Great location - close to all the main attractions in Rotorua. Large property perfect for large groups. Lots of off street parking. Garden and balcony access was lovely.

Unfortunately the property no longer looks like the photos - it is very tired and clearly well used. A tired property is one thing, however you would still expect it to be clean, which unfortunately the property was not. On arrival large cobwebs were hanging from the ceiling, mouldy food left in the kitchen sink, dirt was left around the kitchen sink and floors, all surfaces were sticky to touch. The blinds in the kitchen also had a thick layer of grease and dirt on them. Cutlery and plates needed to be cleaned before use and an oven tray still had grease marks from previous guests' cooking on them. The pool would have been lovely too enjoy in the hot weather however there was also cans left in the garden from previous guests and the pool water itself was dirty - a few leaves and bugs from the garden would be expected but clumps of dirt and hair floating in the water didn't exactly make the water inviting. The oven was not heating properly, taking over 2 hours to oven cook some vegetables leaving us to scrape together a meal on the hob late at night - quite an inconvenience when a member of our party was preparing for an important athletic competition in the coming days where meal times and food preparation was essential - the property was booked expecting a fully functioning kitchen for home prepared meals could be made. The bedrooms were alright - beds had obviously been well used, only one thin pillow was provided on each bed. Some curtains were also a bit broken. I contact the host on the first evening of our stay expressing our concerns of cleanliness and the oven not working, with photos forwarded to the host - I was told this would be looked into, however nearly a week later, a reply has still not been received, only an automated message received asking for a review. Overall a very disappointing stay.

The warm pool and sunny living room. Great location. Kitchen amenities were great. Would recommend this place.

There was no shower door that made it difficult to have a shower and trying to prevent from flooding the shower room.

The host was super lovely and very understanding of our mistake. The house was beautiful and well set up. Super spacious and lovely and peaceful. The pool was perfect. We loved everything about this place. Highly recommended. Thank you so much.

The pictures on booking.com are quite misrepresented as this is not even close to the expectation you would have after reading the description and the pictures

The miscommunication on part of owner and complete misrepresentation of an below average property The place is worn out and have spiders webs and cockroaches in the property which was not at all ideal One of the dining chair was broken and is a huge health and safety risk The toilet door doesn't even goes in the hinges so whenever someone is on the toilet seat the door swings open with the air, we had to use slippers to tuck under the door to hold it...what a pathetic experience The toilet bulb wasn't working when we check in so in the night, had to use the phone torch. While the beds were comfy, the ceiling fan didn't work in the night and it was 25 degrees in the house. Kids were sweaty and couldn't sleep The pool is worn out and has big round patches of chipped paint on the bottom which is not a very good sight The bathroom door still not fixed and was lied to by the owner to day, guests before you damaged it and we didn't have enough time to fix it. When I read other views this morning, one revier in May 2022 mentions that the bathroom door wasnt there. Another lie And to top it all, the property manager contact that was shared, when contacted to raise issues and ask for help, said he isn't even the property manager. Owner was not sorry at all with out experience and literally said since you have raised a complaint via booking.com, all comms should be communicated to them Disheartened, upset and very unsatisfactory

There were only 7 cups which was a bit minimalist. However, overall it was a very comfortable stay. The pool was a big hit with the family.
