Hollyoak Sanctuary consists of three separate detached cottages enclosed in a central decked platform surrounded by oak and holly trees. Its location is serene and tranquil set in 14 acres of private grounds. Facilities offered to guests include shared use of a hard tennis court with basket ball and badminton markings, a petanque court and table tennis in summer.
The main cottage has a modern kitchen/diner, two bedrooms (one with en-suite shower room), two separate shower and bath rooms with a roll top cast iron bath. One bedroom with double bed has a private balcony looking on to woodlands. The other bed room has one standard double bed.
The second cottage has the master bed room, with king size bed, a garden sitting room with glass folding doors opening onto balconies with views of the surrounding woodland. The master bed room has a large bath room with an infra -red sauna room and a deep soaking Japanese bath tub, perfect for relaxing after a game of tennis or a long country walk.
The third cottage consists of a pyramid shaped bedroom with a queen size bed. There are no bathroom facilities in the pyramid therefore guests will have to use these in the other cottages. This can be used as a bedroom, children's play den or simply a place to relax.
The central decking area links all the three cottages and is equipped with a dining table with chairs and benches, green egg clay BBQ oven, and an outside shower cubicle with hot water. Hollyoak Sanctuary is surrounded by woodland enclosed by gates. It has extensive beautiful garden. It provides a secure outdoor space for young children and pets. The car park can accommodate three cars and can accommodate a eight guests. There is a folding bed which can be used in the sitting room or the large master bed room. Well behaved pets are welcome.

We had a great stay and really enjoyed the tennis court and the main living space at Hollyoak Sanctuary. The weather didnt cooperate so we didnt use the outside space as much as we wanted to but it was fabulous and would be great in better weather. The property manager was very receptive in answering questions and was flexible meeting our requests. Kitchen well equipped and bedrooms were great. Very dog friendly which we loved and a nice circular walk straight from the drive or back garden around the paddocks. We will be back

What a wonderful property! Totally unique, an amazing magical location and such an eclectic style. We loved the peace and quiet, and rustic location even though we were close to amenities and two lovely towns in Rye and Hastings.
We had great information before we travelled and the check in and out process couldn’t have been easier. Thank you for an amazing stay, it’s an experience none of us will forget

We had an enjoyable stay at Hollyoak Sanctuary. The location is fantastic (though initially difficult to find). There was plenty of space for 7 of us and we made use of the amenities. Little additions like the milk in the fridge were welcome. Only issues were that some of the rooms didn’t match what we saw on the website and the lodge could have been a little bit cleaner. Otherwise we had a great time and would recommend for a group of friends.

This is the perfect place for a group to relax in a remote and tranquil location. The outside space was brilliant.

What a way to celebrate a birthday! My partner and the family all got together to celebrate and make memories together. Drive into the property was through an unpacked road with lots of bumps and dips. Though it was not a problem for us figured it would be for some to know in advance in case their car is not suited for a light off roading. Property itself is very spacious and tranquil. Kitchen is well equipped but do bring some salt with you if you plan to cook. Plenty of fridge and freezer space and a big stove stop will make you want to cook and share meals during the stay. Every room has characters and beautifully decorated. As the weather was not that great we didn’t get to use the outdoor space but look forward to returning in summer just so we can sit out in the beautiful garden. Thank you for the memorable trip. Highly recommend!

Property is lovely and in an amazing setting, just needs updating and fixing a few things. The property could be better sign posted within the complex. Doors aren't 100% secure as some struggled to open and close, one door within the main bedroom situated next to the kitchen was unsafe as one yank of the door from the outside and this would open. This room also got very hot as no windows to open. Coffee machine didn't work, baseboard under dishwasher caused the door of the dishwasher to get stuck which we struggled to use. Window catches/locks faulty and didn't securely close and lock.

Garden was amazing, lots of plants and things to look at, however was too overgrown in some places. The view from the lawn area was amazing and peaceful.
Despite the snags as listed above we all had a lovely time. It really is a lovely property overall. Not quite worth the money we paid for due to the issues as listed above, in light of these I would of thought to pay a little less.

Great location, nice property
The location is excellent, it is quiet, no light pollution and next to a lovely farm that you can visit. The house is well furnished and the kitchen is stocked with most of the bits and pieces you need to cook. The furniture and overall build quality of the house is a bit lower than we expected given the photos and price (some of the furniture in the photos is not actually what is in the house), however, it was still nice. There were some drafts (we had a bit of wind and it was slightly cold - so this was more noticeable). Overall we were pleased!

