About this house rental
Larch Cottage is a modern 2 bedroom recently re-built barn, with a lovely open living area, well-equipped kitchen, patio and garden area plus you will have use of the owner's tennis court.
The attractive private garden has its own gate straight onto Chailey Common, with excellent walking. The Common is renowned for its heathland, wildlife, and the remains of WW1 training trenches. There is lots of wildlife to enjoy - deer, cows (in the summer), lots of rabbits and squirrels and a wide variety of birds.
Chailey is in the heart of Sussex, within easy reach of many local attractions (Lewes, South Downs, Bluebell Railway, Brighton, Ashdown Forest, Sheffield Park, and much more). There are lots of walks nearby and plenty of great pubs to enjoy! Several beaches are within a 45 minute drive.
The barn is well equipped, including underfloor heating, washer/drier, dishwasher, Smart TV and wi-fi. Artwork by local artists is displayed on the walls.
It sleeps 4, ideal for two adults and two children, though there is space for a cot as well. There is one double room and one twin room.
Please note we are usually a FRIDAY changeover, but can accommodate other days. Arrivals from 3.30 in the afternoons and departure at 10.30 in the morning.
The barn is down a private driveway off the A272 main road. It is well set back from the road. You cannot see the road from the cottage or the garden, though you can sometimes hear it from the garden.
The free wifi is fine (for a rural area). The mobile signal is poor for some networks. If that is a problem, we can provide you with a land-line.

We enjoyed a lovely relaxing week here which is exactly what we hoped for. The garden was perfect. Plenty of wildlife to see and enjoy.
Fiona and Andrew made us feel comfortable and at home.

Andrew and Fiona were great hosts, friendly and welcoming and not obtrusive. Larch Cottage is brilliantly located for exploring Sussex- coast, Downs, Forest and more. Clean- well spotless. Comfortable and extremely well equipped. The walk in shower is ideal of those with mobility needs. Garden is quiet and leads into delightful common. Could not recommend more highly.

Fantastic Property
What a fantastic property. Perfect for the my wife and I and 2 boys 9 and 16. The location is excellent, Brighton and Eastbourne easily accessible, and we took a trip to Thorpe park.
The cottage is fully equipped and immaculate, even provisions supplied for when we arrived.
This cottage will suit active and non active people, we all loved the tennis court, table tennis and darts provided fun in the evenings.
A walk on the Common behind the cottage is a must.
It is so serene in the garden.
We loved the rabbits on the field leading to the property.
I cant recommend this property enough.

We had a great week away in this beautiful barn conversion, situated in a really pretty spot in Sussex. The property was lovely, bright and clean and the hosts, who are very friendly and helpful, are close by if there are any problems.

A great place to stay
Hidden in the back corner of their property this Vacation Cottage is a beautiful retreat from the real world. Fiona and Andrew are great hosts and will go out of their way to ensure your stay is a memorable one. Inside the cottage, Andrew has prepared a detailed booklet explaining how everything in the unit works, including reviews and instructions to find the local pubs, tourist destinations, and the train system. It is a great resource and you should take the a few moments to read it.
If you are returning to the property in the early evening, you will be greeted by rabbits as they gingerly run in the grass along the drive way.
This is a beautiful quiet spot, it is relatively easy to find, and it is along a nice road that will take you to the motorways.
I highly recommend this vacation let if you are travelling and staying in the Southern UK, located only 30 minute drive from Brighton to the south, Crawley to the east and London about 90 minutes to the north. It is a centrally located property to start your day from with all the sites a short drive away.
Thank you Fiona and Andrew for letting us stay in your Vacation Cottage. Fiona greeted us when we arrived and left us a wonderful chocolate cake for us to enjoy.
As I mentioned earlier, it is a quiet retreat from the real world and a beautifully kept property that you are more then welcome to enjoy.

What lovely, clean and well presented accommodation, I would recommend this to anyone who likes to escape to the country but also likes trips out offering good train links to London and Brighton from nearby Haywards Heath.

Larch Cottage was modern, clean, comfortable and with everything we needed. Fiona couldn't have been more helpful, especially with laundry, food and wonderful chocolate cake.We wish we could have stayed longer than 3 nights!

