The history and location are great. Staff very friendly and the restaurant onsite was lovely for dinner at the three steps
The gym is so small it’s almost unusable and the stairs with large bags are a challenge

The receptionist Carissa who went out of her way to help me in many ways. Because of her I had a worry free time particularly with my travel home arrangements. Thank you Carissa.
A pity the restaurant was closed on Sundays but that is not something you can do anything about.

Location is close to restaurants and cafes. The Thai restaurant (Buddha Thai) was outstanding. Also close to a very popular bar (Du Cane) which is a brewery that also serves pizza. Tinker Coffee Brewers also has a great breakfast offering. Plenty of parking. Very quiet. Woolworths and Coles also close.
Rooms are a bit tired looking or old fashioned..

Bed was a bit hard but I'm spoilt

Clean, comfy and everything we needed for an overnight stay. The owner was very friendly and welcoming, as was the lady at the Reception desk on our arrival.
The bathroom fan didn't actually do much i.e. the mirror was steamed up after using the shower.

Location was good

Location and room were ideal, bed was comfortable. Room was pre heated which made a pleasant change particularly in mid winter. Very clean and tidy which is why we keep returning to this hotel.
I don't think anything could have been improved on. Always a pleasure staying here.

Warm & comfortable; Roomy; well-stocked mini-bar.
Shower over bath; Heater in bathroom noisy and ineffective.

Stay was okay I was born in Launceston Tasmania had to attend a Memorial which was sad and picked The Colonial Motor Inn due to memories - very tired Hotel now I would not stay again
The Room and Reception area has not changed for 30 years so very tired plus the food I ordered at night room service was really third rate........

location was excellent, staff were helpful.
heater sounded like a car starting up in the room; hallways to room were stained and grubby, door rattled and did not feel secure, wasn't made aware of the wifi facility or login details

All OK EXCEPT - see next box
Dear Dale,
I understand you are the owner.
We had dinner at the Three Steps restaurant (good joke about steps) in the old gymnasium building.
For me, a pleasant dinner was affected by a simple but annoying ISSUE that you can easily fix.
I should mention that I like more salt on my food than normal.
The white salt shakers in your restaurant are incapable of delivering salt.
I tested at least 6 shakers and they are all the same. The HOLE in the top is smaller than the partice size of the salt.
The waitress confirmed it is an ongoing problem.
To get some salt I had to open a shaker and tip salt out onto the table.
Dale, please, for the sake of all the salt lovers who come after me, THROW OUT those crappy salt shakers and get some that work.
Awaiting a salty greeting when I return to Launceston,
Sincerely,
Tom Buckle

PS: Lovely dog you have guarding the property, even if asleep a lot of the time.

Wonderful place- great location so close to CBD that you can walk everywhere. Great room- quiet, clean, large and comfortable. Great food and drinks to be had at The Three Steps restaurant and bar. This was a real surprise treat! Highly recommend for English pub amblence with good prices for food and drink. A great comfortable place on the doorstep for dinner and drinks- why go elsewhere? Will definitely come back here again.

Our room was dirty, bed seemed unmade, had long black hairs on the pillows & in the bathroom. Room smelt musty & old. we contacted the staff & they came & remade the bed. would be the worst experience I’ve ever had from a hotel rental.

A comfortable room for three, plenty of space. A good location close to cafés and bars, with on-site free parking.
No complaints.

Central to activities and restaurants
Although the rooms were clean they were very dated. Unfortunately our room was next to the laundry room which was in use 7.30am to 10.30pm and noisy

All the staff were so lovely, Jackie at the front desk in particular was so helpful and friendly. The room was clean and comfortable, in a great location.
More pillows would have been good but not an issue!
