR code. Rug not slip proof. Saucepans were provided but no utensils to prepare food apart from cutlery. Noises from other guests during night when returning to rooms and emergency vehicles in street. Generally not suitable for older or vulnerable people who need a sound night's sleep.

Amazing!!This place is such good value for money. The place was stunning in the lobby and the room was just as pictured. The reception staff were so helpful and really made our stay amazing. This is directly across from canal st and was round the corner from the theatre which was the reason for our journey. We also went into the heart of Manchester and it was only a quick walk to most restaurants. Will be back here!!
I liked the approach to sustainability however there was no 'normal' milk provided in the room. Me being fussy, I didn't like the oat water you provided which meant I couldn't have a cup of tea in the morning. That would have made my stay unfaultable!!

Beautiful contemporary modern luxury hotel, fantastic attention to detail. Loved the cafe and restaurant, beautiful bar… somewhere between budget and expensive, but worth every penny!
The lady at reception didn’t check if she should charge the room to the card I used to reserve or a different card which was an inconvenience to us as we wanted to use a different account to pay. It would have been better for her to check before automatically processing the payment. Otherwise it was a fantastic stay in every way!

The room was close to the door of the room part of the hotel, the door was so very noisy and disturbing !!!!
The hallway outside rooms was hoovered every night around 10 p.m..
The bed not comfortable.
There was no information about the room ahead that there was no outside window.
Very poor door in room, very big gap you can hear everything.
