Sleep to the sound of the Big Thompson River just outside your door!
The CASA RIO VISTA is a beautifully appointed and decorated 3 bedroom, 3 1/2 bath home is located right on the Big Thompson River in a quiet private, gated community, Blue Spruce Village. The Big Thompson runs just a few feet away from the back deck. Enjoy your morning coffee or happy hour drinks listening to the rushing river from your wrap around, spacious deck. Open the windows and hear the river all day and night! We stock the river with rainbow trout every 2 weeks around late June to late Aug.
The master bedroom has a king size bed, a bay window overlooking the river and a recently renovated bath. The second master has its own bath and a queen size bed. The third bedroom (a new addition to the home)can be a children's retreat....a built in bunk bed...queen on bottom and XL twin on top. This bedroom also has its own bath. Bedrooms are all upstairs. The downstairs leather sofa opens to a queen size bed.
This home has it all. The kitchen is fully equipped with top quality dishware, cookware and utensils. Outside you'll find a Weber gas grill. The living area has a TV/DVR/stereo, DVD library and games. Our home also has WIFI internet access.
Blue Spruce Village is approximately 5 minutes outside Estes Park and two miles from the entrance to the specular Rocky Mountain National Park. Only one quarter mile from the original entrance to the park, you can walk to a park trail that leads to beautiful Moraine Park. You won't be disappointed!

Property was well-maintained and clean. Location is easy to find and quiet. House has everything needed for a comfortable stay including fishing poles. It is amazing being able to walk out the back door and be "at the river". My only recommendation would be to update the in-cabin information sheets to match the emails that are sent. Thank you for sharing your lovely home!

There are so many positives about this beautiful home. The best part is the view!!! We woke up every morning and had coffee sitting on the porch that overlooks the river. The kitchen is fully stocked and very clean.
All the rooms are upstairs and they each have their own bathroom. The downstairs couch pulls out into a bed as well. We loved having all the windows open and listening to the river all day and night.
This home is also very close to Estes Park downtown and the Rocky Mountain National Park. There's so much to do. We did the Mountain Coaster, The Stanley hotel and lots of shopping. We couldn't get entry tickets into the park before we got to Estes Park because they were sold out, but the park opens up at 2:00 to all guests, so we were able to drive in and made it to the Alpine Overlook at the top. It's a must see. Lots of wildlife.
If you are looking for the perfect house in the perfect location, this is the house for you!! The management company is very responsive and friendly.
Don't look any further, this is the house for all.

This is our second stay at this cabin. We absolutely love it! It's kept clean, it has the best views, and the wildlife comes right up into the yard. We'll be back for sure.

We had the best time here.. Hearing the river right outside was so amazing and we miss it so much since being back home in Texas.
The house was just perfect, clean, well stocked and in the perfect location for everything we wanted to do. The entry to the National Park is super close and close to downtown Estes Park.
The management team is very helpful and very responsive.
We have saved this house in our favs to stay again when we plan another vacation to Estes Park. Thank you!

My family and I stay 5 night. We loved sitting out by the river, very relaxing. Having breakfast one morning we had deer standing right outside the window. Great location for entering the city or park. Would recommend this property.

Comfortable home. Great location. Loved being on the river! Our only disappointment was that even though we were there for 3 weeks this year, we were not able to book for next year while we were still staying there as we were told we should be able to do.

Our SECOND time here, and great again!!! Very clean, well- equipped property in a beautiful and quiet area. LOVED sitting on the porch, watching and listening to the river moving by right outside our door, enjoying coffee in the morning and wine with appetizers in the evening- followed by the gentle murmur of the water creating very restful sleep!. It was SO enjoyable- that we changed our plans to go out for dinner a few nights, and had EVERY evening here instead!!! Each bedroom had its own full bath, and while it was only the two of us, it would be great for 3 couples, or a family with kids.

Walking in the door was like coming home. The new Weber BBQ was a nice addition. Back deck and patio needed cleaning, but the river and inside was fantastic.

This beautiful place is made for getting re-set and re-aligned! We have returned for the third year. Much to our delight, the property has returned to its previous standard of excellence which we greatly appreciated! To us this is quintessential Colorado! We look forward to being back in 2024!

We had a relaxing stay at BSV. The river just out the back door was everyone’s favorite. We did not need for anything, as the house was stocked well. The location was perfect - far enough from town to relax, close enough to everything that we could come and go as we pleased. Definitely recommend to anyone looking at visiting the Estes Park area.

My family and I had an amazing time at this location. Waking up to the water right outside the back porch was my favorite part of the whole trip. We would definitely stay here again. Only thing that would have made it better was a hammock or something more comfortable to sit on outside.

We enjoyed our time at this house- it was so relaxing! When we weren’t hiking, we would sit on the back porch, taking in the sights and sounds of the river and the many birds and animals that were near. One afternoon, several elk were in the river and across the way on the river bank. So peaceful- just what we needed.
The rooms in the house were comfortable. Having a bathroom for each bedroom was a definite bonus.
The decor was a bit dated but the house had a cozy cabin-like vibe and we had everything we needed.
Communication with the property managers was great- I promptly got a reply with each message.

The house was spacious and comfortable and the highlight was having the River right off the back porch to relax after an active morning. It is in a nice quiet neighborhood and close to the park and downtown. Would definitely stay here again!

