Smith Place Hotel is no frills but was comfortable and the room was a good size. The only issue we had was that the wifi was very intermittent.

The room was very small, smallest I’ve stayed in at a hotel. We did not sleep well due to a light flashing from the smoke alarm flashing non stop every minute. We reported this only to be told they knew it was faulty before letting the room to us and told there was nothing they could do. It is hard to understand how the staff thought this was ok, or why they did not have a maintenance team who could fix the problem in a timely way. Having a bad nights sleep is unacceptable. The room was clean enough, the shower was good. The windows where very dirty and there was scaffolding outside the window. I would not stay here again and would not recommend.

Location for the hotel was excellent, a quick tram ride into town or a 30min walk. There were also plenty of cafes, bars and shops nearby. The bed was comfortable and the bathroom clean with a very good shower. However, the tiny sink made it difficult and the general cramped nature of the room also was tricky. The main downside for us however was the uncomfortably warm temperature. We turned our radiator down to zero but still the room was stiflingly hot at all times, and the window would not stay open, so we had to wedge something there to get a breeze in. The room was also not at all private, with the window looking out immediately to the gate for guests to enter and exit. Some blinds/frosted glass/net curtains would have allowed more privacy. There were also lots of marks on floor, walls and furniture giving a very tired look. It was fine for a short stay and we didn't spend much time in the accommodation so didn't bother us too much, but the heat did prevent us from having good quality sleep. There is also no one in reception except for hours when as a guest, you are typically out exploring (12-8). A tip for other guests regarding parking - there is pay and display parking in nearby streets (free on Sundays) but you can drop bags by the hotel as the street is quite quiet, and then go to park in the free street parking around the Easter Road Football Grounds (around 15mins walk away) as long as you're comfortable leaving your car on the street (we had no issues).

This location and hotel were perfect for my short stay as a solo traveler. The bathroom was clean, the staff was the absolute best, they had delicious cookies in the room and candy at reception. The women at the reception were knowledgeable, sweet, caring and helpful. I would definitely come back here if I'm in Edinburgh. The location is walkable; you can walk to the closest tram/bus stations and have tons of shopping and dining options you could walk to and make the most out of your time in Edinburgh.

We stayed in an accessible room as it was the only room available for our dates.
The bed was positioned against the wall so making it difficult and inconvenient for the second person.
The bathroom was very smelly, constant damp as the extractor fan didn't work and you couldn't open the window that was covered in black mould. Not a good situation for anyone, especially medically vulnerable.
The hotel is in a pretty good position for accessing the city if you're happy to walk (we did 11 miles) and there are loads of cafés eateries on Leith Walk.

Parking has been nightmare, i guess i didn't see any reviews on it. Had to park in a multistorey and get a cab over. Not great having a open floir shower. Overall, paid four star prices for a 2 hotel.

I liked the access code system for getting into your room, very good for flexibility. Nice room and very clean. However, I found the staff difficult to contact & the mattress was like a hammock, needs replacing.

Stayed overnight for an embassy appointment, very accessible to transport, coffee shops and stores nearby. Staff friendly and very accommodating. Toilet and shower room modern, clean and tidy.

There was hair clogging the shower. The towel were torn, and the bathroom bin was not empty.
There was no breackfast included, even though i rented the room because of that and was charged a wooping 250pounds per day.

Absolutely tiny room. Window looked out to patio area where people sat...so curtains had to be closed all the time, as they could see in. Room located by front door, so the noise was constant with peolple banging the door on exit or entry. Toilet had broken flush. Area in hallway outside room was used by people to meet up, and again, noise was constant. The sink in bathroom was so small, it was difficult to refill the kettle. The room was clean, which was good, but all in all we had a miserable stay. Would definitely not stay here again.

Started of really good. Nice people in the reception, when they were there. Last day however, our door cards stopped working at 10.45. Check out time was 11. No one in reception and it took us around 40min to get in touch with the emergency number so we could check out of our room. So, all in all good location, price is good, but costomer support when needed. One of the emergency phones was actually left behind in the unattended lobby.

The location is great. However, Room 4 is very small and the bed is old and sags in the middle, so very uncomfortable.

This hotel was very disappointing. When we arrived, the toilet in our room was stained and dirty, the shower curtains were moldy, and the towels were stained. We went to use the kettle and found it full of moldy teabags, and upon seeking assistance at the front desk for a new kettle, found the desk unstaffed. After ringing the bell and calling, we were still unable to reach anyone so we were not able to use the kettle or have assistance with anything during our stay. We stayed for three nights and our room was never cleaned and towels were never replaced. Our room was advertised as sleeping three but no extra blankets were provided for the futon, and once again, when we seeked assistance for extra towels and blankets we were not able to reach anyone. Overall, it seemed as if our room had not been thoroughly checked or cleaned before our stay and we were not provided with any opportunities to speak to staff.

mattress of springs that were marked to the body heating did not work and made noise the screen one of the two sheets loose uncomfortable the table and the armchair there is no closet there is a burrito the clothes are visible, the quality does not correspond to the price charged by the property

Lovely 3 day stay with helpful owners. Clean and tidy room with a wet room for ablutions. The Edinburgh tram service is an online booking must for 1, 3, 4, or 5 day passes creating easy travel from the airport to the city river. We bought a 3 day city pass for £10 each after we travelled from the airport (£10 return) but if you buy online before you arrive you can get a pass that covers the airport and city, search Edinburgh Trams.

We receive a door code prior to our visit as promised but on arrival the code would not work. We pressed the buzzer for assistance and were told we should have received a second email with a new code, which arrived 5 hours after check-in. The person that answered the buzzer give us the code so all was well. We arrived at same time as another guest who had exactly the same issue. Great location, no sign of a receptionist, clean room, 2 night stay and beds not made for 2nd night. Would return. 30 mins walk from Britannia. Free parking right outside.10 mins walk to Wetherspoon’s for a breakfast.

Great room, great location, lovely staff. The only problem is that the system doesn't work well with Expedia so I didn't get the key code. The second issue is that the staff may not be at the counter all the time, making it harder to check in / request help.

The toilets are super new and very well decorated. The room was small but comfortable. We only stayed one night.

Didn’t realise how far out it was from the centre (30 mins walk) but it wasn’t a problem constant busses go by so convenient .The staff where great and couldn’t do enough for you no restaurant on site but numerous great eating places nearby absolute bargain would definitely stay again
