About this cottage rental

A fabulous, detached country house, central to the village of Kettlewell, with seven bedrooms split over the main house and an annexe accommodating up to 12 people.

Fern House is a wonderful country retreat for families and groups of friends; a beautiful, detached country house in the village of Kettlewell, across the road from a pretty beck. The property was once the blacksmiths to the coaching in and stables up the road, and now offers fabulous accommodation split over the main house and an annexe. The main house has seven bedrooms, three with TVs and king-size beds, one with an en-suite and one with the zip/link option of becoming a twin. There is also a family bathroom and ground floor WC, a kitchen with a dining area for four, a dining room seating eight and a sitting room with a woodburning stove. In the annexe, there are two bedrooms, a double and a twin, a bathroom, a kitchen with a dining area for four, and a sitting room with a woodburner of its own. The two parts of the house share an enclosed lawned garden and patio with furniture, plus two off road parking spaces, though there is also roadside parking available outside the house. In a great base for walking, with the stunning Dales stretching on either direction of the village, Fern House is perfect for a Yorkshire getaway. The bedrooms are located up one flight of stairs. This may not be suitable for guests with mobility concerns. No Sunday arrivals. Check-in is from 5pm and check-out is at 9am

Amenities: Main house: Oil central heating with woodburning stove. Oil-fired AGA, electric oven and hob, microwave, fridge/freezer with drinks dispenser, washing machine, tumble dryer, dishwasher, 5 x TVs with Freeview, DVD, WiFi, selection of books, games and DVDs.

Annexe: Oil central heating (same system as main house) with woodburning stove. Electric oven and hob, microwave, fridge, washing machine, dishwasher, TV with Freeview, DVD, WiFi.

Whole house: Fuel, power and starter pack for stoves inc. in rent. Bed linen and towels inc. in rent. Cot and two highchairs available on request. Off road parking for 2 cars, roadside parking available outside property. Enclosed garden and patio with furniture and BBQ. Two well-behaved pets welcome. Sorry, no smoking. Shops and pubs 1 min walk. Note: Annexe approximately five yards from main house entrance. Accessed via own door, or through the king-size bedroom with en-suite. The door between the annexe and the bedroom can be kept locked. Note: Property across the road from unfenced beck, children to be supervised when outside. This property can not accept a Sunday arrival. . Note: This property has a Good Housekeeping bond of £150.

The property is fantastic for a large group, with lots of communal space and a good main kitchen. The off-road parking is really only suitable for one car. We were extremely disappointed by the standard of cleanliness, given the current Covid19 situation. We were required to arrive later and depart earlier than usual to allow for deep cleaning between guest stays. However, the standard of cleanliness was superficial at best, even in ‘normal’ times. There were two pairs of socks, a watch and orange peel underneath some of the beds. There were weeks of dust under one bed and none of the radiators in the Annexe worked, as they were full of air - not good when trying to dry clothes on a wet holiday. The cleaners are either massively overworked, not trained properly, or doing as little as possible! This detracted from the facilities provided and made us nervous to touch anything like door handles, bathroom facilities and kitchen utensils before cleaning them ourselves.

Lovely house in a fabulous village, georgeous Dales scenery, and a great pub (The Bluebell) a few doors away. It is very well furnished, the beds are superb, and the kitchen is very well equipped (though we were rightly advised to bring our own red wine glasses!). BUT we did really need WiFi as several of us had to do some work while we were there, and it was, for us, an essential requirement. It is simply a completely useless set up in the house, and it is a standing joke in the village that the Internet works fine in the pub and the village shop etc but not at Fern House. The phone signal is very bad, but that cannot be blamed on the house, and it was better near the pub. There were several other maintenance problems too, including a broken electric oven, (though the Aga worked fine), non functioning TVs, the underperforming (and therefore embarrassing) bathroom toilet in the main house , which did not flush effectively, intermittent heating in the annexe, and some other minor issues. It's a real shame as otherwise it is really gorgeous. The managing agents seem very professional and friendly and as they now fully aware of the issues, hopefully, they will get sorted out promptly.
