About this house rental
"Kingpost" is a beautiful 5 bedroomed house in a lovely typically English garden setting with ornamental pond & sweeping drive to the front of the house. At the rear is a raised patio area complete with family seating to enjoy eating "al fresco", lawns leading gently down to a magical playhouse and trampoline for the young at heart and an enclosed outdoor swimming pool to the side.(heated on request for an extra fee) Perfect for a large family gathering or families on holiday, it offers spacious & light accommodation throughout the property.
As with all traditional Wealden Hall houses the rooms on the ground floor tend to lead off one another. You enter the property via the back door into a large, light double aspect kitchen/diner with a mix of original beams and modern Shaker style fully fitted kitchen. Equipped with a double range oven, central island/breakfast bar including a intergrated wine cooler, microwave, coffee machine and an open plan dining area with views overlooking the extensive mature gardens to the front & rear.
Off the kitchen is the family lounge with comfy settees, arm chairs and an Inglenook fireplace with open fire to keep you cosy & warm your toes on colder nights. Please use the fireguards when its lit to prevent sparks landing on the carpet. We keep a selection of books and games in here for just such an occasion.
Pass through one of the many original doors to the main reception hall and front door, off which is the first of the three spacious double bedrooms, boasting a super king bed, wardrobe, bedside tables, desk and chest of drawers with en-suite shower room, leading you back to the main hall and stairs to the first floor.
The under-stairs area has a washing machine for guests to use with an electric airer.
At the top of the stairs is a large twin room to the front and a childs room with extra single bed( plus pull out single) to the right. Both rooms have bedside tables & lamps, chest of drawers and a double shared hanging space. With views over the gardens to enjoy.
Along the light, airy landing is the second large double bedroom with a walk-in wardrobe and comfy armchair if you like to relax & read, bedside tables and chest of drawers. Down two steps to the family bathroom which has a free standing claw foot bath and walk-in shower, next to a separate toilet and hand basin. Off to the right is the 3rd large double bedroom with wardrobe, chest of drawers, bedside tables, lamps and comfy chair.
Each one is a room with a view looking out over the gardens, as individual as the property itself.
Baby travel cot and high chair is available on request.
We ask that you act responsibly when in and around the pool, lock the gate if not in use to prevent little children wandering in. Plastic glasses & table ware are provided for out door food and drinks, DO NOT take glass into the pool area please.
There are many local eateries in the village which offer great family service and fantatsic food. The Bull is right on the doorstep and is recommended for it's Sunday lunches.
Tour the wide Kent countryside and visit many famous attractions, Sissinghurst Castle and White Garden and enjoy a lovely tea in the beautiful surroundings. Or head for the coast and try the locally caught Fish n Chips, visit one of the many vineyards to sample their award winning wines and any of the many National Trust properties near by. Take the children to see the historic port of Hastings and on to Senlac Hill, Battle where the famous battle really did take place.

We appreciated the well equipped property. Well set up for children to enjoy. Exactly as described and suitable for multigenerational occupation. Although some of the adults found the mattresses on the soft side. We were three generations of family and friends. The pool was a high point for all. Lots to do and explore in the area. All in all we had a great holiday.

A lovely old house.
We all felt at home as soon as we stepped through the door, the house was well equipped throughout from the kitchen to the toy cupboard. All the beds were comfortable with quality linen and towels. Lots of hot water and clean bathrooms.
The children were totally wowed by the trampoline, wendy house and secret library.
The pool of course was a main attraction, it was clean, safe, warm (we chose to pay for heating) and well maintained, we even met the friendly pool man.
There was plenty of room for our party of eight, the property is more roomy than the photos indicate.
The village store was well stocked and the pub is just across the road. . . Everyone was happy.
We would not hesitate to recommend this house, and hope to return one day soon.

Kingpost was the perfect place for the 10 of us including 4 young children. The space was amazing and was very comfortable for all the adults as well as the kids. The pool was a Godsend especially as it was very hot when we stayed and the little ones loved all the toys inside and also in the garden. I think they would happily have stayed there all week but we did enjoy some of the wonderful local places of interest, knowing that after a busy day a refreshing dip in the pool awaited. Lovely place, lovely village and lovely area!

Wonderful summer holiday
Kingpost is a lovely place for a family holiday, particularly with children. We have never stayed anywhere with so many toys and activities to keep the kids busy and happy. Fabulous well equipped kitchen and warm pool. Pretty area and nice local pub. Thank you Martha and family.