Perfect luxury getaway
For our family of 6 plus small dog this was just about perfect. Lots of room for everyone. Bedrooms spaced apart so early risers didn’t disturb the late risers (usually the case when we go away). Big baths a real treat and we ate outside (again lots of space to explore) everyday. Excellent coffee machine too.

Lovely Hideaway
Hollyoaks Sanctuary was lovely. Lots of space for the four of us and our dog, with an outdoor decking area perfect for reading many books or a BBQ in the glorious sunshine. The surrounding areas were also great, with lots of beautiful local walks and a tennis court, which we managed to make use of. It's a great venue for a little getaway to spend time relaxing and taking in some of the surrounding nature. Cecilia is a great host with excellent communication before and during our stay, fresh flowers throughout the rooms, and fresh milk in the fridge so we could enjoy a cuppa upon arrival! Thanks so much!

Wonderful location and will be back again
The Hollyoak sanctuary was amazing. From the moment we walked in we couldn’t believe all the space we had. The outdoor decking was perfect and we enjoyed the many bbqs. The surrounding grounds were great too and we loved making use of tennis courts. It was the perfect getaway and hope to come back again next year.

Sublime nature getaway
My family and I went to Holly Oak Sanctuary for my wife's birthday and we had an absolutely perfect time. The surrounding landscape was incredibly luscious and made us feel so at peace. There was plenty of room for outdoor socialising on the connecting deck, which came with a bbq, outdoor seating, and plenty of lights for evening parties! Inside, windows were large which provided excellent views and tons of natural light.
Cecelia and Zoe were excellent hosts - they were very communicative before our arrival, left us a bottle of bubbly, had fresh flowers throughout the rooms, and allowed us to stay way past our check out time. Their attention to detail made for a very pleasant and comfortable experience, and it is clear they work very hard to create a beautiful outdoor landscape.
I highly recommend Holly Oak Sanctuary for anyone looking to escape the city or get reacquainted with nature while still enjoying very luxurious accommodation. We'll definitely be back some day!!

Peaceful, Beautiful Location, Clean, Spacious, Comfortable, well equipped Accomodation.
Beautiful location situated in the trees, very tranquil, plenty of space for the 8 of us, (2 children 9 & 11), and 3 dogs. The children loved the pyramid room all to themselves, it was a great adventure. For all of us. Lovely welcome package, great communication and fast responses. Very Clean and had everything you needed. With dog walks so near, its perfect. Would definitely recommend. Very good quality for the price. Would go back too. Maybe stay at one of the other houses there.

We had a thoroughly enjoyable time at the Barn. It was the perfect place for a family get together. Family Reunion
We had a thoroughly enjoyable time at the Barn. It was the perfect place for a family get together. Our children enjoyed the quirky pyramid and we were all very comfortable in our respective rooms.
The Barn is very well equipped and if anything was missing Cecelia was only too happy to help.
Zoe was also very helpful in answering our many last min ute questions.
It is a 10 minute walk up a hill to the Country Park where there are astounding views of the sea and the surrounding coastline.

Beautiful but remote tree house
The buildings were decorated in a lovely way, it was clean and peaceful. Having small children in separate buildings made me a little anxious, but with older children or adults this place would be a real gem to stay in.

If you’re looking for peace and quiet with nothing but nature to indulge in then this is perfect for you. With all the city amenities a tranquil escape from the city bustle. A beautiful paradox near the sea!

Lovely quiet retreat but few little niggles
Plenty of room, very quiet,good location, very good facilities. Few niggles were that most of the doors didn’t lock therefore not sure it very secure, fridge leaking, some bulbs missing on lamps,a couple of plugs felt unsafe ,some crockery had dried food on them on cupboard so had to wash a load of stuff before we could use them. The council need to cut back the trees and bushes on the road leading to the sanctuary- our car is scratched to pieces. The place is great for chilling and relaxing and so would be better if the niggly things are attended to.

We stayed at this property during half term with our 4 children and thoroughly enjoyed our time here.If you are looking for quality family time away from the noise of every day life than this cottage is perfect.It has a lovely homely feel with plenty of space and modern bathrooms.We had Tim the fox visit every evening which we all loved though we suspect Tim maybe Timette as a cub was spotted on our last night.The property was clean and tidy and a set of towels was provided for each guest.Milk,tea,coffee and sugar was also provided along with a well thought out and informative welcome folder.We would 100% recommend staying here to others and hopefully will visit again soon.

