Please be careful when booking this hotel. Upon arrival, you simply won't be able to enter it as the door will be closed. You'll be forced to find alternative accommodation for the night. It turns out the owner expects people to contact him in advance so he can tell them where he left the keys, but unfortunately, he didn't answer the phone. Maybe it's just our experience, but it's a pity that such crucial details are not under the owner's control. In my opinion, if the hotel has special access requirements, the owner should ensure that the client is informed about them in advance, at least via the email provided during the reservation.

Spacious, clean and comfortable room. Very good breakfast with an excellent and varied choice served in a light and airy dining room. Great location for the centre of town, Lowther Gardens and the promenade.

Amazing property the hosts are so welcoming and friendly.the rooms are absolutely beautiful and the breakfast is exceptional. Stayed here a few times and would stay here every time we come to Lytham

Superb breakfast menu - around 15 choices I think !!! My wife and sampled 5 of them, and all were excellent !!!
Room was on the top floor, clean and quirky with great bath and shower.
Location absolutely perfect; approx 4 minutes walk to town center bars, restaurants and shops.

The hotel definitely had the wow factor

very welcoming and just added those
extra touches. Breakfast menu had so
many choices and was out of this world!

It's really a boutique b&b with big rooms and a great breakfast.
Really nothing to report. Minor issue: no outlet close to the bedroom to charge the phone at night (I know, bad habit :)
Ah just be aware that there are no elevator for the first or second floor but I think it's not an issue.

The staff were super friendly, and the breakfast was absolutely amazing! Really nice to spend the morning talking with the staff and other guests. Both of which were really nice to speak to and a great start to the morning.
The room we stayed in was Room 1, this is on the top floor. Carrying our luggage up these stairs was a lot of effort, and going up these stairs whilst rather drunk was a slight inconvenience. But nothing that would stop us from coming again.

Where do i start when we first entered the room was outstanding everything was well presented and very neat the shower facilities were excellent and the different variety of teas and coffee and the hot chocolate too was a nice touch and then me and my girlfriend went down in the morning to meet the most wonderful friendly staff you will ever meet who provided us with excellet care and service and were very nice to talk to overall the stay was perfect when we visit again we will definitly be staying here again.
There wasnt a single thing not to like me and my girlfriend loved every minute of it.

Just about everything about The Rooms was excellent; comfort, food, location. Andy was really welcoming and very helpful in giving us advice about the locality. Perfect.

The Hotel was in a great location only 5mins walk to the square for bars. parked right outside hotel, rooms were lovely and very clean. breakfast was lovely plenty of choice and cooked perfect. would definitely recommend and stay here again.

The room was spacious and clean, very near the centre of town, couldn't fault the room at all, clean and a good size bathroom, robes provided for showers and good choice of tea and coffee etc in the room. On the road parking around the hotel was no problem, parked easily just outside. The staff were very friendly, breakfast was really good with ample choice to suit every need.
Greeted on arrival with a free drink, which was a lovely start to the start to the short break - had a wonderful time, thankyou.
