Rental Agreement and House Rules
(Once you book, you agree to all terms.)
General Principles:
• These House Rules are intended to ensure that our property and neighbors are respected. Rest assured, there should be no problems if that happens, but if you feel you cannot follow our Rules, we respectfully ask that you not book with us.
• Please respect our property and neighbors (there are families in the association) and keep noise to a minimum, especially after 10 p.m. Guests are not permitted past 10 p.m.
• Please properly dispose of cooking oil and grease in the garbage; do not pour them in the sink because that can clog the pipes.
Zero Tolerance Policy:
• If any party that may disturb our neighbors is thrown, large or small, or anyone engages in drug use, including marijuana use, we will require you to leave the property and impose the fines below.
Damage Deposit and Fines:
• We have overwhelmingly positive relationships with our guests and are rarely forced to fine anyone. Our intent is not to prevent you and your group from enjoying yourselves. We want all of our guests to have fun! Instead, our intent is to weed out bad actors and prevent situations that may disturb our neighbors and damage our property.
• We impose fines if any party is thrown that may disturb our neighbors, large or small ($1,000); for noise or quiet hour violations, especially when reported by a neighbor ($250); for use of our neighbor's outdoor property ($250, note that we have no outdoor furniture); for smoking anywhere in our unit or association ($500, which association rules apply even to outside patio smoking); for our keys not being returned ($35); for any theft ($500 minimum depending on the item); flushing wipes down the toilet ($250 plus cost of repairs) and for fireplace use ($600 + any damage).
• If you timely let us know that an item is missing or damaged, we will simply charge a replacement cost. But if this is unreported, we will impose a fine of, or reduce your damage deposit by, three times the replacement cost for the missing or damaged item.
• If the number of guests exceeds the number specified in the reservation, we will impose a $25 charge per unspecified guest each night. If the number of guests exceeds the maximum allowed by our listing, we will impose $50 fine for each extra guest each night, and either keep your damage deposit or impose a $100 fine.
• On rare occasion, when our home is left unusually dirty, the cleaner charges extra. If this occurs, you will be charged $50 for each hour of cleaning beyond the allotted cleaning time.
• Checking out after 11 a.m. on the last day of your stay may result in a $50 fine if you are not out by 11:15 a.m. and an additional $50 fine for each subsequent hour.
Check-out:
• Check-out is at 11 a.m. on the last day of your stay. This applies unless at least one day before check-out: (1) an alternate plan has been agreed to, and (2) payment for late check-out or extending your stay has been made.
• Checking out on time is extremely important. The cleaners will clean right after your stay, and new guests often check in shortly thereafter.

Everything was nice. Great neighborhood with easy access to all of Chicago. Steps to 3rd floor are a little steep but not really a problem unless your party had mobility issues. Beds are comfortable but towels are a little worn and need replacing. Kitchen was fine. We had a great time and would stay again.

Excellent location. Very functional interior space with super comfy beds and nice kitchen space. Owners are proactive communicators. Located within walking distance to the River Walk, CTA train, restaurants, etc.

Property was clean, Communications easy to understand, location was perfect - everything we needed. I went with my two daughters for a girls weekend and we had a wonderful time. So easy to get around from this location. We could walk almost everywhere or take the train. I would definitely consider staying here again on our next visit.

We found the home to be comfortable and convenient. Its a small thing, but I loved that they had a few boxes of Kleenex as few VRBOs do! It was perfect for our group.

My daughters and their husbands joined me in Chicago last weekend at Alex and Jordan's VRBO in the River North neighborhood. It was exactly what we hoped for with three large bedrooms and plenty of room to spend quality time together. We didn't spend a lot of time in the VRBO, we were out having fun and doing new things together. And when we returned to rest up to the next adventure, we had everything we need right there.

This apartment worked out great for our stay. Just remember-- as mentioned in the description-- there are stairs.

The location could not have been better and the hosts have great communication. Rare to find a place that will hold so many, and the building was very quiet.

good size rooms, convenient location and well maintained.
Thought the AC was a bit loud. On the other hand it drowned out the other City noises. Nice for this country boy.

