Außerhalb der sehr privat, gesperrt Schlafzimmer-Suite gibt es einen Empfangsbereich, wo die Gäste sitzen und sogar verlassen Gepäck - neben der ein Kanal Tür auf einem Dock am Canal Grande öffnet sich. Auf der Rückseite, einem Garten / Hof und einem großen Eingangsbereich stehen den Gästen zur Verfügung. Bitte beachten Sie, dass beim Eigentümer oder deren Freunde sind im separaten Wohnung im Obergeschoss des Aufenthaltes (sie sind immer da), sie werden das Foyer für den Zugang zum Steg und Boot, und den Garten / Innenhof zu nutzen. This property more than exceeded our expectations and we would rent again. Caretaker made exceptional transportation arrangements for us and our guests. Property is located with easy access by foot, vaporetto and water taxi. Kitchen/dining had everything we needed even for dinners on site. We had the unexpected delight to meet our host and only wish we had more time to get to know her. We would highly recommend this property and would stay again without hesitation.

Great location, cool old building on the canal with a small deck to sit on and watch the boats. During low tide, the bathroom smelled horrendously, which we were then told was common in Venice. Living room was a shared common area that was not clear from the listing. Quite surprised that the only private area was the bedroom.

The sweet apartment is tucked in a wonderful neighborhood in Venice within walking distance to all attractions, restaurants, water taxis, and local hangouts. My fiance and I created so many memories having coffee, wine, & cheese on the boat dock watching the boat traffic pass. The host and property manager were so helpful with their recommendations as well as with helping arrange convenient transfers from the airport and to the train station. Highly recommended

Very simple place but was wonderful. Convenient to San Angelo Vaporetto stop with a couple of bridges to traverse with suitcases. We really enjoyed sitting out by the canal enjoying wine watching the traffic go by.

Really unique place. The dock you can sit on on the grand canal is excellent! The only thing I didn't like is that the dock is shared with a unit upstairs. The unit is definitely a rental unit and not used by the owner and her friends as stated. I met the folks staying there and they rented it. They were from Canada. Also, the living room the living room is a common area.

Location, location, location!
This is our favorite location for staying in Venice. The city is at your doorstep. From the deck and out the window you can watch the city at work and play. Just a short walk away is a well stocked specialty grocery and good restaurants. Here you are away from the crowds of tourists, and at the same
time, close to main sites in the city. We walked almost everywhere. For longer explorations, two vaporetto stops are close by, and a tragetto stop too. Communication is prompt and easy. Thanks Karen & Marie Helene!

The view alone exceeded our expectations. Located right in the middle of everything, the whole city is a quick walk or vaporetto ride away.

perfect location, perfect casita
This property is very romantic and perfect for a couple. It has a small market and restaurant just outside the door. The market is beautiful and the variety of food and treats is amazing. It is a short walk anywhere without being in an expensive part of the city. The pier is beautiful and a great place to spend the sunset and sunrise.

1 st trip to Venice
This unique , quirky little place in sensational. The walls are dressed with silk and Gustav Clinz paintings . It has its own private balcony on the Grand Canal ( sole use) and is surrounded by art and the love of art & culture. The owners are adorable too ❤️ We will definitely be back xxxx

Absolutely loved it
The property was spotless, comfortable and had everything you needed for a get away (coffee, Prosecco, fridge etc.). The owners added their own touches (artwork/books created by them).
The bathroom was very clean and stocked.
The location was perfect, short walk to markets, shops and restaurants, and the people were very friendly. Arriving was easy, you just bought a ticket for the water bus/water taxi, and it was a short ride to the stop (we went via the vaporetto or the water bus).
The best part was the deck on the cannel; you can truly escape the world there, if you were wanting to work, be creative or completely relax...it was perfect.

Front row seats on the Grand Canal
There were so many impressive things about this house. The absolute most impressive was the deck on the Grand Canal. We sat out there at every opportunity and watched Venice come to life in the morning and quiet down at night. The house itself was exactly as described. It was small, but it was all we needed. Despite its size, it came with many amenities including a bottle of Prosecco and coffee. The other impressive thing was the communication. We wrote to the owner about the hair dryer not working, and it was replaced immediately. Every question was answered in a timely manner. We loved our stay here and would definitely recommend it.

