For me the location was helpful as I wanted to be in Sports City but that’s the only positive for me.
I didn’t like most things especially the condition of the place and the property management (Fran Porter). Recommend you do not stay here or anywhere managed by them.
Issues:
Broken bed - connection to the frame snapped so was literally sagging
Ripped headboard on the bed
Ripped chair in living room
Smell of smoke
It’s an apartment building so there is no reception and security are not there to help with check-ins - this will be hugely inconvenient for most travellers.
I moved out after 1 night but offered to pay for 2 if I could get my money back from the management agency (Frank Porter). They were not willing to refund me for the remaining 3 nights (unacceptable for me) but would fix the issues. I think having so many problems to fix is a sign of a business which doesn’t have consideration for customers so I moved out to a nearby hotel which was newer, cleaner, and cheaper. This would be my recommendation for people looking to stay in the areaThis was a significant cost to me which I resent.

Good area, clean apartment and bus stop just near by.
- Mr. Ahmed (customer service supervisor) was very understanding and cooperative.
- Mr. Musa (Agent) was very friendly and kind.
Some of the call center agents are not willing to assist, listen or handle the incidents in a professional way moreover customer satisfaction concept means nothing to them.
Check in and out is a very disappointing experience (the process must be modified).

Worst check-in&check-out experience
The service of the host was terrible, the amenities of the apartment was almost zero... I had to spend more than AED300 to buy detergent, soup, shampoo, dishes soup & over all cleaning items for the apartment.
I communicated with them 2 days before check in, and asked them if certain items are available in 5 each (Towels, blankets, pillows)... they confirmed yes, and when I arrived it wasn't.
Master bedroom toilet: no shower curtain, no face towels, no floor mats + there is big water leak that was not fixed! AC of the room wasn't working.
few hours... we found a disgusting shower curtain... we had to wash it by using the detergent "that I bought".
I was supposed to get a parking card for my car, they left me without one until the next day.
The apartment looked very nice in the pictures, in reality it was different... it didn't feel that it was ready to be lived in, it felt like an apartment that was deserted long time back, someone cleaned it and then we moved in.
And the check-out was a disaster... they deducted from me AED 800 as deposit via their website (not booking.com)... after we left the apartment, I sent them a message asking them if all good and if there was anything missing or lost... they responded that all good and nothing missing.
Few days later they deducted AED400 from the deposit, and when I asked them why... they said we lost the parking card! (they shouldn't deduct any amount without informing me, in the matter of fact i asked them if all good, and they confirmed yes... and suddenly they charge me!)
Apparently my daughter left it with the security, and they didn't bother to go ask for it... I personally called the security from abroad and he confirmed it is with him... i told them, and they still refuse to admit, they kept saying they didn't find it!

About the apartment and location–
1.apartment was tidy overall
2.appliances fitted seemed okay
4.bed and bedroom was reasonable
3.supermarket and public transport near by with easy access
Pathetic customer service of Frank Porter–
1.had to wait for more than 30minutes before someone from the customer service could actually answer (important calls in this time is a bye bye)
2.check-in details and deposit were uploaded on Frank Porter portal and still a lady from customer service called few hours prior to check-in asking if I have paid the deposit?
Never opt for self-check-in (always ensure to check-in in presence of the agent):
1.only building/location was mentioned in the email from agency and nothing about the apartment number. Had to call agency for the apartment number
2.silently deducted AED300 from my deposit and only I got to know about it in my credit card statement (rip-off)
3.after checking-out telling me I have not returned the parking card in fact only one key and one access card was laying on the table during the check-in and above all I never used the parking
4.apartment was left unlocked before and after check-out without any handover which was suggested by Frank Porter
About the apartment–
1.smelled like mold (like apartment was sitting idle for long)
2.floor had stains like moped with dirty mop
3.drawers/cupboard (in bathroom/kitchen) looked dirty and few were broken
4.there was a spider web on the wall above the TV!
Always opt for fully refundable cancellation option at least 24hours prior to check-in during the current COVID time (which was my mistake unfortunately I did not)-I booked this apartment for my guests and unfortunately they tested COVID positive before their departure to Dubai. I asked Frank Porter if they can cancel my booking and bluntly they replied they will charge the full price. They did not even considered to ask me if I can change the dates or I can prove it to them that my guests actually cannot travel during this time and so they might consider a partial refund.

it took more than 2.5 hours to check us in , i called them first time they said within half an hour they will send agent with keys, it took more than one hour for him to reach with wrong keys, then they ask me to go to their office to collect keys,so i went to the office to collect, so check in procedure is very bad .

Th apartment is very clean and well furnished . Have all what you may need in your stay . It is serviced by number of shops just down stairs : 24 hours supermarket, pharmacy , restaurants , salon , playing area for kids , and very relaxing promenade on the canal for a nice walking .
Location is very good as it is close to the new Dubai attraction like JBR , Global village , Mall of the emirates , Dubai park and resorts , Expo2020