Shady Retreat
The property was interesting as it focused around a large wooden deck area with big trees - quite Mediterranean, and fortunately the weather was good, so we could eat there. The decor was prettily done with a good eye. The ensuite bed room was quite small and the ensuite tight, but the other 2 rooms were generous. The garden room was pretty, but our daughter found it too light to sleep well, needs blackout blinds for some. The BBQ was unusable, which was a shame. Overall we had a good stay and enjoyed it - great to have the tennis court. Help was always on hand (when the smoke alarm went off). It was lovely to wake to the jungle like vegetation, the birds and no other sounds. We did not like the 'pet' fox, although apparently many do! Good location for trips to Hastings and Camber. Also, if you like gardens Great Dixter is about 10 miles.

Quirky, comfy, homely, excellent kitchen facilities.
A great place for a get together. The weather wasn't kind but it was New Year so to be expected. The outside hot tap was brilliant for hosing muddy cold dogs.
Would be fantastic to stay in the summer.
A work in progress in the main sleeping area so some doors were a little sticky and leaky, might be a little chilly in colder weather especially the bathroom. Some of the furniture was a little rickety and not necessarily very comfy because of that.
But the peace and quiet was amazing not to mention the lack of light pollution which made the night sky fab.
If you want a quirky quiet dog friendly base, this is the place for you.

A couple of problems but great overall !
We very much enjoyed our stay at the holly oak sanctuary, however a few things happened to us that were unexpected. Firstly we booked the pirates cottage, however a week before our stay we were contacted telling us there was a problem with booking and were we able to stay in the holly oak sanctuary. This was not a problem however the day before our visit, we were also asked if we could check in 2 hours later, this was a slight inconvenience for us. Both cases were not a huge problem, and we certainly forgot about them when we walked into the sanctuary, the complex is absolutely beautiful, especially the decking with the trees. We did encounter a couple of problems on our stay, however none of them were major at all, and some issues are inevitable. The main issues we encountered were:
•The wifi worked for about 20 minutes every hour, but very poorly.
•The sofas in the lounge area are not comfy, and one of them is a pull out bed and the pole stick out of it, very uncomfortable to sit on.
•A couple of the doors were stiff, and we couldn't get the door leading into the decking to shut and lock so we had to have that in unlocked all night.
• The complex fits 8 but I'm not sure that would be a comfortable fit as there are two double beds and the rest are cots.
The things we enjoyed about are stay were
•biscuits and fresh flowers left for our arrival
•very clean
•great appliances in the kitchen and the bathrooms
•we forgot cooking oil and that was left in the kitchen for us as well as washing up liquid.
•Jim was lovely and friendly
•the grounds are lovely and we got the chance to pet some of their rams and sheep.
•overall very cosy and great heating and bedding.
We will happily stay again.

Lovely furniture. Very pretty, Odd layout, heating did not work
Unless you are sleeping in the small double bedroom, you need to walk out into the rain to go to the toilet.. in the night it was cold. We could not work out the heating, Jim the handyman said he had fixed it, it did not work the whole stay. Jim arrived at 10.30 on Sunday to remind us we need to leave at 11... he agreed we could leave at 11.30 I found his visits uncomfortable. The place is beautiful and all the furniture is lovely. It's a 15 min drive to Hastings beach... we couldn't work out which way it was to walk to the beach... some maps would be nice...also I got bitten about 8 times by mosquitoes so take cream.
Hastings old town is lovey and this is a pretty holiday home...

Rustic charm
Relaxing, charming and mellow spot. Comfortable beds, brilliant showers and baths. Very accommodating and helpful manager, Jim. However there were small frustrations such as no coat hangers, nowhere to put clothes in pyramid, cooking facilities were pretty limited inside however the BBQ was great. Warren Road was pretty hairy for us townies, we would have appreciated a heads up about that. Finally the stairs down to the bedroom from the dining area caused problems and could really do with a hand rail, one of our party took a nasty tumble. Overall, however, we had a great week and enjoyed our stay.

Quirky, lovely place.
We all really loved it especially as the weather was lovely. Jim was really helpful. Peaceful, relaxing place which encouraged the teenagers to be outside. We will be back!