Best Location Ever!
I have been coming to Venice on a yearly basis but this was the best location ever! I was kindly met at Sant'Angelo by Karen who navigated me to the Palazzo. The apartment is wonderful, perfect for a honeymoon experience! Although I was travelling alone to see the Art Biennale this was just as wonderful to be on the Grand Canal and view Venice from the getty and bedroom.I was so excited that I never closed the curtains at night so as I could see the canal all lit up. The location is perfect so close to St Marks Square plus of course Le Fenice and Art installations. Although it does not have a kitchen there are many places to eat near by and anyway who wants to cook on holiday! There is however a kettle, nespresso coffee maker, fridge and microwave. Perfect for making early morning coffee and chilling that Prosecco for drinking on the getty at anytime! There is an amazing bookcase of books on Venice and other literature. Plus another highlight is seeing the Artwork and Poetry of Alain Arias-Mission in the hall, sitting area.Karen Moller is also an amazing Artist and Designer. So it is privilege to stay in such wonderful place.I shall definitely be coming back again if there are any slots left now that I have told everyone how wonderful it is!! It’s all a couple needs!!
Room was clean. Bathroom was nice. The location is excellent. Right in the heart of Venice. Owners communication was excellent. Person met us upon arrival. The balcony outside was great to just watch the boats go by. The price is very reasonable for the location. We used the location for our post-cruise. Many nice shops and restaurants very close by the property. The water boat dock is very close by also. After our trip we were able to go over to the doc and take the 40 minute boat ride to the airport. Piece of cake :-)

Once we found it, we loved it! A secret spot too good not to share.
We didn't have a cell phone that works in Italy, and could not reach a person to meet us at the vaporetto stop. We were tired & made a wrong turn on our own, so didn't find the location immediately. Thankfully, Leah (spelled?) was there and let us in, showed us how to use the keys. Once settled in - WOW! Great location, wonderful view of the Grand Canal, close to eateries. Room had everything we needed, and we were very happy. After 5 years of watching this listing, husband & I finally made it. Totally recommend this VRBO, Great views and not a far walk to San Marco's square. Thank you for an enjoyable stay!

Location on the Grand Canal and the Dock!
We enjoyed our stay. We loved the location of the unit and we really enjoyed having a dock to sit on, relax, have a cocktail and people watch in the afternoons. The bed was comfortable. The only things we did not like about it was how small the space was. You were very cramped in the room itself and everything is out dated. But if you are only using it just for sleeping and getting ready in the mornings it works!

A Romantic Venetian Experience.......
If your image of Venice is Charm and Romance, this apartment is where you should stay!! The apartment is clean, well decorated, quiet with a beautiful balcony facing the canal. We couldn't have asked for a better location to spend our time in Venice. The apartment is in a perfect location, literally within a two minute walk to water taxi's, restaurants, grocery stores and shops within steps of the front door. Of course most vacationers want to see many of the attractions of Venice but you could honestly stay in this apartment and never have to walk more than 10 minutes away to find everything that you need.

Loved the location!!! Very nice to be on the water, and the room was comfortable and cozy. Lots of other rooms and courtyard to enjoy as well. Everything was clean and we had what we needed because the plan was to eat out for all meals. It wasn't too noisy, but we usually use white noise app anyway. We bought three day vaparetto tickets and went all over Venice. The ducal palace and San Marco open at 9:30 but since we didn't get there till after 10 the lines were way too long. Next time! Also we noticed as we left the city on Friday how many were arriving for the weekend. Week days are less crowded. Loved having our own little place on the Grand Canal to come home to each night and bonus-no stairs! Grazie mille!

Small but everything you need. Wonderful restaurant down at the entry of the walkway. We are there several times. Grocery stores nearby as well. The best is sitting on the deck on the Grand Cansl. In the morning quite busy and the late afternoon lots to watch. If you don’t want to hear the water lapping and the boats until midnight, you can turn on the ac and you’ll just hear the fan. Quite a rare find on the Canal. Owners are very nice and them and their caretaker will take good care of you.

We traveled to three cities and this was our favorite of all. Our fondest memory of Venice will always be sitting on the dock, drinking wine and eating cheese, olives and bread from the local market. The views are spectacular! You can't find this kind of experience staying in a hotel.
Communication with Alain was easy, the property was exactly as listed and we would definitely recommend this property to a friend or relative.

We have now on our 9th visit to Venice found the perfect place to stay and will be back. We know Venice well by now but still appreciated the restaurant and other recommendations, as well as being met at the vaporetto on arrival. We particularly enjoyed a wonderful meal at A Becafino late on Saturday night after the opera. Waking up to the sounds of the Grand Canal outside our window was particularly special. Next time we might come earlier in the year so as to enjoy sitting on the dock for longer.

Sitting on the dock drinking a glass of wine while watching the boat traffic and planning our next day…...we had the greatest time! We enjoyed the stole each day through the back streets making our way through the old gates into the apartment and could only dream of the enjoyment you must have every day. We spent the final four days of our honeymoon in this wonderfully romantic suite. The suite was everything promised and more! It was easy to find from the vaporetto stop. This suite allows you the luxury of romantic evenings spent sipping wine on the private dock watching the traffic of the Grand Canal. The suite is located just minutes from San Marco Square by foot, yet private and removed from the hustle of the tourist traffic. Alain and Karen were so gracious and welcoming! A lovely bottle of champagne awaited us on our arrival!
