It was in a good location. On a bus route into the centre of town. We managed to get a parking space.

The pictures shown on the website are nothing like the rooms available. It is really shabby and run-down. No-one to check you in or out. Emailed them in advance but no reply. TV was tiny and didn’t work. Bathroom was old and had stains. A large damp patch in the corner of the bedroom.

It was simple to get the city centre

Compare to other accommodations it looks expensive. It was no reception so took additional half an hour to get in after a long trip.

The location was okay. The owner was pleasant and came to assist with an earlier check in. There was coffee and tea and the tv worked.

Check in and out is cold and unreassuring because there isn't a desk. There are only key boxes and if you turn up early, even when specified, you have to call the owner. The bed was semi-comfortable. The room was tired and in need of a refresh on the walls. The shared bathroom (wasn't keen, but at least there was a sink in the room) was tired and in need of repair for both the toilet and the base of the shower where the white coating was clearly peeling off. It also needed a bit more cleaning around the rims. No breakfast at £120 was steep, I would expect breakfast for that price, but I needed a room. The hostess tray, although had tea and coffee was lacking biscuits or some type of confectionery. Edinburgh is in actual fact getting too expensive nowadays and it is all becoming greedy at Fringe time.

Staff friendly and helpful. We were able to leave our bags at the property after we checked out and collect them later in the day. 😁

Noisy toilet and shower in attic room. We showered quite late and were concerned for the people in the room next to us as it was so loud.

Good location next to bus

Good location, easy to navigate to the attractions. It was a beautiful room, and was exactly as the photos.

Room size was good

Decor was old and tired. Some areas needed new paint. The yard was overgrown and not maintained
