First impression was the room was nice ,bed wasn’t very comfortable , curtain was hanging off the pole . Very dark in the bathroom.television only had bbc channel’s. Room smelt stale.

aThe room we booked was really comfortable and clean on arrival. We were called and told that we could check in early the day before arrival, but on arrival we were told that it was a busy night and the room wasn’t ready. It wasn’t a problem because the gentleman on reception was super helpful and very friendly. He gave us a discount code for the shopping centre car park and we explored city centre because the location of this hotel is perfect!
All the staff were friendly and helpful, we asked for more towels and they were on the beds in 5 minutes.
The kitchen had all the facilities you could need for an overnight stay and was a really great addition.

Stay was going great until a manager just let himself into our room with no warning while in bed, made myself and partner very uncomfortable and eager to leave in the morning.

Large, spacious room with large, spacious beds, sofabed, bath/shower. Beautiful building in a great location. Some minor quibbles but would absolutely book again.

Not the cleanest room tbh, mold on windows, mold stains on bathroom walls high up.
Broken jets on the Bath and moldy too, no ventilation in the so room gets too hot trying to have a bath.
Broken AC for room not game breaker but seeing as windows are nailed shut it would have been nice for some cool air in there.

There was no bar service due to staffing issues. We also never got our room made up we stsyed for 2 nights and we never had our bed made or towels changed.
The breakfast was really good and the breakfast staff were lovely bit the reception staff were not so friendly.

Stayed many times but in dire need of upgrade/refurb that’s been on hold for well over a year
Room was grubby, Jacuuzi didn’t work (again), key cards didn’t work 2nd day (again), room wasn’t turned over and was told extras had been put on the bill by staff blaming each other for modifying booking

Property looks on its last legs, sold as having a bar and restaurant which had been closed . No plugs in any of the sinks/ bath/bathroom sink and kitchen. Cold tap in bathroom basin not working tried all the other cold taps which were running warm water.
Windowsills between internal glazing and external windows very dirty - not been cleaned in weeks. Asked reception to address the issues when we left but no-one has contacted us regards to a refund regarding the non availability of bar and restaurant. Breakfast was surprisingly good considering all of the other faults. We were informed that it was due for refurbishment - shame it wasn’t reflected in their prices

Overall, the stay here was okay, however there could be more amenities in the room and some changes would have made the room worth the money as it was a fairly expensive hotel room.
A fridge would have been useful during the stay. The air conditioning in the room didn’t work so the room was very warm. The shower is very small and it had no shelf in it which meant that your toiletries were on the ground and because it is a small space, it was hard to pick them up.

The dirtiest hotel I have ever stayed in! I fully expected the hotel to look a little "tired" as it is getting quite old, but the level of filth was astounding! The bathrooms where full of black mould, and clearly never have a good clean. Carpets filled with stains and cig burns, electricity units hanging off the wall and so on.
We complained about first room so we where moved, the second room was no better but we had no option other than to deal with it.
Some of the staff where lovely, some on the otherhand where cocky, argumentative and arrogant with the attitude of "were closing soon so I dont care" when we politely approached them with any issues.
We have stayed at this hotel for 10 years, we have slowly watched it go down hill and be used as a party spot with no respect for the hotel or surrounding guests... sad to say this trip was definitely our last and we will be finding a new hotel for our next visit to liverpool!

Hotel is very dated and in need of repair and a good clean. Wouldn’t be rushing back especially for the price. To top it off they ask for a £100 safety deposit that can take up to 2 weeks to refund.

Overall we loved the hotel. We loved the location, close to everything. The receptionist was very nice and helpful. The room was big, and we had a view of the river. Unfortunately the door to the balcony was not able to open. The interior was beautiful, but the bed was a little hard for my liking. The cleaning was not up to standard. We stayed for 4 nights and there wasn’t vacuumed at all. There was a thick layer of dust in all the corners, and on the leather walls. We hope they will do something about the cleaning, because we will definitely be back.

The room was dirty and dusty. The dust was flying off the desk fan, chandelier and the spa bath was mouldy looked like it hasnt been cleaned for ages. The headboard had marks and stains all over it. the carpet in the room was black even though its a cream carpet, i had to wipe my feet on the way out. The sofa in the room was ripped and the bed was filthy.

The staff where not helpful the fridge wasn’t working the toilet seat broke and when we asked about car parking discount when leaving they told us we should’ve done that at the beginning of our stay.
we stayed here before and it was great can’t believe it the same hotel so disappointed with it it’s a shame loved our stay last time

Read the reviews before we went and by god they were not wrong.
Air con doesnt work, 2 fans in the room which just circulated hot air round the room, room and bathroom so warm thay a bag of ice melted within 20 mins and the soap melted
Bathroom smelt funky and damp, previous occupants body wash still on top of shower screen and shower tray didnt drain
Lights and lamps not fully working and full of dust and dirt
Hotel is very tired, the only thing going for it was its location

30 James Street is nothing other than OK. It's not great, it's not the worst. The room is very outdated, very basic, shower is utter rubbish, the bath is very high so if you suffer with health issues you would have trouble getting in and out of the shower.
It did the trick for 1 night, and that's all it did. I would much rather stay in the Premier Inn which I normally do when visiting Liverpool on the Albert Docks. The reason I stayed here as it accommodated 5 adults, but would be nice if some rooms had 5 single beds as opposed to 2 doubles and an old, horrible leather settee that turned in to a sofa bed.
The price paid for the apartment really is a little over the top as the pictures on the website really make it look like the Ritz but it isn't at all.

Lovely big room with bery comfy beds. Staff were very friendly amd welcoming. Great location close to train statuon, shopping and lots of bars and restaurants. Good value for money, would definitely stay again.

Really ideal location for our trip. Made use of the 241 cocktails on the rooftop bar, which was excellent. All staff were very friendly and helpful. Loved the history of the building, however that does come with some minor issues. Mainly the shower and sink being blocked quickly and the toilets flush not great.

Paid extra for the breakfast…. Amazing. Had everything you could ask for. Located on the top floor of the hotel, had amazing views of the city

We absolutely loved the location if this property with the amazing history behind the building really felt special. The staff were so helpful, always with a smile. There were parts of the room and hotel which looked a little run down, but we were happy with our room overall and the facilities, and loved the views from our room.

The hotel is below par to my expectations. The toilet is smelly, Aircon is not working and the breakfast that I pre booked is not available reception told me they don't do breakfast on Fridays??? Now I have to get my money back for the extra payment I paid for breakfast.

Excellent location. Such a stunning building and renovation due next year is well needed. I was uneasy once I entered room as carpet was extremely dirty and windows either no safely catch or screwed shut. No air con in any room, we had a fan but was a sunny weekend and our first night was extremely uncomfortable. We did end up with noisy neighbours but a call to reception promptly shorted it out. We asked for a room change on first of our 2 days but it was fully booked first night and couldn’t accommodate but changed for our second night and room we got was cooler and not as run down. Breakfast was limited but all you need and really good with very helpful staff. Would return once renovations completed.

The hotel in generally in need of a refurb, looking very tired and grubby. The carpets in the corridors are very dirty . Everywhere felt it needed a deep clean. The beds were average for comfort. There was a terrible drain smell in the bathroom. The aircon didn't work and no windows could be opened, a dan was provided though.
The breakfast was ok but quite a limited choice.
I've stayed in many hotels in Liverpool city around a similar price range and they exceed here by far.