Kingpost Review
Kingpost is the most beautiful old house with great character and charm. You might expect small rooms because of its age but in fact the rooms are all a very good size. The living room is big – we had 6 adults and 4 children happily congregating there without feeling cramped. The downstairs bedroom is enormous and the kitchen is perfect for a big group. We were able to get all of us round the table but could have used the bigger table in the hallway if we’d wanted to. The bedrooms upstairs were again all a good size. The beds were very comfortable and the linen sparkling clean. Both the bathroom upstairs and the shower room downstairs are a good size and there was never a shortage of hot water.
Outside was good for our grandchildren – all under 5. They enjoyed the trampoline and the Wendy house as well as the slide, swing and seesaw. Their favourite was of course the pool which was beautifully warm and clean (a pool man came round while we were there to clean it). There were also plenty of toys both indoors and outdoors to keep them happy.
This was our second visit to Kingpost and there were a few things that were a little tired this time. For example, the trampoline looked a little unkempt and when 2 of our children (aged 5 years and 3years) jumped on it, it moved about a little too much (we have a trampoline at home so know what flexibility there should.) The football left in the garden had strips off it, although you could kick it around. In the kitchen, the frying pan had scratches on it so everything stuck to it and one of the saucepans had been put back dirty. The plastic outdoor glasses looked very old and not very clean. There were only 2 t-towels which wasn’t enough for our weeks stay. These are only small things that would cost very little to replace but would make a big difference.
Moving on to location – it’s great. There’s lots to do for children. We went to the Rare Breed Centre, Camber Sands, Hole Park, Bedgebury Pinetum, There are loads of wineries to visit and a trip to Hastings isn’t far.

Character, charm and comfort
A wonderful stay. Such a characterful house, but also brilliantly maintained. Near a welcoming pub and in a sweet village. The photos do not do the property justice. Enjoy.

Great stay
Lovely property, seamless check in, and really accommodating hosts, Martha sent us a great pre-read email with lots of activities, eateries and things to do which really helped. The pool and garden was brilliant for us and the kids. I’d highly recommend this property.

Heaven
I cannot say enough good things about this little piece of heaven. Nestled right in the middle of the charming village, with 2 pubs in walking distance. The cottage is larger than we anticipated and the pool is perfect. Martha could not do enough to make our stay memorable - we just loved every minute

The property is lovely, everything was just as expected and more. The place was beautifully clean, we had all that we needed and thoroughly enjoyed our family holiday, there some wonderful places to visit nearby, the countryside is beautiful and we would certainly return to Kingspost.

Fabulous house in a great location.
We had a wonderful week here. The house is better than we had imagined, very well set up for guests. The rooms are spacious and comfortable, the gardens are gorgeous and the pool made it just that but more special. Great area too with so much to do in the day and some lovely places to eat nearby. Recommended.

Wonderful holiday
We thoroughly enjoyed our week stay. The house is spacious, comfortable, full of character, beautifully appointed, and we could have easily moved in forever. The pool was a big hit with the kids, the garden fantastic for all ages. The pubs were a very short walk, and Kingpost was close to lots of attractions — castles, manor houses, gardens, outlets. Tenterden nearby had a big Tesco when the local grocery wasn’t enough. Internet was slower than what we’re used to, but we brought our own. Otherwise, just a wonderful family break during the pandemic.

Wonderful Stay In Beautiful House
Overall, we very much enjoyed our stay in your house and used it as a great base for a holiday.
Positives:
1. Lovely character inside and out
2. The pool was nice and warm, which was essential considering the weather
3. The garden is a well-equipped lovely space
4. Very well set up for children
5. Great, well-equipped kitchen space
6. Great location for exploring area and also local pubs – went to the Bull twice.
Negatives:
1. The furnishing in the living room are very dusty and a little old, two people in our group have dust allergies and reacted to the soft furnishing, anti-histamines were required.
2. The TVs are small and dated. The Sky box is also out of date, you could probably get Sky Q box upgrades for free now. A newer TV (and/or new Sky Q box) would allow guests to use built in apps to use their own subscriptions, e.g. Netflix, Amazon Prime & Disney+.
3. Internet – I appreciate that you may not be able to do anything about it, but the internet was slow (compared to what we're used to) and doesn’t cover the whole house. For example, the sky box in the master bedroom was updating all week, and only started working on our last night.
4. A little maintenance is required, e.g. the back door is scraping a little against the kitchen floor, the cabinets next to the fridge are sticky.
5. The welcome pack should include the manuals, had to dig around for those to work out how to get the fridge/freezer colder and work the oven. The welcome pack doesn’t state the rubbish collection day, had to Google it.
None of these negatives stopped us from having a great holiday in a wonderful character property.

Wonderful house
Kingpost is a beautiful house, bursting with character and history. The facilities were great with plenty of toys and games for the younger children. The pool was a huge plus for the whole family with such scorching weather. We had a couple of lovely meals at The Bull, barbecues and fish and chips in Dymchurch.

Fantastic holiday at Kingpost
Beautiful house with a great garden and fantastic pool. Lovely big bedrooms and so many toys and games for the children. It’s ideal for younger children and they enjoyed the garden, pool, playhouse and trampoline.
We celebrated our parents 50th Wedding Anniversary here.
Perfect house, perfect weather and a fabulous time had by all.
