Small (but functional) room, TINY bathroom. Unfortunately it was undergoing refurbishment (which we were made aware of before we arrived but not at the time of booking). This meant there was not only quite a lot of metal barriers, skips, cones, piles of old furniture but also we were woken around 7.30am by workmen talking and banging.

Location was good. Breakfast was good - lots of choice.

Housekeeping was poor. No daily clean towels. Room not vacuumed, bins not emptied, hospitality tray not always topped up. When room was attended it was early afternoon before it was completed.

The breakfast was tasty, the room clean and the staff friendly, but....the hotel notified us, after booking, that it was being refurbished. The staff did try to work around the issues.

I did complain, I'm not some one who normally complains.....on both mornings I was rudely awoken at 6.45am by vans arriving, delivery lorries arriving and reversing, people shouting and talking loudly and items being thrown into a skip. To be fair, it was hot, our window was open and our room was on the 1st floor....however, there was no excuse for the early morning noise, it was inconsiderate to say the least....I informed reception on leaving and was told that no works were supposed to start until 9am...well, hopefully they'll sort for other visitors/residents. It did spoil my stay. A shame.

The hotel restaurant had good coffee and breakfast items. The staff were friendly throughout the hotel. The hotel is located in a pretty area outside of the city center. But there are many points to be aware of before you should book in this location.

1. The hotel is undergoing a Major Reconstruction. The hotel Did Not advise guests until approx 6 hours before the free cancellation period was up only 1 day before check in making it difficult to make last minute reservations anywhere else. 2. I was advised by management that Construction noise would be from 10 am- 4 pm. This was a lie as the construction already started each day at 8 am. And a rude and inconsiderate Construction Worker pushed in front of me on my last day to get coffee ahead of me in the restaurant during Breakfast? 3. My first Room #30 had No Mattress Protector or Pillow Protectors and it was Directly Across from a Large Open Corridor to the Outside where the Doors were Never Closed. Cold air came into my room the first night, the outside temperature went down to 2 degrees and it Felt like you were Sleeping Outside! I had to Put 2 pillows in front of the room door to try to block the Cold Draft. This helped only minimally. The provided comforter was Not enough and the Springs from the Mattress in my king room and the Cold in the Room Kept Me Awake All Night long! Then Delivery Trucks parked early outside my window and further prevented me from getting any sleep by loading and unloading their cargo. The toilet rim was not cleaned from the previous guests and was disgustingly filthy. It was Unacceptable that The hotel gave me the Worst Possible Room in the hotel?! 4. My British Cousins and I had booked 5 rooms in this hotel for a Family Reunion after 48 years and the condition of the hotel with Continuous Construction Noise and Dirt and the Deficiencies of our Rooms was Substandard resulting in stress and displeasure during our 2-3 day stay. The hotel room walls were dingy and scuffed. The hotel badly needs a Complete Makeover and the hotel should be closed to guests during the Reconstruction. 5.

Breakfast was excellent. Lovely outside space with seating. Friendly staff. Newly renovated decor. Free parking. Close to bus stop into town. Plenty of taxis in the evening back to hotel. Very good value hotel.

Fab choice of food for the breakfast. Bed was comfy. Booked twin but had been allocated double on arrival. Reception corrected it immediately.

Rude receptionist Confusing signals( for reception and way out, nothing for elevators) Been told that the hotel is under refurbishment only when I am not able to cancel. Mattress were really uncomfortable Very expensive for the service - next time I am willing to pay more to stay ate a hotel with better standards.

Found the hotel to be as expected. Undergoing some work but this did not impact our stay.

Found the beds to be a little hard and pillows too soft and flat. Reception staff not available at checkout until someone passing by called them to the desk.

Due to the amount of renovation works no lounge area to sit and enjoy also you have to go outside to get to the bar and restaurant as the Hotel is operating on a temporary reception

A 10min drive from the city centre of York, with free parking. Comfortable rooms, good breakfast. I will gladly come back.

You need to take a car to get to the centre, it’s about 45min walk otherwise. It’s not really a negative, it’s something you need to plan for.

Great room, good restaurant, terrific breakfast. Overall, a big improvement on our previous stay (Nov 2021). Much better provision for gluten-free food (one of us has Coeliac disease and finds extreme difficulty in eating out). Staff were very friendly and helpful.

The hotel was in a great location a short distance by bus from the city walls

The shower wasn’t great and unfortunately there was no one to repair it,we were offered another room but it meant moving all our things ,the maintenance crew don’t work at the weekend which I thought was a strange, that probably needs addressing

Good location rooms average dirty net curtains bar area and outside seating area were nice

Breakfast was chaos dirty tables everywhere children running around unsupervised food wiped out and not replenished restaurant very hot and stuffy all in all not pleasant though the food was tasty

Room service trays left in the hall didn’t really bother us just looks a bit messy when your 4 floors up and see trays on every floor.

The bathroom looked tired and well worn but was clean and toiletries provided. We were in a room on the ground floor by the function suites and were woken up early by delivery lorries arriving and parking by the back door from the car park.

Plenty of choice for breakfast and everything was freshly cooked. The bar was comfortable (not cheap) but had a decent selection of drinks. The room was quite spacious and the bed was quite comfortable. Tea and coffee provided in the room too. Would definitely stay there again as it's quite close to a bus stop into the city and is only £4 on the app to travel all day. It's also almost next door to the racecourse.

Location was a little further from city centre than first thought, although bus stops and service was close and regular. Never had breakfast.