The home is well-kept and pleasant. We love the layout. It took us only a few minutes to get to the park entrance and we could easily get in before the crowds. It is also convenient to get to the grocery store and pharmacy.

This was our 2nd stay within the last year. We love the house! Plenty of indoor and outdoor space in a quiet private neighborhood. Leaving the windows open sleeping to the sound and breeze of the river was awesome. 5 minutes to RMNP and 5 minutes the other direction to town. We love this home! I’m sure we’ll be back for a 3rd stay soon.

When you first walk in, it’s evident that this is the owners second home, not a full time rental. From the furnishings to the excellent equipped kitchen, this is on of the best rentals we have used. They have rules in the development, but all are just common sense. Throughly enjoyed our stay

We enjoyed our stay. The rental had a well-equipped kitchen, clean bathrooms, and a very nice deck overlooking the Big Thompson River. We felt that the VRBO photos seemed to indicate a nice cabin separated from surrounding rentals, but it was a duplex in a long line of town houses. A more annoying thing was that neither the previous occupants nor the cleaning staff had emptied the big garbage container in the garage. The handle on the container was broken and we had to devise a temporary handle to haul the container to the garbage shed. In addition, the shed combination lock number on the refrigerator was incorrect and we had to call the cleaning staff to get the correct number. We corrected the number on the frig. Overall, we enjoyed our stay.

This was our 6th year at Blue Spruce as we call it (Casa de Rio Vista), and in the weeks leading up to our weeklong stay, our longing to get there grew stronger by the hour. It was like coming home to a place we love, and every night the Big Thompson River sang us to sleep, and it greeted us each morning for coffee. We returned to this property because it sits beside a beautiful flowing river and gives you the feeling that you are in the back country and yet you are in very close proximity and easy access to Rocky Mountain National Park and downtown Estes. We love it and plan to return!!

We stayed at this rental 5 years ago or so and so we returned because we really liked the location and house. We love that it is right on the water for easy access to fishing, and the beauty and sound of the river flowing by. The layout of the house is ideal for our family. The kitchen well stocked, though new coffee mugs are in order. The manager of the property was responsive when we had an issue with a toilet. The cleanliness and of the house, and yard left something to be desired. We had to pull weeds out of the pavers at the entrance on the first day to even get in! The front and back porch were dirty and in desperate need of a sweeping.. The house itself is in need of a refresh, the carpets were dirty (old vacuum didn't really pick up the dirt very well), the kitchen floor has to be an original linoleum that looks dirty (inside the pantry really needed to be scrubbed). Given the cost of the cleaning fee and the nightly rental. I believe that the owners are going to need to spend some money and upgrade/refresh this home.

We have been visiting the National Parks for years now. This summer we got to visit Rocky Mountain National Park and used this property as our hub. It was perfect! The house was minutes away from the entrance to the park. Estes Park offers lots of great food, shopping and entertainment options. If we visit RMNP again, we will absolutely look to stay at this house again!

Main Attraction is Big Thompson River in Backyard
Stayed in this property for a week in July and the unit was spacious for 5 adults among the three bedrooms. Each bedroom has its own full bathroom which was nice and convenient.
The location is very close to town and the entrance to RMNP. Had a minor issue with a door handle and I reported it to the property manager. To my surprise, it was fixed that same day!
The highlight of the week at the home was seeing a herd of elk drinking in the river behind the house and another day laying in the side yard. Sleeping with the sound of the rushing stream in the window was something we won’t soon forget.
Overall, it was a relaxing, enjoyable stay. Only drawback was the home is attached to another, making it a townhouse/condo which I didn’t expect.
This property was pleasant, clean, well appointed and is in a great location.

Breathtaking views
The location is ideal, close to downtown with incredible views! The sound of the river is so calming and relaxing, we sat by it everyday. We had several visits from elk and mule deer, with one coming right next to us on the patio. The cabin is stocked with so many supplies and amenities, we always had everything we needed. We will definitely be back.

Little piece of paradise
This cabin was just perfect for our family. There are 4 of us and we ended up only using 2 of the bedrooms because of the super cool bunk bed. The back patio was our favorite place to unwind after all our adventures. It was clean, quiet, and had everything we needed and more.

Rocky Mountain getaway at its finest
This house is on a river and VERY close to the park. We hiked every day in the park and relaxed by the river every night. I hope we can return to this house. I haven’t had such a relaxing vacation in years!

Perfect getaway
We had a fairly tight window to get away for a last minute family vacation. We were very happy with all of it. The property is just as listed. We enjoyed the scenery, the town, park and especially the wild life. The house had everything we needed. We would stay here again.

Paradise
This is a wonderful place. Neat and clean. Right on the water, what a way to go to sleep and awaken to the sound of the river. Very well stocked, plenty of room. My only negative is the fireplace was not available to us.

Rollin on the River!
We have been to Estes Park many times and this is one of our favorite places we have stayed. The property is perfectly located near Rocky Mountain National Park . It is clean, well-appointed, warm, inviting and very well stocked. We love that each bedroom has its own bathroom. We spent lots of time on the deck next to the river - so beautiful! The sound of the river is lovely. Check in and check- out was easy and the property managers were excellent. We will return!!

River Sanctuary
This was our 5th year staying at Blue Spruce, and the first year with our grandson. Walking in the door that first day was like coming home to the River Sanctuary. Each night the river sang us to sleep, and morning coffee on the back porch was almost a spiritual experience. We are looking forward to next August !