This was a work research trip that required accommodation close downtown and public transportation infrastructure. I could hardly have imagined a better location. Great options all around and a very comfortable apartment to rest and meet/work in. It was well appointed with everything we needed, secure and easy to travel to/from. Perfect.

The Condo was perfect for my family to stay. Location is amazing - can walk to almost everything! The condo beds were comfortable and had everything you would need! The only down fall was the stairs but we got our steps in everyday that’s for sure! Thanks for a great place to stay!

Three couples stayed at the property for birthday weekend and the location was perfect. We all had our own space. The place was super clean and well maintained. It was super easy to check in and out. We would stay again !

This is a great apartment very close to everything Chicago has to offer. Short walk to Michigan Avenue and the Lake. Short Uber ride to West end. Very comfortable for 5 adults.

Quick trip, lovely little apartment in a great location.
Beds were comfortable, lines fresh. Nice bathrooms. Quiet side street. Parking a little precarious m, would be easier if you took an Uber, but plenty of garages nearby to reserve a spot through various parking apps.
It all worked out really well. Good communication that was prompt and timely from property managers.

Very central location close to many great restaurants. Apartment was perfect for three older couples, although the 3 flights of stairs to the apartment were steep. Great communication with owners.

The apartment gave the 3 adult couples room to gather, without giving up some privacy! The location offers several great restaurants very nearby and great access to many of Chicagos top attractions!

Amazing location & great accommodations
5 of us stayed here for 5 nights. The bedroom to bathroom ratio was great and having a full kitchen, roomy living room and washer/dryer made the time we spent at "home" enjoyable as well. Seriously AMAZING location. Everything you could want was super close (great restaurants, stores and entertainment) and if you walk 15-20 mins there's even more! We had a great trip and so enjoyed our stay. Alex was quick to respond when we had a question and supplied easy to follow and detailed instructions before, during and at the close of our visit.

We a group of 5 women and this apartment was a great place for our long weekend stay. The location could not be better - the neighborhood is fantastic, great restaurants right around the corner, and walking distance to many great attractions. The apartment was clean, comfortable, and everything worked. Beds were comfortable, kitchen was functional, and once we got in initially, which was a little tricky, it was very easy to come and go. It’s a walk up, so you need to be able to manage stairs, and be warned that the first two entrance steps are unusually tall, so be careful as you come and go. The only thing I would change is the shower water pressure - it’s a bit low, but you can certainly get clean, no problem. We would definitely stay here again. Thank you for a great home away from home.

My friends and I thoroughly enjoyed staying in this condo. It’s in a great location, and we walked everywhere. There are plenty of restaurants, grocery stores, and shops in the area. The condo was very clean and well-kept. Communication with the owners was very good. I’d highly recommend staying at this property. Just know that you do have to carry your stuff up two flights of steps. No problem for us, but it could be for others. Again, highly recommend this condo!

We loved the location! It was right in the middle of everything as far as taking an Uber, 15-20 min anywhere you wanted to go. The little shops near by were perfect as well for coffee or breakfast! We will come back for sure!!

My daughter-in-law selected the unit and I paid for the family holiday gathering. The narrow 3 flight spiral stairs may be an issue for some. The kitchen accommodates only one chef. Blinds in the front room would allow better dual use for the pull out sofa-bed (which was comfortable). We parked the car for the visit and walked the 6 blocks to Michigan Ave or used ride-share app. We had a great stay in a downtown location. We had good responsive hosts.

My family and I stayed at this condo for about a week. Our check-in process was pretty seamless. We found a parking garage within short walking distance to the condo. We thought the condo was spacious enough for our family of 5. It was very clean and had everything we needed. The condo location is great with restaurants, grocery stores, and Chicago attractions within walking distance. The condo does require climbing 2 flights of stairs for access, so if anyone has physical concerns this could be a challenge. Other than that, I highly recommend this condo and the great owners.
