Great location (less than 10 min. Driving) for Hell’s Gate, restaurants and grocery stores. Beautiful views from the rooms/backyards. Annie is very friendly and treated us with warm welcome and fresh made breakfast. We really enjoyed the stay!

Beautiful long views of the lake. Lovely gardens surrounded the property. Our suite was well appointed, spacious, and relaxing.

Annie is a very caring hostess and looked after us. We got cooked breakfast to our liking and Annie had a lot of good suggestions for trips. In the end we discarded our plans and simply followed Annie's advise. The rooms were spacious, well equipped and clean. The house sits on a small hill and so we had a great view around. As an early riser it was great to sit in the garden with the first cuppa and watch the sun rising. A small kitchen outside the room provided everything needed for a cuppa. Also there was a small living room for the guests. It felt like home away from home.

From the warmest of welcomes when you arrive to the wonderful layout and facilities, there is nothing to dislike about Bellarosa. It is spotlessly clean and very comfortable with your own 'wing' of the house to relax in. This means you have your own lounge if you want and a little kitchenette with fridge, kettle and microwave. Annie was able to help us plan our day in Rotorua with her local knowledge and suggest things to do on our journey to Auckland the next day. Breakfast was wonderful, with everything you could possibly want. The location is a little out of the main part of Rotorua in a lovely rural setting which means it is nice and quiet and as it sits in an elevated position, has a lovely view. I can't recommend Annie's warm hospitality, beautiful house and garden enough.

We had a great stay at Annies Bed & Breakfast. Annie is such a lovely person and gave us a warm welcome and a lot of good advices. Everything was sparkling clean, the breakfast was super nice, we felt absolutely confident and can highly recommend a stay at Annie's

Beautiful view of Rotorua lake and surrounding countryside, Immaculately maintained home. Own access to bedroom directly from outside, with exclusive kitchen and lounge area. Annie was very welcoming and friendly,helping us in with our luggage and she could not do enough for us, she helped recommend places to visit. Breakfast was adequate for our needs and we enjoyed our morning chats at this time. We would thoroughly recommend staying at Bellarosa B&B in Tikitere, which is only 20 minutes to Rotorua town.

4G was low in the area, but we managed. The bed was very firm for me, but this is personal choice.

Host was welcoming and provided excellent planning advice for activities in the area. Facilities were excellent and breakfast was high quality. Setting on a hilltop overlooking lake was spectacular. Best B&B during our month in New Zealand. Highly recommend.

From the moment I stepped inside Annie's lovely home, I felt warmth and comfort because of her friendliness, exceptional service and help with settling in and helping me find lotion creams to bring back as souvenirs for my Taiwan relatives! I was so impressed with the space and view and breakfast was homemade with fluffy eggs, fresh fruit and homemade latte done right with the latte art. Truly impressed and wonderful experience and stay in Rotorua!

I loved most of every part of my stay and experience. Only thing I wish I had done differently was to check-in earlier to enjoy the beautiful garden but was able to do so the next morning.

Annie, the host, was very hospitable and friendly. The bed was very comfortable, and there was ample room with a separate longe to spread out in. Annie makes a great coffee in the morning with breakfast. Who needs to go out to a Cafe?

Annie provided a lovely breakfast of cereals, fresh fruit, juice, yogurt, fresh eggs made to order, toast and delicious “barista style” coffee!

Annie is the best host one could ask for. She helped us a lot in telling us about places to visit. Breakfasts were exceptional. Area was very peaceful and quiet. Beds were very comfortable. I would stay there again in a heartbeat!!!

We received a unit that includes bedroom, kitchen and living room. The scenery was fantastic: the lake and the surroundings greens. Abovd all, the outstanding hospitality that included also lovely breakfast and advising us on the attractions in the area.

I loved everything, there was not one fault. Check in - out was perfect, Annie was incredible and I just felt so at home. It was so private, had my own entrance and the view was impeccable. It was so clean, the bed was super comfy and I was so relaxed. This was by far the best B&B I have ever stayed at and I can’t wait to come back again.
