This stay was amazing. I felt secure, it was easy to go get into, the staff were on top of everything and very responsive. I stayed alone and felt safe in the area. Everything you needed was there. The price value was amazing. Power and water stayed on the whole time and wifi was Great.

It was easy to hear neighbors but that’s expected in an apartment.

Pool was open from early until late. The facilities were good for basic cooking. The staff were really attentive both in person and via message on booking.com helping us with anything we needed. The location was quite central and so it was a short walk into the main town. Bikes are better for going to the beach.

Lots of large windows with a view directly onto the bed which meant that we had to keep the blinds shut most of the time.

Easy access to apartment using the code provided by host. Very quick and efficient way to check in. The apartment was spacious and clean, equipped with everything you might need. Pool and facilities outside 10/10. Local stores/ restaurants located very close to the property. Host was very helpful. Would definitely stay again.

Not on google map difficult to find. Taxi drivers could not locate by address provided. Communication and help with airport transport, excursions could use some improvement. No hot water was a bummer.

The problem (admittedly outside of their control ) was that the power was down and we had no electricity for our entire stay. This meant no WIFI, no lights, couldn’t charge our phones and no AC. This lead to a very uncomfortable night They offered alternative accommodation but we decided to stay as we didn’t fancy another shift

Good place, the studio flat was well equipped and the pool area was very nice.

Main issue: the place had issue with the electricity generator which led to a full electricity outage for days. The low points are because the owner and personnel did not manage the situation well: there was not good communication, with lies and unavailability to explain what was going on and support the guest to relocate or find an alternative allocation. The place was not equipped with a security generator, that many places in Tulum have on the other hand. After this experience i would not reconsider or recommend this place at all. Tulum offers many better alternatives!

Very lovely place!! The room itself was really cute and big. The bed was really comfortable and we had everything we needed. Was very easy to check in and out and also the communication was perfect. We can really recommend this cute accommodation!

such a beautiful spot to be about 5 min by foot to the best taco stands and that’s right where the Main Street is no need for a car ( but there is free parking ) juileta our host has been amazing she sent us tons of recommendations, things to do and party’s to visit ! she was always responsive even on her days off ❤️ she’s phenomenal!!

Everything. The ambiance was so perfect day and night. Julieta was Amazing. She accominated me and my family. She was very professional and kind. I will deffenitly tell my family members about this place. We really loved the place and Staff.

The location is great-central and easy to get around to anything you need. Make sure to rent a Vespa and you will be able to get to the beach and cenotes! The pool area with hammocks and chairs is a great place to hang out!

Overall a great place to stay, felt almost like at home. Very new, very spacious, very well equipped. Large and comfy bed, sofa, fully equipped kitchen, even a small room with a desk for a laptop.

We had a weird minor problem with the bathroom water tap - the water was kind of hurting, probably there was some unearthed electricity flowing in it. Upon request, the staff fixed it, but after a while the problem reappeared. Also, maybe we would appreciate if part of the patio was private, so that other guests were not walking directly past our big glass door - we had to have the shades rolled down all the time to have privacy.

Unfortunately there was hardly any water pressure, no hot water (which was fixed very quickly, unlike the water pressure) and the airco malfunctioned/was making a horrible sound every other hour.

I had room 10 on the second floor. the entrance like for all rooms is a huge glass slide door (no privacy as anyone passing by can look inside. they even put a water refilling station next to the door) with shutters that bang already against the glass when there is a bit of wind circulation. But the main issue was that on night 3 the wind was so strong outside that even the glass door made such loud noise that I couldn't sleep the whole night. On top AC wasn't working cause the remote was out of battery. night 4 was almost the same and I assume there is strong wind all year in Tulum. I complained about this horrible night the next morning and asked for a refund for that night. they didn't appologize but just asked to have a conversation and when I'm available. I told them a time and they said "thanks" but didn't show up. We spoke the next day then. But in the end I didn't get any refund and they didn't really care about it. told me they would fix the door and even told me they appreciate negative reviews. So here it is! Hate to give it because when new places are not perfect, that's one thing but when the host doesn't care (quote: "the price is fair for that not everything is ok yet") there is no other way. In addition: internet not fully reliable. no hot water the first day having a shower. Heard other guests complaining about other things as well. So, don't book this place !!!

We had a great and very comfortable stay at Artec studios. The room was nice, clean and well equipped. We ejoyed the calm atmosphere very much.

Strange noise coming probably from the roof. We woke up a couple of times because of that.

The place is new and there weren’t many people so we had the garden and pool mostly to ourselves. Rooms were clean and kitchen well equipped (knives, blender, cutting board, coffee machine, and small stove), we loved that there was a hammock in our room as well! Airco and mosquito net door made the room very pleasant to stay. It’s close to a huge supermarket and walkable distance to shops and restaurants. Neighborhood felt really safe. We also loved that the pool was open until 10pm for nice night swims :) We ended up extending our stay because it was so great! This is also a really perfect place for staying for long and doing remote work as there’s a desk in the room too.

Some things in our room felt still unfinished - the table had a huge gap in it, i suppose there still needed to be a glass plate installed. The wastebins were small and there were barely any shelves in the small bathroom to put our toiletries and makeup bags on. It would also be great to have dishwash soap in the room so we don’t have to buy it ourselves for such a short stay.
