Well equipped, clean apartment. Perfect for what we needed. Great location. Walking distance for everything you need.

The location was excellent and very convenient, everything within walking distance and the water bus location within 1 one minute from entrance. Very nice and quiet location and yet within walking distance from daily multitude. A convenient store at the end of the street with fresh fruits, bread, eggs etc... I would come back to this apartment again.
I'm very picky about bed, the sofa sleeper is a little hard, but I can't complain, at least I had a place to sleep.

The agent(Agota) who handled check-in and communication was quite friendly and welcoming. We were even able to checked-in 30 minutes before what we agreed.
I was able to contact with her via whatsapp right away.
Kitchen was fully equipped and functional.
Location is fantastic.
The apartment seemed clean enough at the first look. But on last day I had an experience that cringed me.
We were about to check-out and I was folding the sheets to leave the room properly. Then I saw the INSECT on the sheet!! I have contacted with the agent to give the feedback and sent the footage of the alive insect. But never heard back afterwards. It might be dropped from blanket which looked to me was NOT washed off after previous visit. :( :( :(
There was no internet connection at all, even though there was a modem. The main reason why we chose an apartment like this, to be able to work while travelling. We contacted to solve the problem. But we were told that is due to rainy weather. Even on sunny days it was not working.

The location was great.
The apartment looked nothing like the pictures - it was in a pretty bad state with minimum upkeep. And we were told that temperature was regulated on a central device - which was wrong and meant we were freezing the first night, only to find out that the radiators work (so use them). The fold out couch was incredibly bad to sleep on.

Alberto is great and is very helpful and informative. Location is very good, too. The apartment and facilities are generally clean. Towels, beddings and pillows smell clean, too.
There is no door at the shower area, water is splashing all over the bathroom floor.
The safe could be installed (fixed to the wall). As it is small it seems like anyone could just steal and carry it out of the apartment.

Alberto was very welcoming and helpful. He made us feel very welcome.
Nothing to complain. The spaces was a bit tight for 3 adults but we knew what we were asking for.

nothing . the worst place we have ever stayed with the rudest managers
The Management assigned 3 different people to meet us.A guy who seemed high was 35 minutes late for the meeting although the time of our arrival had been confirmed with him. When he finally came, he asked us "You like? any questions?" The photos have been so heavily photoshopped, it was difficult to recognize the apartment. A wide lens had been used to make it look much bigger (Fraud!).I asked how to open an old mechanical sofa and this manager started imitating us like we were people from a wild tribe. He was behaving really offensively and making fun of female mental abilities. He then said he needed to take all our passports because we seemed dangerous so they wanted to check us with the police. When I asked why, he shouted that we all needed to leave (although we had already paid for this stay in advance). He told us to leave again and then called his manager who started screaming at us also, shouting about checking us with the police. It seems extreme racism to think that an ethnical minority can cause any damage just because of their origin. In all our 3 visits to Italy and 15 hotel/apartment stays no one had ever asked us about giving away the passports. We had recorded the managers' screaming and contacted The Booking.com to resolve the problem. We would have chosen another apartment before, if there had been any information about giving our passports away to a stranger. We would have also chosen another apartment if they had placed the information about "The Book of rules" and the system of fines that they have (this is not mentioned in the info about this apartment on Booking.com).
We video recorded the whole process of check out showing all the old scratches, dust and dirt because the managers said "we will charge you for every scratch". It sounded like a threat and made us feel really anxious.

the instructions of how to get to the house was missing . We only got a pin map from them. but after we arrive there we realized you can take water bus to one of the stop to get to the house.

The apartment is right next to a boat station so very easy to get about. Check in was easy - we were given details on who to contact for check in using Whatsapp. The apartment was warm and clean and although we didn't need to use it, there was a washing machine with drying equipment and a well equipped kitchen had we wished to stay in and cook. We just got some bits in for our breakfast. The shower was good and quite a spacious bathroom. Three of us stayed in the accommodation using the two single beds and the sofa bed, might have been a bit tight on space for 4 people, but worked for us. The host was very helpful giving us information on getting to and from the bus station.
Nothing particularly. A couple of our UK travel adaptors didn't fit the electrical sockets as they needed thin pins to fit the holes, but it wasn't a desperate issue.

Ms. Elisa was truly a gem! She was so patient and kind despite becoming lost in finding the property and making her waiting 30+minutes. She walked us and give a in depth tour of the property, as well as answered our million and one questions about our stay and about Venice in general. JUST A REMINDER, there is tax to be paid upon arrival in cash and I believe it was about 4 Euro per person, per night.
The property itself inside of Venice was lovely! It had a kitchen with some coffee and tea and other cooking supplies/ ingredients. The bathroom was relatively spacious with good running water and even a laundry washer (no dryer). The apartment had 2 mini beds in one room and 1 large bed (we believe it is a sofa turned to a large bed) in the main living area. The decorations and tiny details in the apartment are so characteristics and really made you feel like you were living in Venice, not just visiting.
The location was okay too. It is about a 20-30 min walk from the train station (we used google map and typed in Accademia Pointe in order to not ride the ferry and then the property's address otherwise google tells you you have to ride the ferry). It is about 15 min to San Marco and the property itself is nested in a quite area near the boat station Samuele.
Unfortunately there are no elevators. Luckily we were on the 1st floor, but to get to the 1st floor you still have to climb a few steps. My mom broke her knee earlier this year and still suffers a bit from knee pain found that at the end of the day after walking so much in Venice, that the apartment steps were painful to get up. But my dad and I had no problem (though getting luggage up and down may be a struggle, but we found that in Venice traveling in general with luggage was hard so truly a minor problem).

Very very clean. Pier for transportation next to the apt. Shops n cafe very close 5 minute walk. 15 min walk to st. Marks's square. Small food market 3 min away. Large coop 10 mins away.(walking). Owner and host very accomidating. We loved it, the accomidations fit with venice style. We were able to go sit by water front on park benches right by our apartment. It was very easy to get water boat next to apt.
Garbage pickup days very noisy and loud. For a few hours starting around 7 am.