Ideal location for us, grandparents, son and 10 year old grandson, for our visit to East and West Sussex from Eastbourne to Portsmouth to see family and friends. Larch Cottage was modern, clean, comfortable and with everything we needed. Fiona couldn't have been more helpful, especially with laundry, food and wonderful chocolate cake.

The garden had direct access to Chailey Commons on which I enjoyed a lovely walk every morning. The property was ideally located for what we wanted to do which was visiting gardems, National Trust properties etc and we never travelled more than twenty miles from the property. A most enjoyable holiday.

Lovely new cottage in a peaceful area
This is a new superb 2-bed cottage, with underfloor heating and a powerful shower room! We all had a lovely stay and the landlord was very helpful, providing a few basic items on arrival including a yummy cake for the kids. The cottage is near a Common, great for walks.

Wonderful - lovely barn
My husband and I stayed for three nights in late June and we had a lovely time. The barn is so comfortable, and we loved everything about it, including the linens! We attended Glyndebourne and Fiona was very helpful with taxi suggestions (Thank you Kelly of Chailey Cars!!). The barn is light and airy and the area is very peaceful, yet close to lot of attractions! Thank you Fiona and Andrew, for a great few days! A wonderful stay
We enjoyed a week here with our two young children. This is one of the best equipped properties we have stayed in and in a lovely setting. The children enjoyed playing in the garden and on the tennis court and watching the squirrels and "Freddy" the Pheasant who came to visit in the garden.
Great location for visiting the coast and also other attractions inland (Ashdown Forest (Pooh Sticks bridge); Wilderness Forest, Herstmonceaux Science Park) and National trust properties.
Lovely chocolate cake and welcome pack of provisions left for us by Fiona and Andrew. Would highly recommend!

Certainly a retreat!
We, a family of four with two small children, had a super stay here over half term. It's obvious that a huge amount of thought and care has been put into making this such a wonderful place to stay. We had a lovely time strolling about on the common and watching the squirrels in the garden!
We won't hesitate to recommend a stay to our friends and hope to come back again soon!

Beautiful little barn
We enjoyed our stay immensely. The barn had everything we needed plus a lovely home made chocolate cake and apple juice made by the owners! Fiona and Andrew were very welcoming and helpful but were very conscious of not invading our space. The barn was great for our 93 year old father as it was very mobility impaired friendly. The common just through the back gate was lovely and having wild ponies at the gate was such a thrill! Only wish the deer and cows hadn't been playing such a good game of hide and seek!! Would highly recommend this property and would happily return.

This was a great Place
We had a really good week here. It backs onto the common, meaning we had ponies peering over the back gate, and two different owls competing for attention. We were left with a great chocolate cake, and milk, butter, orange juice in the fridge. It was so kind and thoughtful, and the overall impression was of owners who really cared about the people they have to stay. We visited a variety of venues close by, and out to Rye and Southampton, too. At the end, we were invited to go to the orchard and pick some of the many apples that were ripe on the trees. I'd recommend this place to anyone who wants to visit Sussex. A lovely place.

Beautiful setting and accomodations
We absolutely loved this place. We saw the ponies from Chailey Common in the morning just our past the backyard. The "Barn" is a beautiful moderrn cottage with all the amenities. We didn't have a vehicle, but had no problem getting taxis picking us up and dropping us off. We were visiting from Canada for a wedding in the area and we had our 20 something daughters with us. It was very spacious, clean, tasteful and welcoming. I would highly recommend it to anyone looking for a great place to stay in the area. Besides the delicious cake waiting for us there were all the essentials there as well.

Superb Accommodation
Larch Cottage is one of the nicest cottages we have ever stayed in. We had a very pleasant stay in this wonderful holiday home.
The Cottage is a perfect retreat to get away from it all an has everything we could wish for. The property is spotlessly clean and well-maintained in quiet surroundings. The WiFi worked well, fast and reliable. We enjoyed watching the squirrels from the nearby wood at breakfast.
Thank you for everything, esp. your warm welcome, the starter package and the yummy chocolate cake.

Larch Cottage is stunning it had everything you needed. The location was perfect for touring around. The owners Andrew and Fiona were brilliant they even left us some essentials like milk. bread, butter and of course the delicious homemade chocolate cake. We would certainly recommend it to other people and we would like to stay there again in the future.
